House Rules & Agreements



Primary guest must sign the House Rules & Rental Agreement and submit a pending security deposit hold.

Security Deposit Hold



A $500 security deposit hold is required 2 days before arrival.

• Airbnb: Collected via secure emailed link

• VRBO: Collected at booking

Held and released after checkout if no damages are reported.

Your stay also includes $5,000 in accidental damage protection.



Occupancy & Visitors



• Max overnight guests: 10

• Max daytime visitors: 2 (no more then 12 total on property during the day due to delicate septic system)

• No tents, RVs, campers, vans, or car camping permitted

• No Parties or events



River & Seasonal Conditions



River conditions vary with tides, drought, and seasonal flows:

• Beach location may shift between grassy hillside and riverbed

• Water levels can rise (high tide) or recede (low tide)

• Summer heat + low flow may increase algae

• Practice safe water habits: rinse off after swimming & avoid algae blooms
