Everything! Wonderful host, spacious and well equipped room and a breakfast you’d expect at a high end hotel. Would definitely recommend!

Perfect location, secluded, quiet with ample parking and very close to the NEC & Airport. Owner was very friendly, welcoming and did all she could to make sure we were comfortable. Breakfast was lovely with plenty of variety inc. Gluten Free options.

Perfect position for events at NEC, parking was easy and not crowded. The property was spotless and had everything you needed
The only small thing was the room seemed very hot. There was a portable fan in the room, and I opened the skylight but the dawn chorus started about 03.30 and seemed loud . The room was very comfortable and it was extremely hot day when we stayed so we expected it to be fair
