The location is superb right on the water by a bridge. The staff were polite and very helpful. The breakfast was well cooked and decent quality.
The whole hotel needs to be renovated from top to bottom. The carpets are worn and dirty, the public spaces are very tired. Our room was clean but not to a high standard. The bathroom was pretty bad, with bits of the shower hanging off and mould in the shower. The bed was soft and lumpy and obviously old.
All of the reviews you have read are true, this could be a great hotel but is in a really poor state of disrepair.

the staff were lovely and so welcoming and the bed was lovely and comfortable.
The bathroom was very old and very small, rusty radiators, dusty extractor fan blowing fluff everywhere. Shower had lots of black old grout. My towel was threadbare. really ruined the vibe of the lovely decorated room and welcoming reception.

breakfast was excellent, staff really helpful and polite. location was perfect for walking round Bourton on water. parking was available on site, tight but that is a premium in Bourton. Price was really good for the location.
Some things looked rather run down and could do with some modernisation. Very old building so appreciate this is not easy.

Property outside of pub building, narrow staircase to first floor. Room tired and could do with a paint over, mould on entrance window and shower curtain. Room cold though plug in electric radiators provided.

The staff were lovely, especially Lau the waiter very attentive and professional, also Mirela & Robert. The food was nice. We enjoyed the open fire.
The bathroom was very tired and grubby looking. We didn't use the shower / bath because of this.

The breakfast was quite tasty - a variety of food on offer. It had a very cosy vibe (in the winter/at Christmas time).
The staff were friendly and efficient.

Food was also really good quality and great value. Staff couldn't be more helpful. Jack who served us at dinner was brilliant, quickly rectifying an issue with our food order. Highly recommended.

The property is in a great location and has its own car park.
Unfortunately this hotel was not up to standard. Our room had mould on the window. There was paint peeling off the walls in the bathroom and also mould around the shower. There was a gap under the door which let in light, noise and a draught, not to mention questionable fire safety. Staff were over run, we waited 15mins for check in and then no staff available to raise concerns. We have since partially resolved this with the hotel.

We booked 2 rooms, one which was a suite that my Son stayed in and was absolutely lovely, the 2nd was a dog friendly room which is actually separate to the main hotel and sadly this room has reduced the rating of our stay. The actual hotel is in the most perfect location and we felt the staff were extremely helpful and friendly. Our meal we had in the pub section as we had our dog and it had a fabulous log fire which they kept topped up. The food, although we weren’t overwhelmed was nice but there are also some lovely looking restaurants very near by which we would have tried if we had stayed longer.
Our dog friendly room I have to say was very disappointing, it was the top room, it almost felt like an attic room, the bathroom was extremely tiny, needed a good clean and was very tired looking as was the bedroom itself. It felt quite claustrophobic up there. As it was New Years Eve I wanted to get ready and there wasn’t even a dressing table, just a desk, I’m far from a big person but the bathroom felt too small to be showering and getting ready, to the point I chose to get ready in my Sons room who had the suite, which was perfect.

Location was perfect
The bathroom was disgusting, mould all over the walls and ceiling. Black grime all inside the shower and the shower just trickled out and went hot and cold. It wasn’t a proper shower. The rooms all need TLC and isn’t worth the money. You are paying purely for the location.

The staff were very accommodating, the room was nicely decorated and the bed was comfortable.
The main light in the first room we were given didn’t work, but thankfully we were able to be moved because the shower was absolutely hideous and had what looked like orange limescale stuck between the door runners.
The bathroom in the 2nd room wasn’t much better and in desperate need of some tlc! The shower was fine, although the shower head was pathetic.
The worst of it was paint was peeling off the bathroom walls which fell off and got stuck to our feet and ended up walking bits all over the room!
The toilet seat was old and had black bits engrained in it and the radiator and bathroom door looked swollen, which also had paint peeling off them both. Also the tv on the wall tilted to one side and couldn’t get it to sit straight, so had to watch it at an angle. There was also a massive gap under the bedroom door, so had to block the light out at night with the bed runner. For what we paid, it was extremely disappointing.

We were initially given a room that hadn't been cleaned from the previous guests. Bed unmade and empty beer cans everywhere. Told manager who found another room but didn't seem very apologetic. Would have thought he may have offered a complimentary drink or discount.
The rooms were nice but the shower was awful. Took 30 seconds for water to come out of the taps / shower after turning on and the shower pressure was weaker than a watering can. At £150 for a Saturday night, I would not stay here again.

Very well located in the heart of the town. The room was large and comfortable and the breakfast good.
The car park is small and if there are no spaces parking elsewhere is difficult. Arrive early to avoid disappointment!
As a busy pub in the evenings dinner is a bit hectic.
Being in the centre of the town it can be quite noisy at night, although there is not much Greene King can do about that.
