Sleeping Arrangements: 9 Bedrooms, Up to 27 Guests
TOP FLOOR: Five master suites, each with a king bed and a private bathroom.
MAIN FLOOR: One bedroom with two queen beds and a private bathroom, and one bunk room with two single-over-double bunk beds and a private bathroom.
LOWER LEVEL: One bedroom with two double beds, and one bunk room with two single-over-double bunk beds. These two rooms share a bathroom.
Rates & Minimum Stays
Midweek and full-week stays receive the best rates. Off-season rates have already been adjusted, so the price you see reflects the season.
Weekend stays must include Friday and Saturday nights. No Saturday check-ins.
Some weekends and midweek periods require a three-night minimum depending on the season. If your dates fall short of the minimum, the minimum-stay rate can be applied to your shorter stay.

Pool & Hot Tub out of Season:
The hot tub stays open well into the out of season, while the pool closes earlier. If you're booking outside peak season, please confirm what is open before you book.
Pool heating is available by request only and must be agreed in advance. Depending on outdoor temperatures, heating may not be possible.
Check-In & Check-Out
In season, back-to-back bookings usually prevent early check-in or late checkout. Off-season, we can often be flexible depending on the bookings before and after yours. Just ask.
Housekeeping
Groups of 14 or more can be charged $150 per day for daily morning housekeeping. This covers cleanup, towel laundering, and general tidying to keep the home in top condition for you and your guests.

We love hosting groups who come to relax and enjoy everything the property offers. To keep it that way:
The property is exclusively for your registered group. No events, parties, or gatherings with non-registered guests.
No DJs, outside sound systems, plug-in speakers, or additional lighting equipment.
Outdoor music after 8 PM must be kept at a reasonable level, in accordance with Sag Harbor noise ordinances.
Violations of these rules or of your registration may result in eviction and in fines or fees assessed by the town and/or the landlord. Landlord certifies all equipment is in perfect working order, and if there is any challenge that is within natural need for repair, the landlord uses its discretion on any part or full refund for that item at his own discretion. As you could read from our ratings, we don't have any problem with that but emergencies do happen and we want to be clear. We will do the best we can to fix things on site immediately, but that will not guarantee any part or partial refund for sports equipment. Will air-conditioning going down in an emergency. Course we will notify you if we hear of anything prior to your trip and will be working on it immediately to rectify. You can read from our ratings. This house was absolutely perfect for my family and me. 28 of us spent a 5 day weekend, to celebrate my wife and I turning 60. We all had a great time, eating, drinking and playing games. The house had everything we needed and then some. There was plenty of sporting equipment available to play basketball, tennis, pickleball and volleyball. The pool is beautiful, albeit a little chilly. The only suggestions I have are to bring wash clothes (the house doesn't have any) and make sure you follow the hot tub directions carefully. Lawrence will send you a video. Make sure you add the chemical as directed. All in all, I would definitely recommend this house. It provided everything we need for a weekend we will never forget

We are family of 12 people raging in age from 17 to 84. We had a lovely time at the property, even amid two snowstorms. The house and property are beautiful with ample space for our group. Lawrence was very responsive to any inquiries. The back yard is spectacular for the summertime with anything your heart could desire being available for use. Lovely area as well.

My stay @ the compound was nothing short of sensational. We were a very large group & the accommodations for everyone were incredible. We were very comfortable & the host Lawrence epitomized True professionalism & was attentive & helpful in every way & @ all times.I recommend this house to all. It’s conveniently located. Every thing is close enough & the privacy there is peerless.Thanks Lawrence for an amazing stay. I will undoubtedly stay there again & will highly recommend It to everyone…

The outside property was terrific. Unfortunately we had rain. Inside we were not as happy. Instead of hand towels they supplied paper wipes. Not for a luxury property. The AC was locked. All we could do was turn it on or off. It was way too cold in the house. For a house with none bedrooms there were too many rules and too little supply of items in the kitchen. The dishwasher was very difficult. The pool was supposed to be heated. It wasn’t. The manager never responded to any request or information. I expected more and was disappointed.
