We had the perfect stay from start to finish! Before we arrived, Greg sent us lots of useful information and answered all of my queries super quickly, and you really could tell he and his team care a great deal about their guests and giving them the best experience possible. There were 9 of us in our party plus a family dog and we were celebrating our mum's special 70th birthday and we couldn't have booked a more perfect break! From the moment we arrived to our cottage (Scaffel Cottage) we were blown away by the stunning grounds and cottage itself. Set in a quiet and idyllic hamlet which was exactly what we had hoped for with a lovely pub just a moments walk away. The cottage itself was stunning and extremely well appointed with absolutely everything you could possibly need and more! The cottage was warm and cosy upon arrival too which was a lovely touch and our dog Stanley had his own welcome pack with a treat, towel for his muddy paws and some lovely throws for him to snuggle up on. We wanted to cook on the first night and there was every possible utensil and all types of pots/pans/dishes you could need, and the crockery was all lovely. We had a little struggle understanding how to use the cooker, but one phone call to Amy and we were up and running in no time, Amy was so helpful and friendly! The beds in all 4 bedrooms were very comfortable and the upstairs rooms all had sky lights to look at the stars, our little girl particularly loved this. The hosts also provided milk, biscuits, olive oil, salt and pepper plus tea, coffee and sugar which was most appreciated. There were also some very nice toiletries provided too. The cottage is very conveniently located close to some lovely walks and trails and we enjoyed a lovely little hike on day 2 of our stay. We spent our evenings playing games and listening to music in the very spacious yet cosy living room area and it was just lovely.

The property is too small even for two people bedding was supposed be white but dirty drey shower was intermittent hot and cold no head height gas certificate out of date last done 2023 property cold hole on outside door although there was a inner door not a welcoming property drab only radiator covered by sofa lounge kitchen so small could move sofa anywhere else

The location was perfect! Pristine and picturesque! Our cottage was spotless, super cosy and was well equipped with everything we needed. Leaving milk and biscuits was a welcoming touch too. We fell in love with Boot and would love to return! Loved the victorian bath as well.

Me & my partner booked the cottage for a weekend away it clean and easy to access with the doors being near air tight keeping it warm even during the colder days.
The facilities were welcoming and on hand from the start all clean and on theme for the rustic style and they were all easy to use and start up, we had no issues with any of the appliances.
Being able to step outside from the bedroom and see the mill and beck was an amazing sight.
The area is fantastic with its own walks and sights that grant you access to some breath taking views that are not travelled often making it feel almost exclusive.
While we went during winter months so rain and cold was always a risk the cottage held up no cold air or even sound of the rain got through allowing for a peaceful sleep even in near storm conditions.
The laundry room is also very handy with the muddy conditions the trails were in, two washing machines and dryers that are stocked with supplies to use and are far enough away from the cottages so they are not a bother when turned on.
The only issue I had was that the back door for the cottage we were in did not close properly this may have been due to the excessive rain that we had at the time warping the wood. This was not a major issue as the inner door had dead bolts and could close without letting in air or being a big security risk. But due to the inner door being a glass panel in theory some one could open the outer door and look in as the back door has no curtain unlike the front and upstairs door.

It was in a lovely location and the staff were great.
There were just some bits that were disappointing. When your booking a luxury cottage you don’t expect things like the cushions on the sofas were very flat and old, some of the towels were all frayed, the silicon round the shower was all falling apart and mouldy, there was a leaking tap in the kitchen, and only one pillow on each of the beds which were quite flat too. At least 3 draws were broken with the fronts all coming off and looking very tatty. Not what I would call luxury. We also had several wasps come into the cottage somehow so there must be a nest near by as we had about 5 come in over a few days. Especially as it was not the season for wasps this was concerning. It was very expensive to stay there and definitely not worth the money.

The cottage was tiny for 2 people and very deceiving on the pictures there was no room to move around in the kitchen / living space or relax properly on the sofa, at the dining table you are literally sat at the bottom of the stairs and next to the sink and the shower was dreadful

The cottage was very comfortable and with stunning views within walking distance. The cottage had shared garden but quiet and peaceful. We had dog with us so very dog welcoming comunity in Boot.
We were taken aback with such a steepy approach to get to the Boot. If you dont have 4x4 then its a bit stressful as we are not used to such a roads.
But nothing to do with cottages and our stay in End of Farm cottsges.

Location, right at the start of trail towards Scaffel & Scaffel Pike, in a less touristic part of Lake District. Also the cottage was clean, had comfortable bed and broadband.
On the pricey side. Pictures somewhat misleading as they show the biggest of the cottage without clarifying that there are smaller one. Outdated instructions for recycling (no longer a recycling bin in Eskdale green car park).

Nothing that can be done about it but if you don't have a car then the nearest shop is a small post office and it's a 2 hour round trip by walking. Maybe my only real critique then is that we didn't really know where to put the recycling!

I have had an extremely challenging time with life over the past few years (brain tumour and also relationships) and I just needed to get away and have some me time. The cottage was cosy, it had everything I needed, and with the most stunning views, which helped cleared my mind.
There wasn’t anything I didn’t like about the property, but a local grocery shop would have been great.

This little property is a magical place, it is exactly as described. We received clear instructions for arrival, which were easy to follow and included additional information in the Cottage. The host was very attentive and professional, with follow-up messages to ensure we were okay. Everything worked. The Cottage is nestled in a beautiful part of the Lakes, and provides an excellent place for a couple to stay and spend a few days enjoying the National Park. We will be back.

The cottage was characteristic clean and with everything you need for a great couple of days away.
It was my father's 80th and it was a meet up in the middle with two brothers from Scotland, father from Manchester and me from Lincoln.
Perfect (actually outstanding location) with choices for meals , walks, waterfalls ALL on the doorstep.
Clear instructions on travel and getting into the property.
The property itself was beautiful...
All in all outstanding and we made some great memories..
Nothing of dislike ..just personal choice the bed was a bit hard ..but like I say a push to find any negatives

We loved the surroundings of the cottage and the garden area and the pub which was so close with a lovely beer garden and great food the Boot Inn
The property had everything you need for a pleasant stay both double beds were comfy however the single beds were not my friends said
The communal garden was lovely
Parking is difficult with larger vehicles and the fact some guests don’t park in there designated spots
The communal garden would of been better if fenced off for each cottage as some guests just like that bit more privacy
Flies lots of flies in the cottage maybe some fly traps or fly spray
Toilet roll one roll per bathroom was not much for 7 adults for 3 days
Other guests who were in the cottages were upset about parking which made them moan to the owner no need really and a guest complained our dogs barked ( they did occasionally bark as dogs doo but we were out all day and in bed for ten each night
One guest also complained again to the owner our dog was off the lead in the communal gardens it happened once we didn’t realize on the first day it was a communal garden as soon as we knew that we made sure they were leashed up when anyone was around in the garden - so petty we even gave there dog some dog treats !

Location: Absolutely beautiful, located next to Blea Tarn Circular walk (also not very far from Scafell Pike) it is a stunning place. Literally a 30 second walk from a nice local pub with decent food and at the time there was a small little local shop across the road from it with a few bits and bobs if needed. If location is your top priority like mine then this is honestly such a great place for you.
Management: Greg and Amy were both decent for answering emails and texts so they were decent.
Bathroom: Water pressure is fantastic, our bathroom had a sink, toilet, shower and bath in it which is surprising for the space, the shower though if you're on the taller or larger side of builds you are going to struggle in. My partner said she also struggled and she is substantially smaller than me so while I feel like I cant give it a plus for this I can't take away from it either as it is very personal preference.
The Cottage: Every single floorboard after the ground floor creaks, the only spot in which the floor doesnt creak thankfully is under the bed, it's not even a case of weight either, my 20kg dog had the floorboards creaking, if you're like me and over 6ft, mind your head and if you're also, like me, and very broad you'll need to go through doors sideways, also as mentioned earlier in hotter seasons it is very hot in the bedroom, so if you struggle with sleeping with a window or two open you'll suffer.
Amenities and Facilities: The cottages are equipped with decent TVs and Sky as well as WiFi. Massive shared garden out back with loads of seating next to a little beck. The BBQ was difficult to sort out, we never used it in the end (even though we would of liked to since the weather was nice) as issues with local management weren't around to sort that out for us, there were a couple of used makeup wipes left around and some random steaks left in the fridge from past residents I assume as well. All in all decent but due to the latter 2 points I can't say I liked it for this reason.
Overall: Honestly it's a 4-5/10 for me and that is HEAVILY carried solely on location, we paid £610 for 2 nights (£590 +£20 dog fee) I really expected better, if it was cheaper I'd probably come back as the dog does seem to love it here, but while it costs what it does I would be looking elsewhere to return to the area.

We recently stayed at Bridge End Farm Cottages and had a wonderful time with my family. The cottage was cozy, well-equipped, and full of character, making it a perfect home away from home. The kitchen had everything we needed to cook meals, which was really convenient for a family stay. The location in Boot is stunning—peaceful yet close to beautiful walking trails. Everything was clean and comfortable, and we truly appreciated the warm, welcoming atmosphere. A fantastic place for a relaxing break in the Lake District! We would definitely return.

There is a very friendly (& dog friendly) pub with rooms serving great food just a couple of mins walk away!
Marketed as dog friendly, but once booked (and non refundable) owner stated cottage “not dog friendly” as the cottage is “very small”. When I said we would need to cancel (and I would have pursued this miss marketing) he did say he would make an “exception” this time. But this was after asking if we could “leave our dog with someone else”? … the point of the holiday was to take our dog, it’s the Lake District for goodness sake.
The marketing photos of the property are very deceptive, it is extremely small and rather tired in places.
Many of the kitchen cupboards are locked, thus reducing storage. Never experienced this before!
For all the marketing hype the kitchen was poorly equipped. Cheap miss matching glasses etc. Towels and bed linen were also disappointing.
To sum up, the cottage had great reviews, on booking.com but we really cannot agree. Overall we were disappointed. Too expensive for what offered.

There is a bath tub but no shower in the big room. this was a huge problem as we could not shower there but use it only as a toilet and had to use a shared toilet for bathing. Also, if a bath is provided then you should provide bath bombs and other required stuff. Also, if you could provide some coal and wood for fire and BBQ.

What a great place to stay was used as a base for a fair few hikes and I chose to take hardknott pass to get to Boot and what a drive it was. An amazing place to stay and would stay again in a heart beat.
The cottage had everything that was needed a private garden with bbq if needed and a fully equipped kitchen, I chose to eat at the boot inn which I highly recommend what a great pub right at the door step
Being very very picky but please a monopoly board game instead of the logo quiz, on a serious note a great place this is!
