Escape to Sandpiper Hill, your private ocean-view retreat on over an acre in Breakwater Village, a quiet beach neighborhood in Point Judith, Narragansett. Take in 180° Atlantic Ocean views, then walk 5 minutes to Breakwater Village’s private association beach. Rhode Island’s best state beaches, including Sand Hill Cove (Roger Wheeler) and Scarborough, are only a 5-minute drive.
Nestled on the south shore at the entrance to Narragansett Bay, Sandpiper Hill puts you close to world-class fishing and peaceful nature walks. Walk to the iconic Point Judith Lighthouse, or drive 5 minutes to Galilee for Iggy’s Doughboys, fresh seafood restaurants, and the Block Island Ferry. Newport is an easy day trip.
Top floor: ocean views and living space
The main living level has 180° panoramic ocean views, a fully equipped kitchen with stainless appliances, and a bright sunroom for sunrise coffee or sunset cocktails. Step out onto the large mahogany deck with a gas grill overlooking Point Judith Harbor and the Wildlife Refuge. This level also has a queen bedroom and a full bath.
Second floor: primary suite and two queen bedrooms
The luxurious primary suite features a king bed, private deck, and sitting area. The en-suite bath with deep soaking tub and separate shower for ultimate relaxation. Two additional spacious queen bedrooms and another full bath provide plenty of room for family and friends.
First floor: bunk room for the kids
An inviting entry foyer leads to a fun bunk room with two bunk beds, ideal for kids or extra guests, plus a workstation and a convenient half bath next to the laundry area.

Beautiful beach house with everything you need which for us included a Pack-n-Play and booster seat for our 2 year old. Good size yard and playing game with the grandkids. The only thing that would improve this vacation home would be if they could control the weather. LOL

The house is beautiful, very clean and spacious. Grounds were well groomed. The only drawback was having only 1 roll of paper towels for the kitchen and one roll of toilet paper in each bathroom. Thank goodness we brought extras. I would recommend renting this property.

We recently stayed at this beautiful house rental for my sister’s bachelorette weekend, and it exceeded all of our expectations! The communication from the host Heather was exceptional from start to finish—quick responses, helpful recommendations, and a seamless check-in process.The home was spotless, well-stocked, and had everything we needed to make our stay comfortable and memorable. The accommodations were perfect for our group, with plenty of space to relax and celebrate together.One of the best parts was the location—just a short ride to the beach, making it easy to enjoy the ocean and everything the area had to offer. We couldn’t have asked for a better place to stay and would absolutely recommend it to anyone looking for a wonderful beach getaway. Thank you for helping make my sister’s bachelorette weekend so special!

3.5 stars. In a great location. The property is lovely. For the price charged, we would have liked more attention to detail. A small example, the listing said there would be some k-cups available for the coffee maker. They weren't there when we arrived. Upon messaging the host to see if they were hidden somewhere, she said, "No, the cleaning crew probably forgot to tell us they ran out." She said there was ground coffee in the pantry.
We had issues with guest bathroom plumbing. There was a whistling through the pipes when flushing or showering in one of the bathrooms. We just dealt with it so didn't call. On the last full day, that same bathroom intermittently stopped flushing. We did let the host know, and she was apologetic and offered to send someone out, but as it was the last day, we declined because there were two other bathrooms.
The kitchen floor tiles have cracks and are a bit wobbly. There was evidence around the house that the cleaning crew isn’t thorough. The deck table and the deck underneath the table were dirty. There were old contact lenses left on a bedside table and there was some mold around kitchen faucet.
Having said all that, we had a good time on Point Judith and in the area.
