Welcome to Sand Cottage in the Hamptons! Get away from it all in our remodeled Hamptons beach house steps away from a private beach on the bay and less than a mile to the world famous Hamptons Atlantic beaches - featuring a new heated, saltwater pool. and custom built outdoor cedar shower with Grohe rain shower.

The property is on a quiet half acre of land with fully enclosed private backyard. We bought this home in August of 2017 and have renovated it to make it our own private home. We only rent it a few weeks a year to families with past rental experience who will care for our gem like their own. We’ve built a full upstairs deck off the kitchen with full dining and entertainment space and completely gutted and renovated the upstairs & downstairs bathrooms with top of the line Grohe fixtures.

Sand Cottage is an impeccably decorated beach retreat where you can enjoy morning coffee on the deck in the sunshine, an evening lobster bake on the grill and a glass of wine around the outdoor firepit.

This charming beach cottage features 2600 square feet of bright, airy, contemporary space with four bedrooms, two full baths (one with a tub) and a fully equipped chef's kitchen. The main floor features high, vaulted ceilings and open plan living through the living room, dining room and kitchen opening on to the new upstairs deck. The ground floor features a large theater room, reading nook with sofa, newly remodeled bathroom and bedroom. The bedroom and theater room open on to the backyard deck creating a bright, sunny space. The theater and playroom are perfect for a break from the Summer heat.

The large backyard deck features full dining set, lounge set, reclining lounge chairs, Weber grill, and firepit perfect to enjoy a bbq dinner or relax and watch the family play in the yard.

The new pool is a large 18'x36' heated saltwater pool with stadium style steps for entry.

The house is perfectly situated for warm, bright all-day sun and comfortably sleeps 6-8.

Access to the Bay Beach is down a private path which opens onto a glorious sandy beach where you can swim, kayak, take long beach walks, or soak in the sun. The Bay water is warm and you can walk out far and it stays shallow - perfect for children swimming, floating, or playing in the sea water.

Hampton Bays is a charming fishing village with amazing waterfront dining , fishing, shopping, beach walking, swimming, and outdoor water sports. Ponquogue Beach is only 1 mile from the house and is consistently rated one of the best beaches on the East Coast with full food and snack facilities, lifeguards, and newly renovated (in 2019) beach pavilion. There's a fishing charter a short walk away where we love the take the kids out for a 1/2 day excursion. We typically catch enough Fluke and Sea Bass to have a fish fry. Hampton Bays has just built two large piers on the water for fishing and launching dives. Rent a jet ski only a 10 minute walk from the house.

Nearby, you can easily access the North Fork, take a winery tour, indulge in fine dining and shopping, visit a gallery, the Aquarium, many quaint towns with ice cream parlors, candy and bake shops, go outlet shopping, or have fun with the kids at a popular waterpark.

At 90 minutes from Manhattan, it is a perfect summer retreat! We have added the warm, comfortable touches of a welcoming beach house including new beds, high thread count linens, fluffy towels, comfy pillows, Riedel crystal wine glasses, Keurig & Nespresso coffee, beach chairs, beach wagon, 2 adult kayaks and 1 child kayak, and Weber grill. We stay here as much as we can and treat this lovely house as our own rather than a rental property.
