5 Star, Total Relaxation in a stunning, Peaceful environment, would absolutely come back again and recommend to friends

The Holiday Park Olive Tree was beautiful, the scenery was breathtaking. The perfect escape in nature, so peaceful and quiet. The cabins were spacious with lovely amenities, comfortable beds, lovely bathroom, aircon, fridge etc. Everything was exactly as described and the pictures weren’t exaggerated.

Given the fact that it was a little out of the way, outside of the town which is what I wanted, so peaceful and tranquil, although they did offer some food options in the evening, there wasn’t much choice. In the two occasions I asked to have dinner there the only options were fish or shrimp, neither of which I like so I ended up giving it a miss. If they had more of a restaurant option in the evening I think many guests including myself would have eaten there, since it was a little bit of a hassle to have to go out and get food in the evening when I would have happily just stayed and eaten on site. It would have been a good way to bring in extra revenue also. The breakfast every morning was delicious, so much effort was made and everything was home made, really really good.

The location is great and the place is beautiful. Would highly recommend booking if you are looking for a quiet place with a good view to chill.

The food. Dinner was overpriced, overcooked and undersized. Breakfast, was really rich and diverse, however there was not enough food for everyone which was really disappointing.

Beautiful location but could have been better.

Its a beautiful location among olive trees. The bungalows are small but have all facilities needed. Breakfast is served from 0930 to 10.00. In my opinion too late but it was a good breakfast with many options. Make sure to be fast because there is no refill. Swimming pool is a nice addition.

Maintenance was not very good however. Leakage in the bathroom, broken glas in the kitchen and a fridge without shelves. We paid around 135 euros a night and for that price you expect more. The road to the location is very bumpy and parking is on steep hill, so if you dont feel comfortable with that please take that into account. Prices also change a lot, we could have had the same bungalow for half the price if we booked later.

Has potential, but the tent is a scam

This place has the potential, but there is much room to improve. The location is very calm in between olive trees, and has a beautiful view over the sea. We also enjoyed the pool area, which was very relaxing

DO NOT book the tent - it is overpriced and really only a mattress under a fabric with holes. The whole inside was completely drenched after a rainy storm (luckily we could store our things in our car). This happened after we told the owner, but he did nothing to fix the tent and we did not even hear an apology after a sleepless night. Also note, that the only shower is outside and cold, which is not clear on Booking. Further, we did not understand as to why breakfast had to be at a super strict and also late time. The argument that the food comes out fresh doesn‘t help, as it got cold anyway. Same for dinner, where we got ignored for a whole hour after being told this was the time we had to be there. We generally did not feel welcome at all at this place.

The most special place I have ever been to

Honestly if you are thinking about booking olive tree, think no longer! It has been an unreal experience I have never been to such a wonderful place. We stayed in the tent and they have an outdoor shower and toilet hut for the tent renters. The food was incredible, every evening they offer dinner (fresh fish and vegetables) which is so delicious. The breakfast is the best breakfast I have ever seen such a huge variety, all home cooked and served in the stunning garden. The breakfast is included so it’s even more lovely they go up and beyond. Lastly the staff is so lovely and they truly love the beautiful place they have created.

Amazing environment, view, kind hosts, great food! Easier to access if you have a car than by foot.

The hosts were super nice. The view was amazing, in the middle of the olive trees and view on the sea, with a pool. We ate really well, the dinner and breakfast were homemade and delicious. Special mention for the amazing breakfast buffet. The hosts were really nice and caring. We also met super nice people there :)

Take with you some mosquito repellent, especially if you're sleeping in the tents! It was personal in our case, but we didn't have a car, as we were traveling by bus. It was fine to go from Ulcinj to Holiday Park Olive Tree, but it was tough to go back to Ulcinj with our suitcase. There was no taxi, our host was unfortunately unable to order one for us the day and hour we had to leave. Fortunately, a friend we made at the Holiday Park Olive Tree saw us struggling and drove us by car to Ulcinj, so everything ended well :)

Serenity near ocean borders

Great place to relax. The host family absolutely did everything to make sure we were comfortable. Granted being located on a olive tree farm it has a lot of bugs like ants and mosquitoes, but that’s the beauty of the experience. You feel like staying in a remote place but with an astonishing beauty of the farm and the ocean view. I can’t do anything else but to recommend this place.

English communication was difficult, though in good time and more western tourists it will be a hidden gem in time

Very nice place to stay in Ulcinj

Great place to stay in Ulcinj (if you will come here by car). Lovely Olive Tree Park with holiday houses is very nice place to stay. Great local breakfasts on the terrace every day and little swimmingpool with beautyfull view for see adding comfort here for good stay here. This place is very nice base for holidays in Montenegro not far away from city center of Ulcinj and close to main roads into other cities in Montenegro.

We felt special how staff treated us there, in a very beautiful setting.

We loved the wooden cabins surrounded by olive trees. Opening our door or curtains gave us a fantastic sea view. Breakfast served at 09:30 sharp was amazing, all prepared fresh and the amount of different dishes is absolute fantastic. After a very hot day cooling off in the pool is very nice and refreshing.

It can be crowded by little kids, not necessarily a negative point but just something to keep in mind.

A beautiful and unique retreat

The location is so unique, rich in natural beauty and history. The host and all of the staff are polite and friendly, they work so hard to ensure guests have a comfortable staff. The breakfast buffet on offer is full of fresh ingredients. When they knew we would be checking out too early for breakfast on our last day they went out of their way to make us sandwiches to take with us.

A little hidden gem :) holiday park olive tree was a very pleasant experience for us. The host is exceptional and does whatever he can to help like call taxis for example. The room is clean and has all the essentials you need. Our cabin had a gorgeous view of the sea and the place is full of olive trees and flowers that the staff keep tidy and well presented. The breakfast was very tasty and there is plenty of choice, we really enjoyed trying new things. It is a little away from the city centre of ulcinj so was more peaceful and the walk down to the centre is roughly 20 minutes so nothing too strenuous. Staying here helped us to have a lovely week in Montenegro and if we were to visit the city of ulcinj again we would definitely stay here.

The track leading to the farm is atrocious and really needs looking at. No facility to purchase any drinks. Evening meal needs to be more than one choice, which is fish. WiFi only seemed to work properly by the main breakfast area.

We had two wonderful days in a very special place! We saw Holiday Park Olive Tree in a documentary on German TV. From this time, we wanted to visit this place. Good that we have done that. We had a very pleasant stay. The owner gave us a warm welcome, showed us everything and was always very helpful and friendly. The cabins are cozy and cute with a stunning and unique view! And: The breakfast is fantastic. All in all, we felt very comfortable. We could definitely recommend!

Lovely stay in a beautiful setting!

The location of Olive Tree Holiday Park is just beautiful, tranquil and peaceful. The lodges are modern and clean with everything you need. Breakfast outdoors each morning was lovely, varied with the best view of the sea. We found it was fine not having a car, but it’s a good 30-40 mins from the centre on foot so worth bearing in mind if planning on staying without a car. The cute cats were an added bonus!

We didn’t have the best weather and found the cabin to be a little chilly at night.

Good family hotel.

An excellent olive garden and a magnificent view of the Montenegrin mountain landscape and the sea. Very relaxing. Excellent dinner - fish cooked by the owners themselves in the wood-fired oven was good. In any case, we can definitely recommend the hotel if you want rural silence in the middle of a fabulous landscape.

However, there are certain things that must be taken into account and can cause problems. (Of course, this may be our own problem, as we were expecting something a little different.) First of all, it should be noted that the hotel cannot pay by credit card. This caused problems for us, because we usually don't carry much cash, but the reservation was made with a credit card - so we had to walk to the nearest ATM, which is 3 km away. Of course, you can drive, but I had already had a glass of wine... Second, the breakfast is more beautiful in the photos because of the great background with the sea, but it is small. In addition, it starts late - 9:30 - and for all guests at the same time, so everything may not be enough for everyone.

Rude owner that is dishonest on the use of cash for payment

The owners do not accept credit card but this is not noted on Booking (it says it accepts). Then they send you and email once you’ve booked to tell you they don’t accept. The owner insisted I could withdraw cash with my AMEX in town, but that was not true. I wasted three hours of my last evening in the country trying to sort this out and it was too late to make another booking in town. As a result I had to drive back to the capital late at night. While he agreed to cancel without charge, he registered me as a no-show (without charge), which is different. When I called to enquire about the reasons, he became agressive and rude, telling me I was stupid and that he had not charged me (which I was not disputing). I tried to explained but he yelled, saying I did not come so it was a no-show but I corrected saying I had come but did not enter because I went to find cash, which is difficult for me as I don’t have a visa and the country is not AMEX friendly. he then told me I had lied about having to drive back to Podgorica. He kept repeating he was free to decide who to charge or not and to accept cash or not, but I find there is a lack of transparency on Booking where it advises they take cards and could also serve to secure payment event if I had no way to pay on site. Very unpleasant experience. The location is far from the center of town, that’s all I can say otherwise.

Beautiful place in the middle of a olive tree field. Everything was impeccable and super clean. The breakfast on the garden is amazing! Beautiful view of the field and sea eating a fabulous homemade meal. For us it was by far the highlight of Ulcinj.

Really special and magical place to spend some time near Ulcinj. The included breakfast is fabulous, best in my life. You can also eat delicious dinner, fresh fish cooked in a wood-fired oven in a special traditional way, worth every cent, definitely try it .We feel like family, you can enjoy the swimming pool, everything is peaceful and calm. If you are going to Montenegro, I recommend that you do not miss visiting this place
