The apartment was super cute, and had pretty much what we needed, including a washing machine. The beds were comfy, there were 2 tvs and 2 aircon units. While it had clearly been a quick renovation to modernise it, and could do with some TLC, the effort was there and it was nice enough.

One of the reasons we chose the property was because of the great location reviews. In reality, there is no local shop within a 10 minute walk, at all. If you want to buy even a bottle of water you have to go inside the mall and down into a big supermarket - there is a desperate need for local shops in the area. If you need to take a taxi (which you will, for anywhere you go), the traffic on that Maya junction is at least a 20 minute wait at any time of day, unless you can take a motorbike taxi (which I can't as I have a 6 year old son with me). I am a long-term Thailand resident and know the cost of electricity and water, yet we were extortioned - over double the cost per unit of electricity and about 10x the cost of water. We only stayed in the apartment for 3 nights out of 8, only used the shower twice, and only used aircon briefly on either of those nights, and we were charged over 200 baht for water and electric - we didn't even use the microwave. I understand that some tourists want to come and turn on aircon and leave it on, and they should pay for their usage, but what we were charged was unfair and potentially unlawful. I wouldn't stay again, unless I could physically move the apartment and be given a fair usage rate. We didn't get to try the pool either as the first time we tried, the code didn't work, and by the time we were given a replacement code we were busy.

The location and the property facilities were very good, All the facilities mentioned on the booking.com was found and available, We really enjoyed the stay and will re-book when we come back to Chiang Mai.

The swimming pool could have electronic access, we have to make call to the owner of the property to open the manual padlock. Open parking was like a cat-and-mouse game!

It was pretty central to Nimman, everything worked pretty well and was clean.

If you stay 7 nights or more, they charge you for electricity and water. For just a 7 night stay, this cost me about 750 baht. This wasn’t advertised, so be aware. There are so many LED’s that would use up a lot of unnecessary power.
