Great location just minutes walking from the lake, and ferryport. Very good restaurants nearby. Just a few minutes walk. Staff were exceptionally helpful. Room was a good size. Was one floor up from the road level but there was a lift. The hotel offer parking, however there is free parking a large parking area just behind. Easy to find parking out of season. The beds were nice and firm but extremely comfortable. Good size bathroom with everything needed. We nearly missed the roof terrace which would have been a shame as the views were beautiful.

Pleasant and comfortable.

Staff was very friendly and helpful. All three of them. Apartment had two terraces with nice views, comfortable chairs.

KItchen could not be used. Need to have extended stay, tell in advance and pay for privilege of using it. I did not see anything on Booking.com when I made reservation about this. Nor there website, although I may have missed this. Apartments with kitchens always allow them to use them, except once where we found out we had to pay, but all we had to do was tell them when we got into the room. It's the one negative and it's a big one for an apartment. They should change this policy.

The staff and location were fabulous and breakfast was pleasant.

Two pillows were provided for each of us. One was flat as a pancake, the other was terribly lumpy. So it was hard to get a good nights sleep. The thing that intrigued us the most was the ridiculous rule that bringing wine or food into our room was ‘forbidden’ as was putting any of your own items in the fridge. It spoilt our stay as we would have liked to enjoy a wine and cheese on our balcony which had fabulous views overlooking the lake. While this has never happened in any other hotel we have ever stayed in, they should be up front about these rules. If we had known we wouldn’t have booked there.

Really disappointing - style over function, hidden charges and too many unhelpful rules

The location of the hotel is great - a very small walk into Baveno. The aircon was effective given that it was restricted to 22 degrees. The bed was comfortable. The rooftop bar is lovely and the staff member working there was friendly. CONTINUED FROM WHAT I DIDN'T LIKE: The wi-fi is virtually unusable it’s so slow and patchy. The tea and coffee making facility was very basic and the instant coffee sachets (you get 2 in a suite for 4) were not replenished. Cups weren’t washed. Fluff and dust on the shelves. And finally - the absolutely horrendous noise at breakfast because the plastic chairs that are on the plastic floor make a terrible noise when they are dragged in and out. And because it’s a buffet breakfast, people are up down, up down. Breakfast room is small and stuffy too so breakfast was a “get in and get out as quickly as possible” situation. I am not a picky customer. I am not used to expensive hotels. And I’ll forgive certain things. But so much about this hotel is grating that altogether it’s just not acceptable.

This hotel looks lovely and stylish but scratch the surface and there are numerous problems and issues with it. We are a family of 3 who do 2 or 3 week driving trips round Europe. Therefore we have quite a lot of luggage and a travel fridge with drinks and some food for me who is allergic to certain foods. On getting into our room, we see that there is a huge list of Forbidden things listed. Forbidden to plug in your own appliances. So I can’t plug the fridge in. Forbidden to use the in room fridge. This is an Apart-Hotel so our expectation is that the room is set up so we can eat and cook in there if needed. You can’t. The “kitchen” is locked and is an extra £20 a day. £35 charge to clean if you eat in your room. On checking, that is mentioned on Booking.com but we missed the small print. We booked specifically because it advertised a washing machine. On using the machine we found it was broken. We asked 2 staff members to help. Nothing came of it. The - I presume manager - was then cross because she said we needed to ask to use the machine despite the obvious signs to the laundry for guests ( and we had asked). At check out we found out we’d been charged €30 to use a broken washing machine once. That’s absurd. We complained and were refunded. There are only 8 hangers in the wardrobe for a “suite” for 4 people. There are no drawers. No space or storage in bedside table. There is virtually nowhere to hang anything to dry like towels or beach towels. It is Forbidden to dry towels on the balcony. The shower is a “rain shower” with a huge ceiling shower. Looks great. Doesn’t work very well - the water is too spread out. The shower tray is so shallow that the water spills over the edge on to the floor. There’s a strict time limit to check in otherwise you get charged. The parking is expensive - see above in the good points for the rest of my bad points, as there's not enough space to type!

Superb

Suite was great with a king bed and bathroom in the loft and a king bed and bathroom down below. Access to outside patio though multiple doors where there were multiple seating arrangements in a public area but there was no one using them. Staff was great and access to town was superb, We took advantage of the indoor garage parking for an extra fee.

No obvious place to park during check in. Signage could help.

The hotel is beautiful and clean, great location and great breakfast.

The parking is not free and costs 15 euro per day. When we booked the rooms we asked that they would be next to each other and we asked that one of the room would be with 2 separate beds, and when we arrived we found out that our requests were ignored. When we arrived to the hotel the man in the reception was not kind and was not willing to help.

Room comfort: the bed, the desk, the shower my husband fell in love with, the mini-frig. The facilities: a lovely breakfast room with a lavish buffet plus eggs made to order, the garden-veranda, the roof-top bar. The location: across a side-street from the cathedral and halfway up the hill from the restaurants, promenade, gelaterias & boat-rides. Staff: all exceptionally pleasant and helpful with restaurant suggestions, etc. Convenience: their own parking garage right under the building.

Situation was good, although would not suit anyone with poor mobilty. Clean room, friendly staff.

Location was good, although up hill. Room was comfortable, clean. Reception were very helpful especially Leonora who was extremely helpful with giving us information on checking in as a late arrival. Loved the bells on the church next door, daytime ringing only. Breakfast was adequate although by day 4 had become a little boring.

Booked a suite, bedroom was ok sitting area was a little sparse, no TV in this area so still had to sit on beds to watch TV. Closets for hanging clothes were only suitable for people 6 foot plus. The hanging rails in both closets were far too high to reach, there were no drawers just a shelf in each one. The air conditioning was hit and miss an instruction sheet would have been helpful. There was no common sitting area or access to drinks snacks etc outside of breakfast time. There were seats in the small garden but this were very deep and uncomfortable if you were short.
