We found the room to be very comfortable. I slept on the twin bed and wished I could bring it with me as it was super comfortable! My friend had the queen bed. The room was very clean and it was also very quiet. We stayed one night en route to the Winter Olympics.
We found that there was an odd smell in the bathroom-it smelled like rubber and it seemed that they had patched something in the shower and if we kept the bathroom door closed that helped contain the smell. Also it was a little tricky to find because you check in at a separate desk about a 1/2 a block away. We had a tricky time finding the funicular at the train station so we walked to the facility (steep downhill). In the morning, we used the funicular which was MUCH easier.

The suite is in a great location on the edge of the old town in Lugano. It was very quiet, nicely furnished and had comfortable beds. The suite is very close to the lake and a very short walk to shops and restaurants.
There was a strange smell in the bathroom, a small amount of something orange on the wall of the shower and hairs on the rain showerhead. We mentioned these to management and while the bathroom towels etc were replaced and the smell went for the day, the showerhead and orange build up were not cleaned and the smell was back in the evening. Quite disappointing.
We were also told that the kitchenette was only to warm things up, and this was the reason that there was only one small pot and the small number of plates etc. but I think it would be good to be able to use the cooking facilities even if it meant that guests have to clean up after themselves like in an Airbnb.

Great location in Lugano along the strip where a lot of the shops are. Very short walk to the lake and the room was spacious with all the facilities required. Check in and check out was very simple and they even assisted me with getting up to the train station. Overall a good experience.
Due to the city being very tightly built together the adjacent buildings are very close to you and not a lot of natural sunlight comes in during the day.

The central location in Lugano was very convenient. It was very calm (no noise at all) and clean.
The room has no luxury. It has just what you need. A large beg (queen size), a small bed (made a sofa), a small table, a desk. It is called a suite because there is a small kitchen in the entrance. The bathroom is tiny.
There is no staff in the facility. Finding where to check in is a treasure hunt game. The hotel is sending many lengthy messages in German. Sometimes, there is an English version that we find if we scroll enough. This is where the instructions for check in are hidden. I did not see any Italian.
Contrarily to what booking.com says, there is no breakfast.
The bottom line is that it is not a hotel. Call it a studio to rent for the day.
