Avoid this Substandard motel.

A 1970s time warp without maintenance or repairs. Owner shows no pride or motivation to provide reasonable facilities.

We had the worse room ever ! Smelly stinky and Dirty, it was uninhabitable and should be closed. Nothing in this place worked. Everything broken in games room. A pinball machine that swallowed my daughter’s money and didn’t work nor refunded her money. Staff seemed irritated by our questions. Spa pool was filthy and cloudy luke warm water I could go on but l won’t because it would take too long. l DO NOT recommend this motel.

Only good thing was the location

We got the sea view apartment that only had one pot to cook with also the dishwash brush was years old a long with the used chux cloth, we also had our children room windows had no latches on them so they could easily have fallen 1 storie down. I would not recommend this place to stay at and we will never go back to this property again 😒

Enjoyable stay, family friendly location.

Has all the basics and necessities needed. Would definitely stay again but for extra comfort, I will select deluxe rooms next time. Kids loved the pools and we all enjoyed our night swim.

Cockroach’s, mouldy bathroom, no power outlets in bedroom/lounge so had to charge phones etc in the kitchenette. Photos promoting the property looked amazing but had no photos of the actual rooms.. can see why now, and the property didn’t really look like the photos. Very disappointed

The guy we met on arrival was very friendly

The room service was poor, you were given a cardboard disk to write down what you needed....we were booked in for a week, no flannels, disgusting dish cloth that had to be replaced, sheets were never changed over the week. Don't get me started on the swimming pool 😒 people swimming in clothes 😑 tshirts & long shorts. 😑 water was murky 🤮

We booked as a family of four. But when we reached they split us into two different rooms. Reason the mentioned it is too busy, we booked this quite a long back. The service is poor and not clean facility. We noticed roaches too bad.

You get what you pay for. This place was cheap so we expected it to be average and it was.

It was 1970’s so the living area and bathroom were large. There was plenty of room. We were at the back of the property so the courtyard was nice and private.

There was no sea view. I washed all the cutlery and plates before we used them. Everything was just a bit grubby.

Cheap Price, Cheap place

Spa wasn't operating as it should as button was broken and just seems like a dirty hot bath. I was told I had to cover up the spa because it won't stay hot if uncovered, even though I was asking a query about the spa and hadn't even used it yet, with the heaviness of the lid I was still left to cover it kn my own, again, whilst I wasn't the one who left the lid off. Pool was a bit dirty n old too. When I went to ask for extra toilet paper, another customer was asking too and the staff didn't even pay attention to my request and gave me the other customers request instead. Dirty Bedding was left all outside rooms when cleaning, and when we checked in they were all on the pathway and left there for hours. When asked about if they have a laundromat, I was told the machine was broken. Also hardly any dishes in the kitchenette, pan was old and just didn't seem like I was in an accommodation in Paihia. Definitely not a place you'd want to stay in unless you want a cheap place just to sleep.

Great for the money, beautiful seaview.

Hotel has a pool, and we got a beautiful suite on the first floor with a seaview. The suite was spacious, clean, well-equipped, including A/C and fans, and beds and storage were fine.

Some of the facilities have aged and would benefit from repair. E.g., there were empty/broken plant pots attached to the wall of the building which just looked a little neglected.

All in all a great place to stay, just a little tired from neglect, over the years.

New owners (7 months) you can see they are trying to bring things up to scratch but this costs money and the owners work in Auckland to pay for it. We could see they have a long way to go to bring it up to a good standard, the price point matched the quality we got. The bed and pillows were very comfortable. The shower was hot with good pressure. Towels clean as was the bed linen. The room was tired but clean.

The rooms need a coat of paint. Start with one unit at a time. The couch was uncomfortable and flipped up when getting off it ( front legs too far back) TV hard to negociate, needs instruction sheet. Need longer and more shower curtains per shower, they don't meet up with the walls and hang just to the edge of the shower , hense water gets on the floor and all over the bathroom cabinet. The swimming pool is very deep for children and adults that are unable to swim. Need to put a standing base underwater for the children to stand on and put a lifeguard ring at the side of the pool. No lifeguard stationed at the pool.

The spa jets were not working - i believe these were waiting to be fixed. Also, there was far too much chlorine in the spa, making it quite unpleasant to stay in. I didnt go in the pool, but it did look a bit green.

The price and view made up for the shortfalls- it suited us for a short time

We had the Seaview apartment and it had a truly fabulous view. We liked it had a pool. Location was awesome and price was good.

Run down and tired. The oven didn’t work which was a real pain as when we got there we saw it had a proper freestanding oven so we planned our kids meal around it. They also really need to clean the extractor fan - I looked up and it was grimy as hell (not a hard job). Couches were stained. I think the owners are new and are.trying to clean it up - there is a lot of work to do. The owners also need to familiarise themselves with the booking system - I paid for 3 adults 2 children, and it took some time me to prove this to her- she was going to charge us an extra $30 a night for sheets for the sofa bed. I would not stay in the lower level rooms either - they just looked a bit dire.

Needs serious fixing up.

The view from the balcony was pretty much the only thing. Front garden is well maintained.

Stayed here 25-27 October 2025. Pictures can be deceiving. I read old reviews, but thought they might have improved. We got there at 2:15pm to check in and was told room was not ready yet and should be ready in an hour. I booked a room for 5 adults. Room was set up for only 4 people. Staff had to come back to prepare the a very hard sofa bed for the 5th person. The curtains in one bedroom had black mould. The shower paint also had black mould stains and the wooden floor (covered with vinyl) in front of the shower was rotten/soft felt like we would fall through to lower ground level. The suite has no aircon, only old propeller fans (one had no cover so not safe for kids) and the other malfunctioned. It gets very hot and bright in there, because the balcony curtains don't cover the top half windows. We had to go to the supermarket to get dishwash liquid and toiletpaper (there was only 1 toilet roll and nothing to wash the dishes) and the office is not always open. Crockery (chipped cups), pots and pans are in a sorry state too. There is no lift/elevator to the second floor, and a real pain to carry heavy luggage upstairs. It is not wheelchair friendly.

Host not very helpful as he didn't speak much English. Not well cleaned. A cooking pot had had something burnt hard in it and uncleanable. extremely odd crockery, glasses and no wine glasses. Poor selection of cutlery. beds were extremely uncomfortable with springs that stuck into you. sofas in lounge also had springs that stuck into you. Cold tap over kitchen sink needed a new washer as it dripped unless it was really , really tightly turned off.

Has so much potential, but dirty and very, very run down

This place has so much lost potential, great views from balcony, behind beautiful native bush and bird song

However, it has not been maintained. There was a hole in the bathroom floor! Also, external stairs and balcony area. I appreciate that these things are expensive. However, the lack of cleaning is just pure laziness, mold in the shower, cobwebs everywhere, and under counter cupboards filthy. It had a kitchenette, but when we arrived and went to have a drink and nibbles on the balcony, there was only 1 glass, bowl, and plate for a double bedroom apartment. The staff did slowly and painfully go around other rooms and finally find another 3 of each. It's just so sad as the living area had great views and they had brought new sofas, but these were cheap and badly put together so wobbled and sweaked when you sat down. The external door has a security chain, but there was no way to connect to the door. There was a fire extinguisher holder but no fire extinguisher, so I'm sure insurance would be void. Would not recommend this place unless there is a massive improvement in cleaning and some general love given to the place :(

Give the new owners constructive directions to help them stay and succeed

We had a reasonably sized room. comfy bed, clean bed linen, No view of the pool or sea. but comfortable.

It was not clean. ie: kitchen and bathroom floors had not been cleaned. I spoke with the new owner who had only taken over since June. I explained to them that they should not advertise in their room brochure that they had Shy channels that did not exist, suggested that they should quickly go through and cross out the piece and put in an apology that these are no longer available. Also that their crockery should all be clean, and that all crockery, cutlery and utensils should be clean. I will say that we did get what we paid for on booking.com Great price for a 5 nigh stay. However cleanliness is the most important and you do not expect to stay by the standard of the previous tenants standard of cleanliness. People after us had cleaner utensils and crockery. Hey booking.com Please don't con me by saying I am a genius member to get me to stay at a sub standard property and say I am getting a real deal. Good deal just not fantastic. Please do not punish the lovely new owners. Just give them constructive support to make it wonderful. My interactions with the owner believe them to be deserving of this.

It was a pleasurable place to stay in and you get what you pay for.

My family enjoyed the little apartment we had, Room 7, it was located near to the pool and playground while maintaining privacy. The best thing about the location of this room was the view we had when walking to the front porch. Additionally, the staff were most welcoming and provided great customer service. We had an incident where we let the smoke detector went off because my cooking caused too much smoke in the room. The staff responded promptly and in a calm manner. Something we definitely enjoyed was the hot tub. The hot tub is child friendly and has a 30 min session per group (honesty policy) with no booking required and stayed open until 9:00 pm. The place is located on a bend, exercising more caution here is extremely important. However, it is conveniently located near to Paihia city as well as the car ferry to Russell in Opua.

Where we were located there were construction works happening right outside our room. Sleeping in was a little difficult as the builders would start approximately 6:00 am and noisy works took place. The facilities could improve on: - cleanliness this includes the pool, rubbish area and room by the hidden areas - having a heated pool - upgrading the game room equipment - providing clear signage when construction work occurs as this is a safety hazard, the balcony was built but they needed to fence the area - getting better beds, including sleeper couch

The room was dirty,the toilet floor was dirty and the showers door wasn’t closing,the bed wasn’t made properly,the sofa and beds were uncomfortable,the sofa felt like it was going to break and the beds spring was annoying and the tv was glitchy and on the sign it said they had sky tv but our room didn’t have sky. The pool and spa were also dirty with dead bugs and the jets of the spa wasn’t working. When we came to check in at 2 they made us wait an hour for the room to be cleaned because it wasn’t cleaned on time.

The property is old and very poorly maintained. The photos on the website are completely misleading and do not reflect the actual condition. What I really struggled with most was the hygiene. The place was absolutely filthy, unhygienic, and frankly grotty. There were rotten floorboards, wet and stained carpet, and walls smeared with food and other marks. The whole property smelled unpleasant, and some areas were so dirty that I had to clean them myself just to feel comfortable. The shower was mouldy and dirty. The bedroom had mould and was covered in dust, and the oven was dirty and grotty. The dishes and utensils hadn’t been cleaned properly — I had to rewash them before they could be used. Under the beds, I found old tissues, shoes, and plasters, which was both disgusting and unacceptable. The toilet brush even had faeces stuck to it, showing a complete lack of basic hygiene standards. On top of that, I even found bed bugs in the room — a serious health and safety concern. There also wasn’t enough cutlery provided, so I’d suggest bringing your own if you stay here.
