Quiet location with beautiful views - perfect to explore Venice, Trieste and nearby seaside resorts
No matter where you are in the house, you look onto the water and the numerous boats in the marina, which we loved. Both on the terrace and in the living room, there's an open fire place, which must be lovely in the cooler months. The house itself had a good size for our family of 4 (I personally wouldn't want to stay with more than 4 despite the 3rd bedroom though, as there's only 1 shower). The pool, which is part of the small gated residential area where the house is located, has a fair size and is perfect for swimming. Unfortunately, there where hardly any sun loungers, so we couldn't really relax much poolside. This will hopefully change... The house was a perfect base to explore Venice, Trieste and, of course, the nearby seaside resorts Lignano and Bibione. No matter when you returned, you'd always find a parking space. One of the real plusses of this rental is the landlord himself. We stayed with our little dog and as soon as Matteo heard how small our Yorkie was, he had the garden and the gate secured with mesh, such that she couldn't "escape". This was absolutely brilliant, as we could then really relax without having to worry that she falls into the water. Generally, this was an indication that Matteo really wants you to enjoy your stay. He's easily reachable and very responsive to problems (eg the missing hair dryer was brought to the house, an aircon issue was fixed promptly, etc.).
We had to walk for ages to get to a bar or restaurant. On the map it all looks very compact, but in reality due to the many twists and turns you have to take (as you cannot walk over water 😂), the "quick breakfast espresso at the bar around the corner" isn't really possible. This was a disappointment for us, as we like that part of Italian life. Generally, we found the people of Aprilia Marittima not really the friendliest (with exceptions, of course!). The place had a strange air about it. A bit run down and deserted in places (but not in the charming Italian way) and to our perception not very welcoming. Probably the most disappointing thing for us was that despite being in the middle of an enormous marina, there was no possibility to rent a boat. No rentals, no official boat trips on offer, nothing. That, more than anything, was utterly unexpected. Should you rent this house and are interested in a boat trip, talk to Diego, the owner of the yacht docked right outside the back garden. He takes guests out on his dinghy, which is a lot of fun! Boat rentals can be found in Lignano Sabbiadoro.

Location is the biggest upside of this venue. The house is in a really nice and quiet location. There's a shop and restaurant nearby (about 1km). You can get into the city (Bibione o Lignano) in about 10 mins (by car).
Just small things, that one can live with :D

Pleasant
Very comfortable large villa, super calm place. Beach, shopping, restaurants near. Matteo provided all the necessary information, it was easy to get in and check out, super service. Pool is within the compound.
When new, the villa must have been a super one. Unfortunately there has been no investment in the outfit since then. Everything was very used and old. All the kitchen, terasse, bath was decades old. No toaster, no micro, mosquito nets broken, if at all. The house needs a strong upgrade

Spent an amazing, relaxing week with the family. Loved the peace, view, and facilities.
Situated in a peaceful commune right between Bibione and Lignano, Matteo's house has water and yacht view on both sides which intsantly calms you from a busy day at the one of the beaches nearby. Also, the amazing swimming pool will make you think twice about going to the beach at all. A car is a must, even for going to the nearest grocery store, but the peacefulness of the house is really worth it. Highly recommended and will probably end up visiting again ourselves!
Really, the only thing that could have made this stay slightly better, is perhaps installing mosquito protection (nets) in the house. Otherwise, perfect.

Time flies too fast there - we spent a week there, but it felt like barely 2 days.

A szállás kiváló volt.Olyan hely ahová az ember szívesen megy és visszavágyik.
A környezet egyedi és renek.Kellemes volt ,hogy az őszi időben is lehetett a medencét használni,aminek a hőmérséklete ezt lehetővé tette.
A szállás elfoglalásának módja nem érkezett meg automatikusan.Email-t kellett írni és az utazás előtti nap végül telefonon sikerült megtudni. Nem volt Internet,igy a megadott wifi kódnak nem volt értelme.

Casa boa mas sem manutenção
A localização da casa é muito boa. A piscina e a Marina são excelentes.
A casa necessita de manutenção, limpeza profunda especialmente no banheiro. Necessita de colchões novos e confortáveis. O box do banheiro não escoa a água.
