Easy check-in, spacious and clean appartment, all amenities needed are provided.
Location is just outside the center, so very quiet and the center/station is easy to reach by foot/bus.
There's no central heating (electric stove) and the water gets cold after less than 10min., so only 1 person could take a shower.

The price is cheap and its close to centre and grocery stores and pubs
The air was very damp for our whole stay, which caused a very bad smell. Sheets and towels were damp and our clothes too. The sewer smelled very bad. There were sugar worms in the bathroom. It was also very cold in the flat.

It is clean the bed are confortable and great location
The heating did not work and the flat is very cold and humid. There supposed to be to be an app to activate the heating and it is not accessible.

There is hardly water coming out from the tap in the bathroom.
The bathroom and especially the shower was very very dirty. Like it was not cleaned properly in years! And hair from foreigners was on the toilet seat, in the sink and everywhere.
The tap in the kitchen was so loose that I expected it to fall off soon.
Fridge and sink in the kitchen were dirty. I moved the microwave a few centimeters and found food from guests that must have cooked here before.
The heating did not work during the day. I tried to do the settings via that recommended App but that Programm for heating did not open.
I went to reception on my checkin day at around 5pm and asked them to clean my room, especially the bathroom, and showed the cleaning guy my room. When I returned a few hours later, nothing was done. So I used the sponge and the soap from the kitchen and cleaned the bathroom by myself, so I can finally take a shower.

Great location just a 20 minute walk from the town centre. Good price. Easy check in. Good communication, all questions before we arrived were answered quickly and clearly.
The studio flat was not very clean, the cupboards smelt of food, the mattresses and carpet were stained, the bathroom was dirty I did not feel comfortable having a shower in there. The toilet was not fixed to the wall correctly and the heater fell off its brackets. The sink was cracked in the bathroom and kept blocking. The beds were not any better than camp beds. Overall the finish in the studio flat was shoddy. I know this was a budget flat but I have stayed in much better for less unless there is a big improvement I cannot recommend budget flats. I was happy to leave.

The room I stayed in was large enough, and overall clean.
The kitchen had pots and pans and was overall usable.
The outside common area / garden is quite nice.
There were electric heaters in the room that worked great.
The entire place was pretty silent.
I wasn't placed in the room I had booked. I couldn't talk to staff because they only work between 16-18. I was at work then.
The Wi-Fi was atrocious. Anything beyond text messaging is not an option unless you enjoy buffering.
The shower water is only hot for about 5 minutes, then you run out, which was infuriating.
The door to the room doesn't have a mechanical latch on the inside. You only lock it via the key.
The kitchen lacked a proper knife and all the pots/pans/dishes were quite dirty when I arrived.
The bed in the room is, best I can put it, questionable. It didn't feel very solid.
The window of the room doesn't have a net. Expect mosquitoes if you want to air the room.
The bathroom is poorly ventilated and so the towels don't dry overnight.

They just did not clean - it was the most dirty place I ever slept. People where smoking everwhere.

I ended up upgrading to a business room just because the ladders in the studio ones were not really suitable for my 4 year old.
so i did pay more than the standard room but the apartment we got was really nice! it had most things you need in a kitchen plus a bath, tv, nice bed, nice dining table and sofas! even a cd player!
Also Raabi who works there was so genuinely lovely and super helpful and helped me sort everything that i needed to have a comfortable stay with my daughter!
the plug in the bath didn’t work so we couldn’t really have a bath and the parking was quite pricey but this also might be leuven/belgium in general

Everything advertised was correct. Reception was correct.
There was still poop in the toilet which I had to brush away, which was not nice to see because it didn’t belong to me or my wife. Also, the shower was not correctly closed under the door which caused water to flow into the bathroom even into the room itself..

The location and the interior garden
I have never experienced a worse accommodation than this. The room was filthy and neglected: spider webs and spiders were everywhere, curtains were torn, and there was dust that had clearly not been cleaned for a long time. The sink, shower, and toilet were disgusting. On the last day, the toilet was completely broken—the water in the tank kept running endlessly into the bowl.
The dishes were dirty, and despite our request for room cleaning, nobody ever attended to it. To make matters worse, there were mice running freely around the courtyard.
I have photos to prove the condition, and I strongly advise anyone to avoid this place. This was by far the worst lodging experience I have ever had.

The area is lovely.
The apartment was dirty, and it was nothing like the photos on Booking.com. The bathroom was dirty and the shower did not close fully, so water was always coming out when showering making an even bigger mess on the floor. One of the beds had a broken leg that had been badly fixed and the bed was wobbly. The ceiling had broken tiles, and when we made the staff aware, they "fixed" the hole by placing broken tiles where the hole was. Right next to one of the beds the electric plug was out of the wall. There were two armchairs and the leather cover of both chairs was broken and torn. The room shared a terrace with the adjacent room (something that's NOT advertised anywhere) and it was dirty, had worn out furniture and a ladder left there without any security measures.The kitchen was dirty. The room had no fan, and when we asked for one, we were given an old, dusty and mouldy plastic fan that was barely large enough for the lower floor of the apartment. The main entrance door is also broken, and the main gate was often left open late at night.
We paid 992euros for 4 nights. It was definitely NOT worth the money. I would have stayed at a high-end hotel for a couple hundred euros more, if I would have known the reality of this place.

I stayed in a single room with a private bathroom and a small kitchenette. The room has all the basic things you need for even a longer stay, it is clean, and it has good isolation. It was easy to reach from the station, collect the keys and find the room. The place is very well located for reaching the centre and close to some great green areas.
While there was everything provided for cooking in terms of pans and pots, the electric stove (which is typical in the area, so not really something that can be easily changed) makes it difficult to have an easy and fast-cooked dinner. However, definitely good enough for making some food or very easy to just find restaurants around.

There was no electricity in the flat I was assigned, which meant no lights, outlets or heat as the radiators were electric. The kitchen appliances had not been plugged in and the refrigerator door stood open. It was evident no one had stayed in the flat for quite some time and the flat was not prepared for my stay. I attempted to use their virtual assistant and called all three listed numbers, including the "residential manager" and received no response.

The only thing about here is the location to the University, with bus and the train station that’s all.
The bathroom had mold. The bathing space was leaking out water when using it. The pressure of the tap was so low. The bathroom has no ventilation. The Kitchen chimney was not well cleaned one could see old food particles. I lost interest in cooking and ate out. The remote to the TV didn’t work, I couldn’t put on the TV. The towel was old and worn.

Good sized suite and fairly clean overall, aside from a few cobwebs. Easy to park on the street outside and bicycle storage on the property grounds.
The whole set up is a little weird. You can’t check in until 4pm even though I checked in online beforehand I couldn’t pick the key up from the keysafe before 4pm, unless I paid extra. Then they want you checked out by 10am the next day, it feels a bit stingey. Also, we couldn’t figure out what the place actually is, it felt like lots of the rooms were being used by Longterm tenants who smoke in the common areas and noisily got up for work early in the morning.

For the cheaper price, really good option. Fully equipped room with kitchen, TV and work space. Very good communication with the company and clear instructions and rules for everything. 10 minutes walk to the centre.

For the money we pay it is a budget studio, so no high expectations on the facilities. However I could cook on my own and have a private bathroom, and the place was very clean and neat. The reception was open from 16h-18h daily so it is always good to plan to arrive between those times to have someone to talk to. Staff is very helpful and the cleaning service 1x week was also very nice!
I didn't like that some people were having phone calls and speaking loud after 22h (even if there is a sing and rules explicitly asking not to do so).
Also the shower was a bit clogged, but mainly is because of the design of the cheap plastic shower construction around it... it would usually flood part of the bathroom.

The location is excellent, the bed is good and the apartment is spacious
(1)cats are fed just outside our apartment (nr. 39) but the empty boxes are just left between the green. It was really dirty.
(2) we did not succeed in seeing the Belgian or Dutch television, we had more than 50 German and Austrian posts we are not interested in. There was no guide for TV and no one was available to help us.
(3) There is nothing in the bathroom to hang wet bath towels (the large ones). It seems that the hooks or the rack have been removed (holes in the wall).
(4) The threatening message that we were watched on our energy use and that we had to pay if we use too much (what is the criterion?) contrasted sharply with the fact that the heating did not function.
(5) There was no locking cap in the bath tub and the one in the sink of the kitchen was destroyed and could not be used. If the owner does not want that the customers take a bath, they could install a shower instead of a bath tub. This would give a better impression than to treat the customers in such a childish way.
(6) On arrival (between 4 p.m. and 6 p.m.) we were told in an unfriendly way that we were not supposed to open the safe (to find our key), although this was what we were instructed to do by the e-mail instruction sent to us.
(7) we like to read in bed, but there was only one single bedside lamp. In general the apartment is rather dark (one window looking upon a bush) and the lamps are too weak.

it is very well located
there were no shampoo or any kind of cream , and toothpaste in the bath. there were absolutely nothing in the house just a 2 sugars and 3 creamer and 3 tea bags 😶🫣 I believe with a couple of euros you can at least put some stuff in the flat .
the cleaning in my opinion could be better
the check in process was very smooth though the parking was not very easy to reach .
the flat smelled a bit in general we tried to keep the windows open for an hour to make it better

The place garden and general place is really nice.
The lady who handles the emergency number was very impolite and mean. I lived in Leuven for 9 years, and never encountered such a rude person in the city. I have never been treated that way at a lodging place in my whole life. I had a problem with the booking, and -when I realised that- called to a number, but nobody picked up (as it was a bit late). I did receive a bunch of e-mails, but they were incredibly confusing and I was not sure of what I needed to do.
I arrived at the place hoping that someone could help me, and managed to call her to ask for help, and the "emergency number" lady was EXTREMELY rude and condescending. She was never willing to listen to what happened, and was super upset because "I made her come to the reception"... while -supposedly- she is there for that (either as an employee, or as a business owner: whatever she does)
She was being so, so mean to me, that I was on the verge of leaving the place with my luggage in the middle of the night, at a freezing temperature, and exploring other options, but she changed a bit her tone and rushed.
It is very, very important to understand how is the life of a business traveler. If this place cannot understand that people like me (who are traveling and can face issues with no bad intention in between), nor can improve both their CX (including customer service), please don't promote the place via on Booking.com. I am a pretty seasoned traveler and cannot understand how come I have my money to people who dared to treat someone they did to me. It is unacceptable, and -no matter what mistake I could have done, nor setbacks I faced- do not deserve to be scolded in such disgusting manner. I m not a 5 year old kid.

The reception was open on weird times, and even when it was supposed to be open, no-one was there. This was rather annoying. Next to that, the room was not very clean.
