I’m a professional host offering four spacious, comfortable guest rooms in my elegant Victorian terrace house, tucked away on a peaceful road just off Brighton’s lively Lewes Road. This listing is for one of our beautifully decorated double rooms, complete with its own private luxury bathroom.

The room is bright and airy, with a brand new double bed and memory foam mattress, 43" smart TV, tea and coffee facilities, a hairdryer, and fluffy towels for your stay. It’s the perfect retreat after exploring Brighton’s buzzing streets, seafront, and nightlife—all just a 15-minute walk away.

You'll receive your own key and fob, so you can come and go as you please. A generous continental breakfast is included and available on a self-serve basis in the kitchen/diner—featuring cereals, toast, yogurts, cheese, juice, tea/coffee, and more. Breakfast is available anytime before 11am on your check-out day.

The house is just 3 minutes walk from Lewes Road’s shops, cafés, and bus routes, and close to all of Brighton’s best attractions, including The Lanes, the Pavilion, and the beach. Smoking is welcome in our peaceful, private garden.

I’m happy to host singles, couples, families, and friends—whether you're visiting for a short break or a longer stay (discounts available for extended visits—just ask). The home is also ideal for parents visiting their student children in Brighton.

Please note:

There is a 2-night minimum stay on weekends; and

The house may not be suitable for children under the age of 3, as my two beautiful rescue cats are quite sensitive and easily stressed by high levels of activity and noise.

The property was just as described. Clean rooms. Comfy bed. Ensuite lovely.Location was easy to hop onto a bus to the seafront or you can walk (about 25mins stroll) easy access to everything. Shops pubs takeaways just round the corner Kitchen facilities and breakfast fantastic and easy to use and Babs the host was the loveliest host. Had some other lovely guests who was also staying and we got chatting over breakfast. Babs very helpful and on hand when needed and communication was excellent. Cannot recommend her enough. We will be back for sure.

I booked into this b'n'b for the weekend because I was running the Brighton Marathon. I had a lovely double bedroom and ensuite bathroom, beautifully clean, light and airy. Host Babs gave me a warm welcome, and we chatted for a long time - turns out we have a mutual interest - cats! The breakfast room is set up so that you can mix with other guests. I loved meeting my fellow marathoners and discussing our race strategies as well as celebrating our individual achievements. It's not far from the city centre, and near to a regular bus route. Plenty of restaurants and takeaways near by, and a Sainsbury's too! For anyone who wants to cook, this is also possible, and there is a guest fridge in which Babs also keeps a variety of dairy/plant based milks, cheeses and yoghurts. There is also access to a small back garden. As you can see, I'm really enthusing about this property, and hoping I can stay again! :)
