Don’t stay here. There were plenty if nicer places that were cheaper and closer to Sirmione.
Nothing against the staff, they were friendly and helpful and aren’t involved in the poor management of the property via Booking.com (some 3rd party management).
We were very disappointed with our stay. The main issue was the extra charges that were not clearly disclosed upfront. After booking we were required to pay a €39 cleaning fee and €10 per person for bed linen and one towel, which added more than $120 AUD to our stay. Several other issues added to our frustration. The property was advertised as a holiday home or homestay but is actually part of a family holiday park. The address was not listed clearly and only appeared in a PDF sent after booking, mostly in German, which made the property hard to find. The front glass door did not lock properly and could only be secured with exterior wooden doors held by a flimsy bolt, which did not feel safe. The beds were uncomfortable thin single mattresses placed on oversized frames with bedding that did not fit properly and did not feel clean. Overall, the stay did not reflect the way the property was advertised and the unexpected fees made it very poor value for money. We didn’t complain to the staff because there is nothing they can realistically do and if we complain to the management and tried to leave we would have no idea if we would be refunded.

Die Anlage ist ganz gut, die kleinen Ferienwohnungen sind ihr Geld absolut NICHT wert.
Die Poolanlage und der Zugang zum See waren Klasse. Die Kinderanimation gibt sich wirklich sehr viel Mühe, Super. Der Kinderzug, welcher durch die Anlage fährt ist ein Highlight für Kinder. (2€ pro Person) 3x Typ2 Ladesäulen für Elektroautos vorhanden. (Kosten 65 CT über Electroverse app)
Die Ferienwohnung comfort ehemals Bilo sind für 4 Personen viel zu klein. Es ist Besteck und Geschirr exakt 4 mal vorhanden, weshalb man ständig abspülen muss. Bettwäsche muss man entweder selbst mitbringen oder mieten. Im Wohn/Essbereich ist ein ausziehbares Stockbett mit einer sehr gewagten Konstruktion vorhanden. Für Kinder ungeeignet, da kein Rausfallschutz besteht. Die Kinder haben wir ins Schlafzimmer gelegt und wir beiden Erwachsenen haben die untere Matratze aus dem Stockbett danaben auf den Boden gelegt.
