This is a self contained flat with one double bedroom and one twin bedroom, sleeping four in total. It is well equipped with two bathrooms (one with over bath shower, basin and toilet and the other with a shower, basin and toilet). There is a dishwasher and log burning stove in the kitchen and living room area which is equipped with dining room table and sofas seating four around TV. Although situated near main roads and amenities, the flat has an 'away from it all' feel with good walks and other leisure activities (eg Muckhart Golf Course and Cowden Japanese Gardens) nearby. Kinross is fifteen minutes away on the A977. There is a wildlife friendly garden with red squirrels, deer and many species of woodland birds to be enjoyed. The flat is very convenient for Perth, Stirling , Falkirk, Dundee, Edinburgh and Glasgow. Fast Wifi, fridge/freezer, books, puzzles and games available. STL licence Number PK11969P.

The place was amazing. So quaint and we were made to feel at home. Both Tracey and Jerome came to greet us and even rescued some clothes we had out from the rain. The property is a little out of the way but we loved being off the beates path and it was an ideal location for Edinburgh, Stirling, St. Andrew’s and Fife. All are less than an hour commute.

What a beautiful place! More beautiful than the pictures. Lovely garden, bunnies and lots of birds. Centrally located for day trips to Perth, Stirling and Edinburgh. Lots of great birding near by as well. Highly recommend as it was a great stay. Tracey and Jerome were the nicest folks we’ve encountered on our trip. Thanks to them both for our lovely stay.

If you are looking for a Retreat outside of Edinburgh and a great launching place for day trips around Scotland I highly recommend Swallows Nest. It has everything you need for cooking, laundry and enjoying nature. Just open the window and listen to the sounds of a bird sanctuary. Take a short stroll to the historic and beautiful Rumbling Bridge trail where the Devon river takes a deep dive through ancient rocks and trees. Tracey and Jerome are there to make sure your stay is what you’re looking for.

So much better than anywhere we have ever stayed! If you are going to the Edinburgh area, even though it’s a way outside of the city, it is well worth it! Clean, suits 4, unbelievably clean! Tracy and Jerome are unbelievable hosts, and make sure to say hello to the visiting pheasants you’re there! don’t worry, they are not a nuisance, and they don’t bother you at all! plenty of hot water and the kitchen area is very spacious!

"Swallow's Nest" is part of a renovated historical building in a beautiful country setting. It's clean, well-maintained, and perfectly furnished with everything we needed for a week's stay.
The set-up was perfect for us - a retired couple and an adult son - and worked well for local family members to come visit us. We even cooked a haggis dinner for 5!
Tracey and Jerome were helpful when we needed them and unobtrusive when we didn't.
A car is a must if you're going to stay here, and follow the driving directions carefully - it's a little tricky to locate and the sat nav got confused.
We will definitely be back the next time we're in the Kinross area!

This was a perfect place for us. The accommodations were very clean and inviting. The grounds are unbelievably beautiful and tranquil. The hosts made us feel more like family than strangers. Could not ask for better communication. Attention to detail was very obvious. Even anticipated our needs and had some item in the refrigerator for us. Always seemed willing to help (from the moment we made our reservations). Swallows’ Nest was very comfortable. Thank you for a great couple of days!

Fantastic accommodation in a beautiful setting
The Swallows Nest fails to disappoint. After staying there in 2019 when I was looking for accommodation in this area this was my first port of call. The self-contained flat is clean, well-presented, situated in beautiful grounds and Jerome and Tracey made us feel really welcome. This along with being conveniently close to our field study site made this the perfect place to stay.

Top notch accommodation
It's not often that accommodation meets expectations never mind exceeding them. The swallows Nest did this. It's quiet, set in a beautiful rural setting, yet has easy access to the motorway and surrounding towns. Tracy and Jerome are considerate and helpful host. I appreciated having toast and coffee available for my first morning as I had a late arrival.
My choice of accommodation couldn't have been better.

Highly recommended
We decided to holiday in Scotland and I came across Swallow's Nest by chance, I'm so glad I did. There was great communication with Tracey and Jerome - any questions I had in advance they were happy to answer. They greeted us on arrival and showed us the property which was exactly as described. It was very comfortable and had everything we needed. It was so peaceful and quiet and we even got to see a red deer in the garden the night before we left. Jerome and Tracey were lovely hosts, there if we needed them but left us to our own devices otherwise. I hope we get a chance to visit again one day.

Beautiful place, wonderful owners
The rooms were clean, exceptionally presented and spacious. We had everything we could possibly need for a comfortable and enjoyable stay. Useful items for our party of 3 included a fan, an iron and ironing board, ice for drinks, hairdryer etc etc. Before our stay we were provided with useful local info and we were greeted on arrival by welcoming and friendly owners. Nothing would be too much trouble. Parking was easy, gorgeous area, an easy and pleasant renting experience.

Hidden gem
The Swallows Nest is a real gem nestled alongside the owners own home within their beautiful garden situated on the edge of the Ochil Hills.
The property is superbly presented throughout in a contemporary style and is extremely well equipped. The beds are exceptionally comfortable and waking up to such a diversity of bird species singing outside was an absolute delight .
Tracey and Jerome were perfect hosts, making us feel really welcome and I would certainly recommend staying at The Swallows Nest.

Cosy retreat
Lovely property in a quiet rural location but within 20minutes can reach many amenities. Cottage/flat was beautifully maintained throughout with everything you may need to enjoy your stay. Tracey and Jerome were lovely and made us feel thoroughly welcome. We came away feeling very relaxed and rested.

Property was well kept with plenty space, beds were comfortable, and hosts were very accommodating. We only stayed here one night as a stopover on our trip further north but would have happily stayed longer!

Tolle, gemütliche und saubere Ferienwohnung
Haben uns als Familie ( 4 Personen) in der Wohnung sehr wohl gefühlt. Diese ist sehr geräumig und hat für Alle ausreichend Platz. Die Küche ist mit allem notwendigen ausgestattet und sehr sauber. Toll ist, dass es zwei Toiletten und Bäder gibt. Wohnzimmer ist sehr gemütlich. Es hat genügend Platz zum Unterstellen für Fahrräder. Die Vermieter sind sehr herzlich und hilfsbereit. Idealer Ausgangspunkt für Ausflüge nach Edinburgh, Sterling und in die Highlands etc. . Schöne Abendspaziegänge zum Beispiel zu den Wasserfall bei Rumbling Bridge möglich.
