Staying with Pat is like staying with friends or family, but without the drama. He is a great host, knowledgeable about fish, fowl, and fauna, and is a true delight. While there are separate residences on the property, the beach is available to all guests. Each morning we took our coffee down to the beach to sit and watch the water. We did our best to sit by the water twice a day. We walked to downtown Greenport in about 20 minutes. It is well situated to restaurants and general meandering. We happened to arrive when all the cherry trees were in bloom and that was a lovely treat as well.The Gate House has a retro vibe, with incredible natural light and comfy furniture. The kitchen has everything you could want, including garlic powder, red pepper flakes, cumin, etc. If you grew up washing dishes by hand with your cousins, you will appreciate the nostalgia of not having a dishwasher. We were only two people and don’t have a dishwasher at home so it was not a big deal for us.The bedrooms are upstairs and nicely appointed. The one bathroom is downstairs and off the kitchen. Something to keep in mind if you take a few trips to the bathroom each night.We had a wonderful, relaxing time and look forward to returning. Thanks, Pat!

This is a lovely, small property, comfy beds, full kitchen, dining room, living room, outdoor patio with a grill and a stones throw from the beach and the bay. Convenient to town and good restaurants. Clean, well tended, and the host couldn’t have been more welcoming and easy to reach. My wife and I were looking for a solitary getaway for a weekend and got just what we had hoped for.

My husband and I stayed in Pat's beach house for a long weekend of wine tasting and exploring. This property is water front with well maintained, clean historic buildings. We love Greenport and visit every year, so we were excited to find a place in walking distance to town but off the beaten path and on the water! The owner Pat is a wonderful host. He is quite the historian and is happy to share stories of his wonderful property and the town. The little house we rented sleeps 4, there's is another house that also sleeps 4, and the main house sleeps 10, should you have a large group. Plenty of parking. Highly recommend!

We were looking for a place to stay more so for our 3 dogs. If you are traveling with your pets, this place is perfect! If you are not... this is not going appease you for the price and outdatedness of the home. Here are my pros and cons: Pros: The property is gorgeous; the location is perfection! Patrick is great (even though he didn't remember we were coming with dogs lol) The water pressure is great! The yard is perfect for dogs and they thoroughly enjoyed themselves. Cons: There is ZERO lighting outside, so if you plan on taking a night stroll, bring your flashlights. This is something that really should be corrected just for the purpose of liability; the beds are not comfortable at all. The twin bed in the spare room actually broke apart (it was not put together properly but we fixed it); The towels are very old and used; the pots and pans are not the greatest; Some windows are held open with wood blocks. Why there isn't a gas grill outside still blows my mind but the charcoal grill sufficed. Overall- for the money, the house could certainly use some updating. Some windows are held open with wood blocks. I believe we paid 1900 for 3 nights which is pretty steep considering the amenities or lack thereof. The outdoor patio furniture & hammock was moved Saturday for wind but never moved back which was odd. After that, we kind of felt like we shouldn't move anything on the property... even the Adirondack chairs on the beach were moved and tipped upside down.
