Welcome to The Tipsy Seagull at River Pointe! Ideally located - just minutes from I-75 and the NEW Marketplace shoppes and restaurants at Heritage Harbor.
The ENTIRE inside of our home has been completely renovated in April 2026. The large master bedroom located on the main floor has a NEW King size bed, and sitting area, and large custom built new walkin closet. Attached to the master bedroom is a Newly renovated ensuite with large walk in wetroom with shower and soaking tub. Two additional bedrooms are located upstairs one with a queen bed, and one with twin beds. There is also an open loft bedroom with a Queen bed. In February 2026 a brand NEW heated Salt Water Pool with sun deck and waterfall feature replaced the old small outdated pool. The pool area with brand new and expanded patio faces south with sunshine all day long.
The pool area is screen enclosed and features a covered lanai with table and seating for 6, perfect for enjoying breakfast poolside. From the pool deck, at water's edge you're just ten feet above sea level, providing a relaxing overlook of our small harbor which is home to about eight boats which come and go during the day wending their way down the canal to the Manatee and out to the Gulf. The ENTIRE home renovation completed in April 2026 includes NEW kitchen cabinets and countertops, all new flooring throughout entire house, freshly painted entire inside of house, a NEW AC (2024), Brand NEW saltwater pool built in Feb. 2026, and all bathrooms updated with new cabinets, shower tile, countertops and toilets.

This was our annual family vacation and the home exceeded all of our expectations. It is a beautiful home that was recently remodeled. It was impeccably clean, spacious, equipped with so many amenities and supplies. It has everything you need. Our favorite was the pool and waiting for the daily waterfall from 4-5pm. The owner thought of everything. It was an easy check-in and check-out. Communication was great if we had any questions. The home is close to all the beautiful beaches and great restaurants. We even visited a few that were recommended in the book by the owner. I would definitely stay here again and will recommend to family and friends!

Incredible home and pool was perfect for our learning to swim 9 year old. Our family of 6 was very comfortable and we would love the opportunity to return.

We really enjoyed our stay here. It’s nicely located, central to everything we wanted to do and see. A very comfortable home to stay in with all the necessary amenities. Hope to stay here again if we don’t buy a place.
