Floor-by-Floor Description
Entry Level: Designed for entertaining, the Great Room combines a high-end kitchen, dining area, and a living room with a 65" Smart TV and premium sound system. This level hosts the Primary Suite, a queen guest room, an additional king bedroom, and a dedicated den for use as an office or quiet sitting room. Outdoor spaces include a covered front porch and a rear screened-in porch with golf course views.
Second Level: Offers three additional bedrooms, including a second Primary Suite with a king bed. A massive bunk room provides versatile sleeping arrangements with multiple bunk sets and a trundle. Every bedroom is equipped with a Smart TV, and several feature unique Smart Mirrors.

Bear Trap Dunes, a community among Delaware's finest destinations for relaxation, rejuvenation, and enjoying the best spoils of beach life. Guests will enjoy two refreshing outdoor pools, an indoor pool, fitness center, tennis & pickleball courts, basketball court, snack bar, beach shuttles with a mobile tracking app, golf pro shop, and Coastal Kitchen restaurant & pub. Voted in the top 5 golf courses in Delaware by GolfWeek and Golf Magazine, Bear Trap Dunes Golf Club features a scenic Rick Jacobson designed golf course set on coastal terrain and abundant sand dunes, providing a traditional golf experience: golf as it once was, golf as it should be.
Amenity Passes are required for use of the community amenities and you will be provided a link prior to arrival to purchase your passes online directly from the Bear Trap HOA. There are no refunds of any kind for passes purchased. To access amenities renters may purchase passes at the prevailing rate established by the association. Passes may be purchased up to the allotted housing limit by accessing the website or purchasing at the Pavilion during normal operating hours. Children under the age of 4 do not require a pass.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.
STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.
MISCELLANEOUS
-The maximum occupancy is 17 people.
-There is parking for 4 vehicles.
-No pets, smoking, vaping, or events are allowed.
-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.
-The property owners we represent do not permit reservations for groups under the age of 25.
DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. This house was the perfect site for our long, Labor Day weekend beach trip! It very comfortably fit five adult couples and four children ages 5 and under. We were impressed with the large open living space downstairs and the incredibly capable kitchen, which allowed us to prepare lunch and dinner a couple of the days that we were there. The screened in porch was a lovely place to spend some time and hang out and grill without getting eaten alive by bugs. The neighborhood itself was nice and quiet and was a short drive and about a 20-minute bike ride from Bethany Beach. There were a bunch of awesome bikes and beach chairs and accessories provided as well which was a nice surprise. Our only regret was that we weren't staying longer, and that there weren't daily amenity passes available. We would have loved to enjoy the pool and hot tub and fitness center but couldn't justify the 65 per person price for a 3-night stay. All in all, this place was a great find, and we would love to come back next year!

Our large group of multiple families had a wonderful week at this house! The house is absolute perfection for a larger group, especially a group with kids. It was clean and very beautifully decorated with a cozy, beachy aesthetic. The bedrooms are spacious, and we had multiple pack n plays in several rooms. The kitchen was extremely well stocked with everything you could need for a lot of people all at once. I appreciated the access to a vacuum for when the kids had some snack crumbs to clean up. The back screened-in porch was such a nice spot to relax and our eldest family member spent a great deal of time enjoying this space. Speaking of, this house is perfect if there are any elderly family members in your group bc there’s bedrooms and full bathrooms all on the ground floor level. The Beartrap Dunes community itself is beautiful. The neighborhood is lovely, with lots of shade and sidewalks for walking. There’s a shuttle stop that takes you into Bethany about a 3 minute walk from the house. The pool area is incredible! Our family loved spending hours at a time swimming and relaxing by the pool. It wasn’t overly crowded and you can bring your own food/drinks which is always a positive! We would love to come back to stay here and cannot stop raving about this incredible vacation home!
