Palm Hill is a lovely, 3 Bedroom luxury villa located on Great Cruz Bay. This wonderful villa offers guests 3 air conditioned bedrooms, all with gorgeous water views.
The villa sits on a hill with unobstructed views of Great Cruz Bay and beyond over Pillsbury Sound with colorful sunsets over St. Thomas to the west.
The spacious great room and open kitchen have a rich and elegant island décor, and flow out through large arched doorways to a breezy covered veranda where you can enjoy your dinner and refreshments and study the horizon for that elusive green flash.
Palm Hill has an inviting pool centrally located outside the great room, for a quick dip after a day at our world renowned beaches. There is one king bedroom and two additional bedrooms that can be made up as a king or two twins. The bathrooms are ensuite with built-in closets and showers with Caribbean views.

We enjoyed our stay at Palm Hill. We loved watching the boats come and go out of the bay. It was nice to soak in the pool after a long hot day. The 3 suites were perfect for our family. The kitchen was well stocked with all appliances, glasses, plates, cutlery, pots/pans, mixing bowls and platters. The fridge had an ice maker which was nice. No need to bring anything, they had it all available all the way down to coolers, beach chairs and towels. We didn’t use any but they had a bunch of games, cards, books and DVDs. Also binoculars. Literally just pack your sunscreen and suits and you’re good to go. We did have to fend off no-see-ums so maybe stop at the local store for spray on your way to the house the first day. They have the sprays in all the stores so it’s obviously an issue there in St. John. But once we sprayed the area and ourselves we were good to go. It can get a little toasty in the main house since there is no AC. We purchased a box fan and left it there. We had all the fans running to circulate air. We were there during the hottest time though. Would definitely go back and hope to have the opportunity again some day.

We just stayed here last week - 2 couples + another friend. Beautiful villa and very well equipped with anything you would need for the beach, cooking etc.... Very clean and well kept which is different from a lot of rentals that we have had in St. Johns - most are a bit "shabby" and well worn. The pool was wonderful with a fountain stream of water that could be turned on when you wanted. Comfortable furniture (again a rarity) and each bedroom suite was equal so great for our group - no one had the "worst" room. Every bedroom suite had a king size bed, large bedroom, walk in closet and great bathroom with large walk in shower - all this and a view from each bedroom. Two reasons I didn't give it 5 stars - 1. the stairs going down from the parking is a killer and would have been good to know before booking. We were all older adults so the stairs were difficult. 2. No TV's in the bedroom suites - there is a TV in the great room area but with no air conditioning in the great room/main house, it was unbearably hot to watch TV in there at night - even with the paddle fans going.

My husband and I and two other couples stayed at the Palm Hill for 10 days in May. This was our second time staying in this villa. The view is awesome! We enjoyed sitting on the porch and watching the iguanas in the trees and the boats come in and out of the bay. The house has everything you need and is very conveniently located to town. The separate bedrooms gave each couple their privacy. Two thumbs up for this villa. You can't go wrong when you stay in Palm Hill!

The house is a beaufitul home with amazing views and great location. Home is in need of minor repairs and TLC as well as cleaning. We had to change a/c filter, doors jamming, washer needs maintenace, pool, beds were awful (we tried all three) no ice. On arrival greeter was extremely confused and took much to long to meet us at ferry. House was dirty, but very well stocked. Would have been nice to know that there was daily construction at house next door, beginning sharply at 7:30 am thru the day.
