The Space:
This artisan craftsman cottage has two bedrooms, two full baths, and was built in 2014. It has an open-concept floor plan with large common spaces that have plenty of room for gathering with your friends and family, large family dinners, or group hangouts. It has all modern features, including stainless steel appliances, hardwood floors, granite countertops, crown molding, washer and dryer, and a flat screen TV. In addition, there is a kitchen counter-top bar; a large shaded front patio with seating; and a back patio with an in-ground pergola, outdoor furniture, and string lights, which sets the mood for any gathering. The backyard is completely enclosed in a gated privacy fence.

-Additional guests outside of your confirmed guest count are not allowed on our property unless pre-approved PRIOR to your stay.
-We have a zero tolerance policy on our property being used as a "home base" for parties or visitors to come & go.
-We have exterior cameras to verify who is entering our home.
-If you exceed your confirmed guest count, you will be asked to leave immediately and charged a $500 fine.
-Upon confirming your booking, you are subject to our House Rules, which includes this disclaimer.
**There is an additional $200 fee for guests wanting to book my property for filming and/or photography. A location agreement must be provided to me prior to your shoot date.**
The total price of the reservation is based on the nightly rate set by the host, plus fees or costs determined by the host or booking platform. Extra guest fee charged by some hosts for extra guests beyond a set number, which may fluctuate.

The house was meticulously clean, and the host was highly communicative. The layout of the house is great and very roomy.There were a couple of things that could’ve better:1. The beds are very firm, for us that was very difficult for sleeping. Maybe for others it would be fine.2. The neighborhood did not feel safe enough to walk in, which is a major drawback for us. Some houses and cars were well kept, while others were run down. There’s a broken down car on the street we stayed on just sitting in the grass.3. We prefer to cook vs eating out and we always rent houses on vacation for this reason. I’ve never stayed in a house before that has zero condiments or spices besides salt. We had to go out and buy it all, which was a major inconvenience after I had ordered groceries to be delivered upon arrival so we could cook dinner.Overall, the house itself is nice, it’s just not the right fit for our needs.

The process I went through to rent this property was unlike anything I've had to do before. There were several pages that had to be documented as being read in addition to providing a copy of my DL. Understandably, you've had a bad renter experience but I'd suggest not making future renters pay for it. Our group was all over the age of 58. We came to town for a 65th birthday not a rager.
I felt we were not told the truth when asking for an early check-in.Our flight arrived at 9:40am, check-in is 4:00. First i was told the house was being inspected, when i checked back around 12:00 I was told the cleaners were there. If that were so they didn’t sweep the rug in the living room or the back porch.
We loved Nashville and the house. We also felt safe in the neighborhood but will rent a different place next time.
