About this house rental

Spectacular views in every direction! This bright direct ocean front four-bedroom /four and half bathrooms (including two master bedrooms) townhome is just off the beach with spacious front balconies to watch the sunrise. It features free wireless internet and cable (HBO), a new 60 inch smart TV with Blu-Ray, a fully-equipped kitchen, a high-efficiency front-loading washer and dryer, forced-air central AC/heat for your comfort.
The only thing between you and the ocean is a strip of dunes and vegetation. There are no roads to cross, no traffic noise, and no crowds – just the peace, serenity and beauty of this beautiful, lifeguard-protected spacious stretch of white sand beach! The balconies provide a view of the vibrant colors of the ocean, the Atlantic City skyline, and the unmatched beauty of the dunes.
The large, fully-private 3rd floor master bedroom has a king bed and magnificent views of the ocean. The marble master bath has a rain shower with 6 body jets and a handheld showerhead. Relax on a private balcony watching dolphins swimming by or enjoy a sunrise over the ocean.
The 2nd floor living/dining room has a soaring 20' open ceiling with a ceiling fan and new living room furnishings, including a full size leather sleeper sofa and a dining set. The kitchen is fully-equipped and stocked with cooking utensils, dishes and appliances. It has an open counter overlooking the spacious dining area and living room, and a balcony with views of the ocean beyond.
The 1st floor features a spacious master bedroom with a king bed. Relax on the private balcony overlooking dunes. This second master bedroom adds to the expanded choices of staying with friends and family. There are two other bedrooms on the 1st floor: one is with two twin beds and a private bath, another is with a queen size sofa and also a private bath, and a TV.
On the ground level, there is an outdoor shower with hot water and a driveway with parking for at least 2 cars.
Check out our beach closet with beach chairs. Six (6) beach tags are included.

A shopping plaza with ACME groceries, pizza, and ice cream is within walking distance

ADDITIONAL RENTAL INFORMATION:

* No 'Senior Week' availability /No 'prom week/weekend' availability
* No rentals to travelers under the age of 25, strictly enforced
* Property is monitored outside by camera covering townhome association grounds.
* Self-Check-in after 3 pm and Self-Check-out before 10 am.
* The occupancy limit is 8 including children and infants.
* Six (6) beach tags included during season
* Pillows and blankets are provided but linens and towels are the responsibility of the tenant.
Here is the suggestion what to pack depending on the size of your group:
Two (2) King bedding sets;
One (1) Queen bedding set;
Two (2) Twin bedding sets;
Towels/ beach towels for number of people staying;

The townhome is a 4-level structure with multiple staircases and no long hallways - we recommend packing your belongings in soft, smaller size travel bags to ease navigation of the stairs and to avoid personal injury.

The townhome is fully equipped with glasses, plates, utensils, coffee maker, kettle, stove, microwave, refrigerator, etc.

Starter sets of toilet paper, hand soap, dishwasher liquid, and paper towels are provided. You may need more supplies depending on the length of your stay and the size of your party. Basic cleaning supplies are provided as well.  Please do not place loose trash in the container - please use trash bags.

Parking:
Please park on the driveway. You can park two or more cars depending on the size. Additional parking is available on the adjacent streets: please follow the posted rules. Please do not park on the neighbor’s driveway to avoid towing.
Trash & Recycling:
Trash and recycling pickup is provided by the City of Brigantine. Please place the trash and recycling bins at the curb at the end of the driveway on Thursday evening, as pickup occurs early Friday morning.
Due to the city’s pickup schedule, you may occasionally notice trash or recycling in the outdoor bins from previous guests. This is normal between guest turnovers. We simply ask that your group place all bagged trash and recycling in the appropriate bins and move the bins to the curb on Thursday night and bring bins back on Friday. Thank you for helping keep the home tidy and ready for the next guests.
Check-in: after 3:00 pm
A message will be sent if property becomes available earlier than 3 pm.
When you arrive, please inspect the home for cleanliness.  If ANYTHING is not acceptable, do not hesitate to contact owners
Checkout:  before 10:00 am
On the morning of your checkout, please do the following:
- Bring all trash to the trash can located underneath the townhome entrance staircase:
             please do not use a neighbor's container to avoid complaints;
             please do not place loose trash in the container - please use trash bags;
- Please run the dishwasher and return dishes, cups, and utensils to their proper cabinets and drawers.
- Please leave the unit in the state of cleanliness as you found it.- Please leave 6 (six) tags/badges* on the kitchen counter upon your departure for the next guests
- Lock the entrance door as you leave. Have a safe trip home!
Extras:
We have at least 4 beach chairs* that are included in your rental.
Property is providing 6 (six) beach tags/badges* for travelers to use.
Please leave them on the kitchen counter upon your departure for the next guests.
*Not applicable for late fall/winter/ early spring vacations.
Beach access:
To get to the beach: from the front porch, go down to the driveway. At the end of the driveway, turn left and pass 3 identical to our property townhouses. Turn left again, and you are on the path through the dunes to the beach

Please note:  quiet time from 10:00 PM until 8:00 AM

Household Rules (Excerpt from Rental Agreement/Household Rules):
1. Smoking is NOT allowed.
2. Keep the property and all furnishings in good order.
3. For safety concerns and convenience of other renters, the moving or rearranging of the furniture is not allowed, including furniture on the decks.
4. No open fire or oil-based lights or candles are allowed at the property.
5. Only use appliances for their intended uses.
6.  Property has Anderson casement windows. There are two locks on each window. These windows are not intended to be opened in high wind/gale areas because once wind picks up, the windows may not be able to close without breakage. We do not recommend opening the windows as the screens are not installed, opening a pathway for wildlife to enter the house. We instead recommend using air-conditioning to achieve comfort or opening the balconies doors with screens for fresh air.
7. Pets are NOT allowed.
8. Parking is available for at least 2 vehicle(s). Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Do not park in our neighbor's driveway.
The property is equipped with an outside security camera monitoring townhome association grounds.

TV Service
The TV service at the property includes local channels and HBO. If you would like to watch your home subscriptions (e.g., Netflix, Amazon), there is a Smart TV in the living room; using this TV, you can log in to your home subscriptions.
All TVs at the property are equipped with HDMI cables. Using HDMI cable, you can connect to your home cable provider website through the Internet to watch your home subscription. You will need your computer to do so.
Master bedrooms have BlueRay players also connected to the internet; you can watch your home subscriptions by logging into your TV provider websites using the internet through BlueRay players.
Thermostat
The property is equipped with sliding door sensors. There are three (3) sensors installed. The AC/Heat pump will shut off if any of the sliding doors located on the first, second, and third floors are opened for more than 30 seconds. Once all sliding doors are closed, the system will turn on and reset to the scheduled value.
If you notice that the AC/heat pump is not operating, please check if all three (3) sliding doors are closed.
Please do not tamper with the thermostat and sensors to avoid equipment damage.

We strive to keep our house clean: rugs, carpets, tile, and hardwood floors are freshly cleaned for your stay. Please keep your shoes at the entrance on the first floor.

The house is absolutely beautiful and very spacious. It was spotless and we were impressed with how it was well stocked. The beach was within walking distance. The owners reached out to make sure everything was okay. Nice quiet neighborhood. Will definitely stay there again.

We had a wonderful two weeks in Brigantine! It was our first time staying at this beach, and it exceeded our expectations. It was quiet, remote and very family oriented. The hometown, warm feel was a nice change from Ocean city or Avalon. We loved that we were able to take a nice walk to get ice cream, tacos or to the Italian Bakery. Andrei and Elena were super hosts. The house was immaculate when we arrived, and we had everything that we needed for a two week stay. One of the. best parts about the house was the view of the greenery and the ocean from the back decks. The wide dunes/trees allowed for a lot of peach and quiet, which is what we wanted! The beach was a nice walk, but not bad. The big beaches made it easy to social distance. We all loved going everyday. I would have loved an extra small dresser in the master on the first floor for my daughter who utilized the sofa/bed in that little nook, but all in all we made it work to try to figure out extra clothing space. It was a wonderful family vacation, and we were so grateful to have been able to use this great home. Highly recommended!!
