Ocean Villa is a, Beachfront Villa with a separate villa situated on large private lot (1.4 acres) with over 280 feet of ocean frontage including your own beach. From your beach it’s only a short walk (100 feet) in knee high water to one of the best beaches in all of Turks & Caicos, Sapodilla Bay Beach. Your family can enjoy the best of both worlds, your own beach and still be steps from a larger beach.
Sapodilla Bay Beach is perfect for Children. The water very inviting, it’s calm, crystal clear and a beautiful Turquoise colour. The beach is subject to tide. (low and high tide)
Kids can play and snorkel right in front of the villa while parents sit in chaise loungers overlooking the ocean.
The main villa is situated on a point of land between two small bays within the larger Sapodilla Bay. This positioning gives the villa 280 degree views of the Ocean. Both villas and the pool enjoy Westerly ocean views perfectly positioned to capture the sunset.
Ocean Villa is perfect for large families and groups of friends who want to vacation together, but who desire a bit of personal space, as well. The property has two villas. A 6000 sqft main villa with eight bedrooms and seven bathrooms. The main villa is open concept and very spacious. It has a kitchen, formal dinning room, large living room, a bar and a lot of indoor and outdoor patio space. The guest villa adds two large bedrooms, each with its own bathroom; a large separate living area; kitchen and bar and two pools with poolside gazebo. The guest villa has two bedrooms with ensuite washrooms and a large pool. That is 3 pools total!!. With 2 separate buildings and over 7500 sq. ft. of elegant living space, swimming pools; its own beach and a large private setting this is a beautiful property which delivers a lot for the vacationing family.
The sand in front of villa is sugar white! The water simply laps at the shoreline, because there is so very little wave action. You can snorkel right in front of the property and see coral, fish and sea turtles.
We do require our own completed liability wavier /contract before sending the check in email.
AIR CONDITIONING OPTIONAL: Although tropical breezes and fans keep the villa pleasant, optional air conditioning is available in all bedrooms and common area at an We provide a thousand dollar allowance. Electricity and Water is metered separately. Conservation is encouraged.
Number of bedrooms offered with depend on number of guests. All guests must be disclosed in the platform, including children. All people in your party, regardless of age, must be included in the booking numbers.
CANCELLATION: We STRONGLY recommend “Cancel for Any Reason” insurance available from large, reputable insurance companies for anyone who has any
reason to believe he may cancel at any time. Travellers can obtain such insurance; Owners cannot. You MUST have insurance in order to obtain a refund for any reason within the no refund period.
CHECK IN/CHECK OUT: Custom Check-in (3:30pm-4 pm, typically). Every effort is made to offer early check-ins. However, completion of housekeeping depends greatly upon the condition in which the group departing on the same day leaves the villa. Let me start with what to me are the two most important elements of any vacation stay - the location/accommodation and communication with the owners/manager. For these criteria Kathy & her Ocean Bay Villas knocked it out of the park! Communication throughout the whole process was fantastic- timely, & incredibly informative/helpful 11/10! The layout of the houses was exactly what we wanted - multiple masters with private en suites and great common areas. I literally can’t say enough about the actual piece of property (I tried & used all 1500 characters before resubmitting this), and how beautifully it’s laid out - pools & pergola covered sitting spots nestled in the tropical landscape connected by natural stone & tile pathways gave a sense of privacy & serenity. The villas were well appointed with linens, furniture, plates, cutlery, you name it. To be fair the overall impression was only slightly muted by what could be described minor up keep - more so the 2nd villa than the main one - some loose hardware - a torn or missing screen - and for us our dishwasher didn’t function - but we get it - tough to predict that & maybe tougher to get fixed/replaced the week between X-mas & NYE anywhere much less the islands. Everyone unanimously agreed the positives vastly out weighed minor grievances - zero deal breakers for us. I’ll say again - the structure, layout & location may be the best the island has to offer! And the ultimate test - would we come again? Unequivocally, yes!

The property at the 2 Ocean Villas was absolutely breathtaking! The pictures and listing do not even do it justice. There are so many wonderful amenities, but the private ocean area was unparalleled. We had 17 people and never felt crowded. Las Brisas was the restaurant within walking distance and it was delicious. We went there several times and it ended up being everyone’s favorite place. Our biggest suggestion would be to allow Venmo, PayPal or some sort of alternative payment to cash upon check in and check out in this day and age…especially after advising us to not bring too much cash for safety reasons. That made the trip quite a bit more stressful.

The Ocean Villa complex (2 buildings) is perfect for large parties. We had 22, which were mostly adults but there were 6 kids. I love how everyone could be doing different things but we're all still hanging out together (unlike at a resort). Beach, cabana, sunning, cooking, etc. The place is amazing, spectacular views, low key. We loved everything!
