Topflite 12 is a spacious Sunriver retreat with the warmth and character of a classic lodge, set just a short walk or four-minute bike ride from the Deschutes River. With 2,560 square feet, five bedrooms, generous gathering spaces, and a large back deck, this home is especially well suited for families and groups who want room to relax and enjoy Central Oregon together.

Inside, pine-beam vaulted ceilings, comfortable furnishings, and abundant natural light create an inviting atmosphere from the moment you arrive. The open floor plan keeps the kitchen, dining, and living areas connected, making it easy to gather for meals, conversation, and quiet evenings by the gas fireplace.

The well-equipped kitchen is ready for the chef in the family, while the large back deck offers plenty of space to enjoy warmer days outdoors. Whether you are starting the morning with coffee or ending the evening beneath the pines, the setting encourages a slower Sunriver pace.

Main Level
Bedroom One features a king bed and private ensuite bathroom. Bedroom Two offers a queen bed, while Bedroom Three includes a king bed. Bedrooms Two and Three share a full connecting bathroom, making the layout especially convenient for families or friends traveling together.

Upstairs
Bedroom Four features a king bed, while Bedroom Five includes two pyramid bunk beds. These bedrooms share a Jack-and-Jill bathroom, creating a practical setup for couples, children, or extended family.

Entertainment is easy to come by at Topflite 12. The living room includes a 65-inch Smart TV, while the remaining TVs are also Smart TVs for streaming. An Xbox with games, ping pong table, and multiple DVD players provide even more ways to enjoy a relaxed evening at home.

Outside, the private eight-person hot tub offers a peaceful place to unwind after a day of biking, hiking, or exploring the river. Four adult bikes make it easy to set out along Sunriver's pathways, while the large driveway and three-car garage provide ample room for vehicles and gear.

Topflite 12 is a home made for shared meals, river days, bike rides, and evenings that bring everyone back together. Comfortable, spacious, and close to the Deschutes River, it offers an easy home base for making lasting Sunriver memories.

We just returned from a three day mini vacation at Topflight 12. It was such a wonderful experience. The home was lovely and fully equipped for our large family of 13. The kitchen was stocked with everything one could possibly need including a griddle for pancakes! The living room was large and very comfortable with a gas fireplace, lots of board games and toys for the little ones, and of course, a big screen TV!All of the bedrooms accommodated all of us and the beds were also very comfortable.But best of all, the staff, especially Colton and Gabby,were so accommodating and helpful, and always got right back to us with an any questions that we had. Thank you!All in all, it was a five star experience and we would highly recommend it.Hope to visit again.

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We had 14 family members staying at 12 Topflight for nights following Christmas. It was our first time at this location. The house is beautiful, but there are several reasons why I don't think that we will rent it again. The main one for my husband and me is the fact that there is absolutely no area for quiet reading or conversation. The only chairs in the house are the wooden dining room chairs and bar stools and two huge overstuffed chairs, a couch and a loveseat that were ALL in the combination living/dining area. My husband and I are in our 70s and because we needed a quieter area to relax, we were forced to go sit on our bed in the master bedroom to either read, watch TV or sleep. With my back problems, sitting on the bed just does not work for me for long, and since everyone else congregated in the living area around the tv and fireplace, there was no other place for us to go or be. We left after the 2nd night as we could no longer handle another day and night there. Another curious arrangement of the house was that the most direct way to the hot tub was through our bedroom/bathroom in the master bedroom. The others could go out the sliding glass door in the dining room, too, but they had to walk on a narrow dug-out pathway through the snow that was hard to navigate after dark, especially. The bedrooms were set up nicely, we thought, and the kitchen was well-stocked with utensils and pots and pans. We had to buy quite a few of the staples that are frequently provided in some of the other homes we have rented in the past... cooking oil, salt, sugar for coffee, etc. If not for my husband and my needs for some quiet space other than perched on our bed, the younger members of the family would have rated this as a good experience.
