Nestled on a serene two-acre country property in Edgartown, we offer two well-appointed homes just 1.5 miles from State Beach and Edgartown Harbor and Katama Beach and Bay.

Each of our homes is situated on its own private half-acre. We offer:

Rental Terms & Stay Information
You’ll enjoy exclusive use of the entire home during your stay.
Most weekends from March 21 through April, and in May, June, September, and October, require a three-night minimum stay. Rates listed during these periods are based on a three-night weekend rental.
On occasion, we may offer last-minute specials—typically within one week of arrival—during which we may consider a two-night weekend rental. Feel free to inquire about availability.
During July and August, we generally prefer a seven-night minimum stay, with Wednesday-to-Wednesday bookings. Wednesday is the easiest day to get over on the ferry. However, we’re always happy to discuss flexible options—just ask.
Prior to your arrival, you’ll receive an email with all check-in instructions, including how and where to find the key to the home. We are always available by phone, text, or email to answer your questions whether that is before booking, afterbooking, or while you are staying with us.


OLD: Interaction with guests
You will have complete privacy!!!! I live on my compound and will be available in person when you need me. I will be available 100% of the time by phone, text or email.

That said, we respect your privacy and understand the importance of enjoying uninterrupted time with your family and friends. We will never stop by unannounced and will only reach out if necessary or at your request.

Beautiful Location & Trails: Our property is conveniently located right off Pennywise Path, which is one of the island’s ancient ways and a serene sandy hiking trail that leads directly to Morning Glory Farm—perfect for peaceful morning walks or exploring the island’s natural beauty.


Outdoor Amenities: Enjoy our delightful outdoor shower after a day at the beach or hiking. Or maybe this is your preferred way to start the day. The large sun-drenched yard and open field provide plenty of space to relax, play, soak up the sunshine, or splash in the water.


Beach Fun: We offer a variety of beach toys available for guests to borrow, ideal for families or anyone enjoying the shore.


Group-Friendly: Each home comfortably accommodates 6 to 10 guests. For larger groups, we can rent both homes on the property.


Entertaining & Gatherings: The spacious outdoor area is perfect for inviting friends over for dinner or casual gatherings. For larger parties or special events, please speak with us in advance so we can accommodate your needs.


Special Events: Our expansive field is available for small weddings, family reunions, or celebrations.


Private Yet Connected: Each home sits on its own half-acre within the two-acre property, so you’ll have plenty of privacy while occasionally seeing other guests if both homes are rented.


Responsive, Respectful Hosting: We live nearby and are available 24/7 to assist you. We respect your privacy and will only contact you if necessary or upon request.


Pet Friendly: Well-behaved dogs are welcome—please notify us if you plan to bring a pet. We have occasionally accommodated other animals as well. Please contact us about your well-behaved pets and travel companions.


Quiet Hours: To ensure comfort for all guests and neighbors, we ask that you observe quiet hours after 10 PM.


Short-Term Rental Tax: A 9.7% Massachusetts rental tax applies (5.7% to the state and 4% to Edgartown), similar to hotel stays.

We had such a great stay at Cliff's place. What you don't quite see here is that it's on a little sort-of compound along with Cliff's house and a few other rental cottages he owns. It's a large property and it feels kind of like being at camp with your family. There are bikes you can use, cornhole, a basketball hoop, a pingpong table and and – our family favorite - Axe throwing! (Totally fake/safe, plastic axes but so much fun!)We'd totally come back again. Hope we do, in fact.

The location of the property was incredible! Secluded but close enough to everything. We were able to rent bikes and really enjoyed riding around the island. Cliff is a super great and accessible host, and the house was impeccably clean!!! The light fixtures and furniture really should be updated. We loved the outside shower.

Cliff’s house was perfect for our weekend wedding trip. The house was extremely clean and organized and the kitchen well stocked. Beds were very comfortable. The house came with sheets, bedspreads, and plenty of towels. This is not common for many rentals so this was a major plus. The home is close to downtown Edgartown which was very helpful. We would definitely rent here again.
