The Space:
The Manatee Bay home is an expansive, five-bedroom, four-and-a-half-bath home located in the quiet neighborhood of Key Colony Beach. This ½ acre-secluded lot overlooks Shelter Bay, where you will find boats bustling in and out, and abundant sea and bird wildlife. This home has something for everyone in the family and offers plenty of room for the perfect Keys getaway. Relax in the screened-in porch while playing a fun game with the family, or hang around the dock area to catch fish.

-Open concept kitchen with large island and seating for 4 with separate TV

-Secluded master king suite on main living floor with large double vanity bathroom
-Full bath easily accessible off of living room
-2 Guest bedrooms on main living floor – One with 2 full beds and one with 1 king
-Additional full bath which doubles as a cabana bath
-Separate second refrigerator in main living floor bedroom hallway
-Upper floor has additional king suite and a twin bedroom with a Jack & Jill bathroom
-Large balcony accessible from both upstairs bedrooms overlooking the striking bay views

All year around there is a $150 charge/week for pool/spa heat already included in the quoted reservation total.
Booking Policies:
Minimum Stay: A 7-night minimum stay is required by city regulations, with no exceptions. The city determines the maximum occupancy, and it cannot be exceeded, covering adults, children, and infants.
Cancellation Policy: We maintain a strict 60-day cancellation policy. If the cancellation is made at least 60 days before the arrival date, you can cancel your reservation and receive a full refund, excluding processing and admin fees. If you cancel within 60 days of the arrival date and we are able to secure another booking for the same time by opening the calendar, you will receive a full refund, minus processing and admin fees. If we are unable to secure another rental for the specified time, the deposit will be the only amount refunded.
Contract: Upon confirmation of your booking by our office, you will receive an Adobe E-Sign contract for signing. Once signed, the contract will be automatically returned to us.
Payment Options: The total reservation charges include credit card processing fees by default. We are happy to accept checks or EFT bank payments with no additional fees, and in those cases, the processing fees can be removed from your total once you confirm your preferred payment method. Credit card payments are subject to the following fees:
– Visa, MasterCard, and Discover incur a 3.5% processing fee (excluding taxes and deposit)
– American Express incurs an additional 0.99% fee (excluding taxes and deposit)

Ten of us came down for my sons 40th birthday and my wifes birthday. We had a wonderful time. The home, pool, hot tub, dock, putting green and tiki bar area were all amazing. We rented a 32 ft boat for fishing, snorkeling and sun set cruises. We would definitely stay here again but maybe in the winter next time. :)

The property was in excellent shape and had many great amenities. The screened in pool area was wonderful and was used every day. The layout of the house was well thought out with a large kitchen opening to a combination dining/ family room. The bedrooms and bathrooms were well appointed and maintained. The only disappointment with the property was that the hot tub was full of green water when we arrived and, despite a visit from a pool maintanence person, the water remained cloudy for the duration of our visit.

We had 6 adults and 4 children. The outside space is amazing. Enclosed pool, hot tub, and dining table. Lots of outdoor games that we really enjoyed. There were a couple of things that we didn’t like but are easily fixable. First would be blackout shades for the bedrooms. As soon as it starts getting light outside, you’re going to know. Second is the 0900 checkout. That’s way too early. The property management company was easy to deal with. We had a couple of issues and they quickly responded. Our family definitely recommends this house. We had a great time!!!
