Conveniently located just 4.5 miles from the fabulous village of Greve in Chianti and approximately 13 miles from the vibrant city of Florence, the villa offers the perfect setting to experience Tuscany at its very best!

About the property.
Since 1971, the estate has been owned by the Folonari family, a distinguished name in Italian winemaking and one of Tuscany’s most esteemed and successful wine-producing families.

The villa underwent its first complete restoration in 1992, carefully preserving its original charm and architectural features. More recently, the interiors have been meticulously updated to the highest standards, blending traditional elegance with modern sophistication. Each living space has been thoughtfully designed and adorned with artwork from the owner’s private collection, featuring both ancient masterpieces and contemporary pieces.

The villa is set amidst 90 hectares (220 acres) of vineyards, 15 hectares (37 acres) of olive groves, and overlooks a sprawling forest of century-old maritime pines. The garden, arranged across multiple levels, features a stunning terracotta terrace with vineyard views, a shaded retreat ideal for relaxing on warm summer days, a private heated pool offering breathtaking views, an olive grove, and a spacious lawn perfect for outdoor summer banquets. Altogether, the estate spans an impressive 385 hectares (950 acres) of land.

The Location.
The villa is ideally located just 4.5 miles (a 10-minute drive) from the beautiful village of Greve, often considered the “gateway” to the Chianti Classico region, at the heart of Chianti. The village’s charming main square, Piazza Matteotti, serves as its centerpiece, surrounded by excellent restaurants & wineries, cozy cafes, a local market, and a variety of traditional grocery stores and artisan shops.
The historic center of Florence is approximately 13 miles away, about a 25-minute drive, with the Florence Airport located just 19.5 miles from the villa (about a 32-minute drive).
Siena, another iconic Tuscan destination, is about 36 miles away, reachable in roughly 50 minutes to an hour by car.
For added convenience, a bus stop is located within walking distance of the villa (2 km/1.2miles), offering connections to Florence and nearby towns such as Greve, Panzano, Radda in Chianti as well as San Gimignano and Siena.

The heated pool.
The villa features a private heated pool, maintained daily for cleanliness and comfort. The pool area is equipped with a full set of cozy sun loungers, parasols, a gazebo, and a shower. With essentially full sun exposure throughout the day, the pool water naturally reaches ideal temperatures, often up to 30°- 32°C (88°- 90°F). The pool measures 11 meters in length and 5 meters in width (36 x 16 feet).

The Layout.
The main building spans three floors and covers over 1,700 square meters (18,000 square feet). It includes 9 double bedrooms, each with an en-suite bathroom, along with several expansive living areas and 2 fully equipped professional kitchens. The villa comfortably accommodates up to 18 guests (upon demand, it is possible to add two extra Twin beds to accommodate a total of 20 guests).

Ground Floor
- Spacious, light-filled Entrance Hall, offering access to the rear garden and the west-facing lawn in front of the villa.
- Pool Room (Billiard Room).

First Floor (All rooms are air-conditioned, except the kitchen)
- Access to the first floor can be gained from the entrance hall via stairs, elevator, or directly from the garden. This floor is home to the villa’s main living spaces, including:
- The grand Dining Room, featuring a fireplace and a large antique table that seats up to 30 people, highlighted by a stunning Murano glass chandelier. Three large French windows open to a balcony on the villa’s façade (north side), offering panoramic views of the beautiful Tuscan landscape.
- The villa’s fully equipped kitchen, seamlessly connected to the Dining Room, includes an open fireplace with a Tuscan BBQ. It is also equipped with a mirror, specifically designed to facilitate the most amazing Italian cooking classes, and a dining area with a table for up to 6 people.
- Two living rooms:
The main living room (about 60 sq.m./650 sq.ft.) is furnished with comfortable sofas and lounges, offering breathtaking views of the valley. It includes two 3-seater sofas, two 4-seater sofas, two armchairs, and four extra chairs. This room also provides access to one of the master bedrooms (called Baia al Vento).
The second living room is equipped with a large office desk, a 50” TV (with Sky satellite channels and surround sound system), and a spacious 7-seater sofa with 3 armchairs, allowing for large families to comfortably relax as if in their own home. This room also has direct access to the garden.
- 7 bedrooms, all with en-suite bathrooms:
2 Master Deluxe Suites, each with a super-king-sized bed, a bathroom with a tub and separate shower, located next to the main living room with garden views.
2 King Bedrooms, each with a king-sized bed and en-suite bathroom with a shower.
3 Twin Bedrooms, each with 2 twin beds and an en-suite bathroom with a shower. (The twin beds in all three bedrooms can be combined to form a king-sized bed upon request).

Second Floor (All rooms are air-conditioned)
- Accessible by stairs and elevator.
- A smaller corridor leads to 2 double bedrooms, each with a king-sized bed and an en-suite bathroom with a shower.

** City Tax: The city tax is payable separately upon arrival, with children under 14 years exempt. It is applicable for a maximum of 7 consecutive nights, at a rate of €1.50 per night from November 1st to May 31st, and €2.00 per night from June 1st to October 31st.
