The second bedroom with a queen size bed, bathroom and walk-In closet has access to the pool.
The third bedroom is spacious, equipped with king size bed and walk-In closet, sharing a bathroom with a fourth bedroom with contains two single beds and walk-In closet.
The fifth bedroom, it contains with a king size bed, bathroom and the six bedroom comes with one matrimonial one single bed and a Bathroom.
Each bedroom is equipped with an AC and ceiling fan.

We have different additional beds and cribs available can be arranged in some rooms by arrangement with the concierge.

Villa was great for our large party of 17. The place was very clean, having a housekeeper come daily around 9am to clean the house and refresh towels was great. The maid was at the house for at least 2 hrs per day. The concierge was wonderful. Before check in they were responsive to emails and answered our questions. They helped stock the fridge with essentials for when we arrived and he was there to greet us when we arrived. Very quick to respond during our stay with questions we had. The shuttle was great and included in the price. Easy pick up from arrivals. The driver had my number to text to make sure everything was good. The house is a great size for a large party, plenty of space to socialise and not feel crowded. The games room in the basement was great for the kids. The pool was really nice. It was not too deep which was reassuring with younger kids. Does lack shade during the hottest part of the day. The house has 6 rooms, 5 were a good size with lots of storage space. 1 bedroom was a little smaller than the others and had the shower in the room which was different but clean.One member of our party felt their bed was too firm. The concierge did everything they could to remedy the situation. I found our bed a little soft but was comfortable. Would be nice if the kitchen had a dishwasher and washer dryer was inside the house. The furniture in the living areas was comfortable and perfect for our group. Plenty of patio furniture around the pool.

The concierge service was excellent! With four teenagers, the pool, ping pong table and pool table were great to have to help keep them off their devices. We also appreciated having access to the private beach and the convenience of it being such a short walk to get there.

This house was spacious and clean. We had a large group but never felt like we were crowded is this beautiful villa. Check-in and out was easy and the concierge was always quick to respond.

We had an amazing experience staying at this beautiful house in Playa del Carmen with our extended family of 14, including a 6-month-old baby. The house was exactly as described—spacious, very comfortable, and well-furnished, making it feel like a home away from home.The game room was a huge hit with both the kids and adults—plenty of games and space to relax and have fun together.The location is perfect—just a short walk to the beach, which we enjoyed every day. It made beach outings easy and spontaneous, especially with the little ones.A special thanks to Mauricio, our concierge, who was incredibly helpful, responsive, and always accommodating to our needs. Whether it was answering questions or arranging logistics, he made everything smooth and stress-free.Also, the cleaning ladies did a fantastic job—friendly, thorough, and very respectful of our schedule and space.We truly enjoyed our stay and would not hesitate to come back. Highly recommended for large family groups looking for a relaxing and well-equipped place near the beach!
