The Space:

Welcome to our country cottage located just outside of Ellicottville NY and less than a 10 minute drive to Holiday Valley and Holimont resorts for year round activities.

Carley House Too is a 4 bedroom/2 bath cottage offering tasteful decor and plenty of space for up to 11 guests in a private family-friendly setting.

Outdoor amenities include a large covered deck with a firepit, hot tub, horseshoes & BBQ grill. Propane and firewood are provided at no extra charge.

Indoors there is a games room for kids of all ages including billiards, air hockey, foosball, tabletop video games, darts and a selection of board games.

Free parking, WIFI, and air conditioning are all included with your rental.

Once you've experienced this cottage, your group will be sure to return to Carley House Too!

Guest Access:

Guests will have full access to the house and amenities during their stay. A personalized door entry code will be sent prior to your arrival for easy access.

The Neighborhood:

Seneca Iroquois National Museum and Griffis Sculpture Park are cultural highlights, and some of the area's attractions include Watson's Chocolates and Nannen Arboretum. Traveling with kids? Consider Sky High Aerial Adventure Park. Enjoy the area's slopes with cross-country skiing, snowboarding, skiing, tubing and don't miss out on the snowmobiling.

The house was perfect for my family.... plenty of room. The game room was great, we all loved it! The hot tub was the best feature for sure. My boys enjoyed golfing everyday, my girl's enjoyed the village coffee shops and shopping. Enjoyed every moment making memories

Nice space to stay with friends if you're visiting the area. Bring paper towels we ran out. The upstairs has no fan for the bathroom or bedroom and it gets very hot at night in the upstairs bedroomGame room was super fun . Could have used more firewood for the stove but so nice to be by the fire. Overall a great space to use.

This was a nice place to stay. We met our friends from out of town and the kids had a blast on the air hockey table. Adults had a relaxing night in the hot tub after the kids went to bed. It was a good, clean place and an easy 12-minute drive to Holiday Valley.

The property was exactly as described and the owner was incredibly responsive. We had some issues with the hot tub that the owner promptly addressed and even offered a discount due to the inconvenience. Overall this was a great experience. We would definitely book again.

We take a trip with our sons and their families once a year in the summer. This was a beautiful area that we traveled to for the first time. Unfortunately my one son and his family got COVID before the trip and had to stay home. However the ones of us that did make the trip had a great time and look forward to returning!

Great time at this location we stayed in July for a bachelor golf trip, the outside/ backyard was an awsome space fire pit grill and horse shoes along with a very cool collection of signage. The inside was nice and cozy I’m sure in the winter it is an awesome location for skiing, overall we had a great time at a great location.

For the third time, our group of college friends stayed at Carley Two this summer, and just like the times before it was a treat. The property is clean and well maintained, the back porch with firepit and hot tub are spectacular, and the Ellicottville area has so much to do and see. We'll definitely be back.

This place is awesome. If you don’t stay here then you are missing out. There is so much to be able to do at the house itself that it’s impossible to not have a good time. Pool, foosball, darts, horseshoes, hot tub, fire pit, they got it all. Or you can just chill out and relax on the back deck. Would definitely recommend this place to others.

The house location is about 12 minutes out from Eville, but along a busy road. If noise deters your sleep, take ear plugs. The set up is great for family fun, lots of gaming opportunities and we enjoyed that! The hot tub worked great as well. The home is older and in need of a thorough deep cleaning. The cabinets in the kitchen and both bathrooms, the refrigerator were dirty, and the couch is old and smelly... needs replaced. We understand issues with rentals as we have owned them but... follow up with your cleaners and make sure they are doing a good job, because they are not. The owner was quick to respond with a request and I appreciate that. Overall the stay with family and friends was great. We love Eville!!

That rear deck! My family and I spent more time on the back deck, at the fire pit, in the hot tub, ignoring the abundance of great recreational games (pool, air hockey, foosball & horse shoes). The owners truly care that you have a great time here!

Our group has stayed at Carley II once before and we are extremely happy with the property and the area. The porch, kitchen, game room, multiple bedrooms and bathrooms and the open living room with lofted master bedroom are all comfortable and well maintained. Specifically the back covered porch with hot tub and fire ring is a great spot, when we were in the house we were often out there. The house is extremely close to downtown areas in Salamanca and Ellicottville and there is a gas station nearby, our group checked out a few fishing spots nearby that were not a long drive away. We also enjoyed the neighbor's cat who came to visit us when we were out on the back porch. Five stars on all accounts.

Everyone loved the game room! When we weren't skiing or out, we were in there. The hot tub was great after all day at Holiday Valley. The location was very close to everything we wanted to do. Holiday Valley was a perfect place for our family to ski - easy long runs for our kiddo to learn and still be challenged. The town was cute too. Beware of the neighbor cat - it's too friendly. This was the biggest negative since this upset our dog and made entering & exiting a big challenge. Plenty of fire wood is provided, but you may want to bring some kindling to get it going. Definitely a good option for families and groups exploring the area!

Overall, this was a good value stay. We knew we were not renting the luxury condo. However, the house does feel old and musty. It is not good for someone with mold or dust allergies. The bedding was lacking and mattresses should be updated. We did enjoy the hot tub. The fuse did blow a few times and we needed help locating it, but the owner was responsive. The kitchen and dining room is very small for being able to sleep 11. Additionally, we would say it was a solid 15 minutes from the Holiday Valley base. Positives: our kids loved the game room and hung out the whole time. We appreciated a warm place to stay on 3 very cold nights and we made more memories as a family.

This is a great property! The entertainment they have kept all members of the family busy and off of the normal everyday devices. Great to see everyone laughing with a bit of friendly competition.
