Perfectly located between beach and 5th; one block from Playa's best restaurants on 38th. This Penthouse with Roof Deck has tons of outdoor space:
- Private roof deck with plunge-pool
- 2-bedrooms with ensuite baths
- Quiet, safe, and private
- Corner condo with tons of light and air
- Well equipped including high quality linens, kitchen pots/tools, etc.
- 24-hour secure building
- Steps to Coco Beach (200-meters)
- Steps to 5th Avenue (100-meters)
- Rooftop 1/2-bath with outdoor shower
- Bi-weekly cleaning service
- Washer/Dryer inside condo
- Constantly upgraded with nearby feet-on-street property manager.
Before you book, a few things to consider:
- 3rd floor walk-up (community pool is also on roof)
- There is no sea view.
- Condo has one SmartTV. Guest uses their own media accounts (Netflix, Amazon, etc.) which may have different programming in Mexico than their home country.
- Building across street is blighted.
- Playa continues to grow like a weed and is now a sizeable city. There is sometimes noise from construction and beach clubs.
Perhaps the biggest difference between staying in a condo in Mexico vs an all-inclusive resort is water and electricity interruptions are common in Playa

We had a wonderful stay here. The condo is safe, quiet, lots of space and well located close to the beach and everything 5th Ave commercial strip has to offer. My family really enjoyed the rooftop pool and private rooftop terrace. Great value, everything you could ask for if you’re looking for your own private place in Playa outside the all inclusive hotel chaos set. Would definitely return. We spent a week in Playa del Carmen and enjoyed having this rental as our home base. It is exactly as advertised. It was very comfortable and well equipped with everything we needed. Most importantly, it was close to a beach, to La Quinta Avenida and some excellent restaurants. We had a great time and would rent this condo again.

We loved our stay at the condo, the location is perfect. The owners were incredibly helpful with helping us find the best restaurants in town as well as anything else we needed. The condo has everything you could need and the patio is amazing for evening drinks etc. The only improvements I could see are a hot tub instead of a juccizi and better wifi as it was difficult to stream a movie one night( although you shouldn’t be on wifi too much in Mexico anyways! ). Cheers definitely would stay again if we decided to go to playa another time in the future.
