Welcome to Villa Iva, a charming holiday home set on a LARGE and SPACIOUS 4,500 m² estate, surrounded by nature and the peaceful countryside of Central Dalmatia.
Located in the village of Grubine, just 5 km from the picturesque town of Imotski, famous for its natural wonders – the Blue and Red Lakes – this is an ideal destination for those seeking both relaxation and adventure.
Next to the main house, there is a smaller building visible in the photos – this is an additional facility used exclusively by guests. It is uninhabited and not used by the owners.
The villa consists of two separate, fully equipped and modern apartments:
Ground floor: three bedrooms, living room, kitchen, bathroom, separate toilet, and a covered veranda.
Top floor: two bedrooms, living room, kitchen, bathroom, and a large terrace with breathtaking views of Imotski. (Note: the lowest ceiling height in the living room upstairs is 200 cm.)
The two units are connected by an external staircase, making Villa Iva perfect for large families or two groups of friends who want both togetherness and privacy.
On the south side of the house, you’ll find:
- a large swimming pool
- barbecue area
- children’s playground
- game room with billiards, darts, and table football

The villa has everything as advertised. The veiws were wonderfull .and the villa itself was great. Would highly recomend a stay with virvo

Where do we start, a beautiful home with everything you could need pool is stunning plenty of loungers. The sheltered area is great when you want that much needed shade the park and volley ball was just what the kids loved ! the basket swing was a hit for us all whether it was the kids enjoying or the adults laying reading a book or just taking in one of the many beautiful views. The washing machines where fab for keeping on top of everything Not arriving back home to hours of washing !! Everywhere inside was lovely clean fresh and inviting. Bakery and shops within 5 minutes by car you must have a car. Restaurants with in 10 minutes local family run one’s amazing cooking and locations (note to owner a pin board or similar to add the address and menus to, would be great for future guests ).
We used the house as for two group’s of our family was great as meant you also had your own space when you needed it. Thank you so much for letting us stay in your much loved home it was wonderful, also the WhatsApp messages which meant communication was simple and was clear nothing was any trouble if we needed it, the cat was loved by all and spoilt with cuddles and lots of food too

Wir hatten eine schöne Zeit und würden gerne auch noch einmal wieder kommen.
Die Villa war sehr ordentlich und es hat an nichts gefehlt. Besonders der Poolbereich ist ein echtes Highlight! Das ein oder andere im Außenbereich hat nicht zu 100% funktioniert, aber der Gastgeber ist immer zu erreichen und sehr hilfsbereit.
Ein Ausflug zum Blue Lake und Red Lake ist sehr zu empfehlen (nur ca. 15 Minuten mit dem Auto).

Die villa liegt im Hinterland von Kroatien, fernab ab von dem Touristenmassen an der Küstenregion. Das Grundstück ist sehr weitläufig und hat einen Pool mit dem sich die Heiden Temperaturen sehr gut aushalten lassen. Sie liegt oben am Berg und hat eine grandiose Aussicht über die Landschaft. Mit Imotski als nächste größere gelegene Stadt ist man auch mit allem nötigen versorgt. Viele Ausflugsziele sind von der Villa aus problemlos zu erreichen. Immerhalb von 30 min kann man auch nach Bosnien Herzegowina fahren. Der Kontakt zum Vermieter war jederzeit möglich. Die Villa ist sehr zu empfehlen und wir würden sie jederzeit wieder buchen.
