Beautiful *** villa with swimming pool in the heart of Villefranche-sur-Mer

Large comfortable house with wonderful location. Utilized the adjoining parking spot-a treasure as street parking was difficult. Julie checked us in and very helpful. Pool was Delightful and very appreciated with summer heat. Air conditioning worked well. Pool/grounds well maintained and Groundskeeper came twice a week and was Very nice. Will not hesitate to return for another stay in the future.

Our family's first experience of booking through a third party website. It was stellar! I've sometimes read reviews (this is my first online review ever) saying 'If you're on-the-fence/undecided, don't be, book this (property), you won't regret it!'. Well, this IS the property to book! Ken, the owner, is incredible - polite, responsive, efficient, factual, 'beyond' helpful, & a real gentleman. Communication with Ken was easy, no stress. I only wish that we had found Ken & his incredible home, years ago! On arrival, we were met by the lovely Julie, waving at us happily from one of the two upstairs balconies! Superb English-speaker; guided us in the parking spot; very welcoming to each & every one of us (6); comprehensive tour of Ken's home; provided tips for the locality & the location of the nearest convenience store. On Ken's home - spotless clean, every nook & cranny! Towels x 2 (shower/hand) each; beach towel each. There is actually 'even' a beach umbrella! A Weber BBQ - which is a top-of-the-range brand (we have the same one), although we didn't use it here, it's a great touch; Double rooms are big, with lots of storage; Twin room ideal for teens to chat & perfect for 2 adults too; Pool heated & has such a nice mural behind it - maintained during the week by another gentleman, which was communicated & another great touch; Internet super; Kitchen supplied with every gadget imaginable! Train is close - enjoyed discovering different routes to it, about 6. Enjoy!

The villa is a beautiful example of a French city villa. Located on a fairly busy road this villa has amazing access to Villefranche Sur Mer. The bedrooms and main bathroom are located on the top floor with beautiful high ceilings and cool stone floors. The bathroom has been recently refurbished and has the best shower with lots of piping hot water! The lounge, dining room and kitchen are on the ground floor with direct access to the patio area and pool. Pool would benefit from heating as it was a bit cold for our liking but was incredibly clean and the pool and gardens are attended to mid-week. Julie met us on arrival and spent time telling us about everything. She has some great ideas for restaurant's in the area and even some in Nice. The villa was incredibly clean on arrival which made us feel at home straight away. The location of the villa and also the surrounding area means that there is a lot of steep hills and steps? We certainly came back fitter than when we left. To sum it up, this is an amazing villa in a beautiful central location. Thank you to Julie & Ken for an amazing vacation.

We had a very nice time in this really beautiful house, very close to the old town and the Mediterranean! The house handover went perfectly and we got great tips for things to do! The children especially enjoyed the pool, of course!

An excellent place to stay in Villefranche . Easy access to so many places , the town on foot and long swathes of the French Riviera by bus or train from the town . The house itself in general met all of our needs , excellent value and great communications from both the owner and the property manager . All of the party certainly said they would go again if in the area

We chose to return to Villefranche sur Mer for our 30th Wedding Anniversary after a lovely trip there 20 years ago. The villa was absolutely beautiful. Julie was so helpful and made us feel so welcome. Would definitely stay here again.

Second time we have stayed here and loved it just as much. The property is perfect and the photos do not do the pool justice. Brilliant being able to jump in the pool after a day at the beach. Excellent communication with owner when needed.

We were 5 adults in the house in Villefranche. The house was perfect for us. Kitchen was Well equipped. Very nice bathroom upstairs and another bathroom downstairs. Extra toilet on the groundfloor. Great bedrooms. Nice and cool in the house. Cosy terrasse and poolarea. Seaview. We loved the house and grounds and highly recommend a stay there. You should be aware, though, that the house is situated in a street with some traffic during the day.

Overall, the stay was great and we had a lovely week at the villa. The location is perfect, just slightly set back from the sea, but only a 10 minute walk from the town. Great stay and would definitely return.

Great property and convenient location. Car not required as can walk to shops, bars, restaurants and railway station. Steep walk back to property so you get fit as well. Pool is amazing and needed for a cool down even in May. House has everything you need, very comfortable and spacious. Awesome shower. BBQ great. Villa was excellent. Spacious and well equipped. Good location. Only got one day to use pool as told at very short notice it would be out of action for most of our stay. Communication with Ken good otherwise. Julie who checked us in very friendly and helpful.

I went with my children in their twenties. It was a haven with its own pool. Every morning I popped out for croissants and baguette before the rest were up and ready for a morning swim in the pool, before a walk to the beach or a visit along the coast. Two women welcomed us (we were a very late arrival) and cheerfully showed us everything. Kitchen brilliantly equipped. Most of all the house is beautiful and elegant.

The villa is just charming, clean, very well equipped & maintained. It’s a convenient 10-15 minutes walk from the lovely old town with its shops, restaurants & bars (note it’s a steep uphill walk on the way back if you suffer with any mobility issues or have very small children) - but a lovely, friendly & safe town which we loved. At the far end is the station, which connects you to a multitude of great destinations along the French Riviera - we used it a lot. There’s a really comprehensive SuperU super market at Beaulieu right next to the station if you need supplies (there’s a small supermarket in Villefranch which has most things but obviously not the variety). The young lady who checks you in & out at the villa is friendly, helpful & speaks English well. The Vrbo site doesn’t mention, when booking, that there is a substantial cleaning charge payable at check out (or you can clean it yourself). So just be aware that it’s not like UK sites where the cleaning charge is clearly listed or included in the price which, in my opinion is a mistake as you do feel it’s been sprung on you a bit when it gets mentioned in the confirmation email. Here you are also asked to sign a contract - which has no unpleasant or inappropriate clauses, but it’s in French & I had to request an English version just to check it through. When I was looking to book the villa, I noticed in other reviews that there were comments about the traffic, so I used Google maps to check the area out before I booked. It looks very residential - so I wasn’t too worried. It’s on a side street but it is busier than it looks as it gets used as a cut through to the main road to Nice. It is, after all, a central location in a town, but it’s noisier than I thought it would be - just be aware if you are bothered by traffic noise. For us the great location outweighed the mopeds!! My only other comment would be that the (spotless) pool wasn’t particularly warm - fine for my teenagers - very refreshing but we tended to hop in and out rather than languish, which was a shame. If you have little ones and are relying on the pool for hours of entertainment it might be worth discussing the heating with the owner. We have a holiday let business with a pool & run it a good few degrees warmer than this one so that people can stay in at length! These are all constructive comments not negatives. We really enjoyed our stay here - & would definitely come again. This is a lovely villa in a great location..

All aspects of our stay here were fantastic. As many previous reviews describe, the location is probably the biggest selling point - minutes away from Villefranche but also a short journey to Nice or further afield on the TER rail network. The setup was great compared to previous villa’s we have stayed at in Nice, with everything you need for a fantastic stay present. Communication was great at all times, and we we’re welcomed with some wine and basics. The bedrooms were all a decent size, and particularly good for families. The main bathroom was modern. The outside space was ample and although there is an apartment block behind, we never felt overlooked. We didn’t really use the dining room or lounge although the children did use the TV which had some streaming services available. The only slight con would be the road - it did get a little noisy sometimes, but that was expected when booking and it never detracted from our stay at any point. I would highly recommend this villa, and have already done so with my family and friends. I hope to return soon!

For us, the Villa was in a great location and provided a designated parking space at the rear, important following a long drive. We didn’t need to use the car during our stay as so many facilities were within walking distance I.e shops, bus stop etc. It’s a max 10 minute walk to the Old Town. Great facility in a great place.

Good..... but traffic noise is getting worse since our last visit. Single bed mattresses uncomfortable. We believe this was also reported last year by other guests.

Beautiful and charming house located in an idyllic part of the south of France. Very impressed with the property, our 3 teenage children loved the pool and the close proximity to the Old Town, beach and harbour. Property was also well equipped, great gas fired BBQ. Air-conditioning was a life saver. Very conveniently located by local supermarket and bakery. Also near local public transport of trains and buses and its only a short ride to Nice and Monaco. Only negative comment is that the photos on the website do not do the beautiful Villa justice, but it's nice surprise when you get there !!

The property is well situated as it is only a few minutes walk to local shops (Casino mini-market, bakers and general store) and the beach. Whilst it is on a hairpin bend, halfway up a hill that is not uncommon - there is some traffic noise related to the location but it is very little. The villa itself has all the basic facilities that are needed and our daughters (aged eleven and five) loved the pool. We had one minor issue whilst staying there and that was resolved within an hour - the support from the property owner (and Patrick the 'caretaker') was excellent. There are good transport links by train and bus (although we never used the latter) meaning that Nice and Monaco are easily reachable; there is also excellent walking up the mountain sides (with great views over the harbours). Positives: - Great service and support from the owner and those who look after the property - Fantastic hill run routes (if you like that) - Good access to local shops, beach and transport - Very relaxing location Negatives - Very expensive to eat at the restaurants - Very expensive to buy stuff from the local shops Overall, the villa is excellent and represented great value - it might be an expensive area, but you are on the French Riviera - what do you expect!

The property is effectively on a hairpin bend and therefore has a road to the front and rear which made it noisy, day and night. In addition, although the external perimeter is secure, because the windows are single glazed and the patio doors effectively don’t lock, we felt that we had to close the shutters on both doors and windows and block them with metal rods provided, whenever we went out for the day and at night. As this was a tedious task involving moving furniture, we left them barred most of the time. The patio area was overrun with ants (crawling and flying) which also made their way onto the sunbeds - it took two cans of ant spray to make the patio usable. Although not mentioned when booking and handing over the non-refundable deposit, there is a significant cleaning charge or, if you don’t want to pay, then you are offered the option of spending 3 hours before checking out (between 08:00 and 10:00) cleaning the apartment before you leave! We felt that this charge should have been made clear upfront before paying the deposit and not in a separate contract (in French), which turned up weeks later. Having signed it, this apparently releases HomeAway from any obligation to argue the point on your behalf! Finally, there are two pages of “house rules” and three densely typed pages of inventory (in French), which is your responsibility to check on arrival and which suggest that the owner has little or no trust in his guests to make good any breakages. When added to the “hidden charges”, the effect was to make us feel like unwelcome guests and the whole experience left a bitter taste which could have been prevented by the owner managing the process in a more open and trusting way.

The villa is full of character, very comfortable, very well-equipped, very close to shops, including a lovely bakery, a small supermarket, a very handy frozen shop and restaurants. The pool is certainly bigger than it looked and really added to our holiday. Julie and her mum met us and were excellent in every way. Patrick was excellent too, very helpful and friendly. Our family had a really good holiday here and we would certainly love to come back.

We stayed for a week in July (21-28-2018) – we had a great stay and we loved this spacious, French villa. Julie gave us a warm welcome, and she and the owner were very easy to deal with – always responded promptly and kindly to our emails/texts. The location is ideal for a 5 minute stroll down to Villefranche and it only takes 15 minutes to the beach and bus/train connections to Nice and beyond. The rooms were clean, light and airy and all the appliances were first class. 'Patrick' who attended to the pool was also very kind and helpful. The garden is safe with a wall around it and the pool has a gate around it so it is also safe to take children. We highly recommend staying in this lovely French villa to friends and family.

We stayed in the villa from 14th to 21st July. The villa is excellent and fantastic value for money. The Owners, Julie the housekeeper and Patrick the pool/handyman could not have been more helpful from booking and during our stay. Nothing is too much trouble for them and their expert knowledge of the area is a real bonus. On arrival Julie and her mother were so welcoming. The villa was spotlessly clean. The pool and outdoor area is an excellent space and greatly enjoyed by our party. The villa retains some original features, the ceiling in the dining room is particularly beautiful. Whilst the kitchen is small it is equipped with everything you need for your stay. The bedrooms are very comfortable but the smallest is really only a single or would be adequate for 2 young children. The bathroom is very nice and the shower is excellent. We didn’t use the shower in the basement but the solar one by the pool is very useful. The air conditioning works perfectly and keeps all room very cool. The internet speed was very good with no breaks in service. Down a small slope onto a main road there is an excellent bakery, very nice for the morning croissants, breads and a wide range of pastries. There is also a small supermarket selling basic supplies. A word of warning though not a fault of the villa, there are a lot of ants outside and some did get into the basement and the mosquitos had some great meals on most of our party, it might be the time of the year so pack your repellent. We highly recommend and would stay here again

Everything about the villa was excellent, the owner was very easy to deal with and very accommodating. Julie's meet & greet was great and Patrick the poolman was always on hand if needed, although we didn't have any problems. Would highly recommend a stay here.

Villa really nice, traditional French style. Pool and outside area great for villa in town. Julie (handover and cleaner) and Patrick (pool and outside maintenance) were both excellent with help and advice. We wouldn't hesitate to return due to great position in lovely town. However there were a few negatives. Lounge only had seating for four, not ideal when villa sleeps six. Shower rooms could be better, one really good, one in basement badly needing updated. Water drained from basement shower tray so slowly it was likely to overflow within a few minutes use. We felt the addition of a shower in the cloakroom off hall would be beneficial when the villa is at full capacity. Beds not ideal for our party of 6 The two single beds are small, only really suitable for children and no space in room once the beds are set up. Although I had advised that our party were six adults two of the beds were not made up on arrival, however Julie made them up very quickly when she realised she had been advised wrongly. There was no welcome pack with essentials. We were given a small bottle of water and teatowel. We arrived in the evening and have travelled in many countries over more than fifty years but none of us has ever rented anywhere that didn't have a basic welcome pack to last till we could access shops. Milk, tea, coffee, bread, butter should have been provided.
