About this house rental
A private vacation home for friends or families who want to stay among themselves.
The centuries-old rural property is in total seclusion surrounded by olive groves, in-house vineyard and hilly forest landscape. We are located in the heart of southern Tuscany, near the lovely, sleepy town of Monte San Savino and between the two art-historical towns of Siena and Arezzo.
Also within reach is the cradle of the Renaissance and at the same time vibrant capital of Tuscany - Florence.
This place is a gem, originally quiet and wild. Here you will find extensive nature and a breath of the bygone days that still bear these walls, some of which are over 400 years old.
The house presents itself as an exclusive property with honest, rural charm that can only be inhabited as a whole (with and without adjoining house) for up to 12 people (8 adults + 4 children).

In summer you are hardly dependent on the cozy inside.
Outside, the property offers a special place for everyone: be it the summer kitchen, which promises convivial evenings with its fireplace / grill and large table, or the Ulmenter terrace, which makes hot days in the shade more than bearable. The spacious pool invites you to refreshment.
All buildings are built in natural stone masonry and decorated in a rustic-modern style with high comfort.
In the main house are the spacious kitchen with large fireplace and central table, two large double bedrooms each with their own bathroom / WC. On the ground floor, three living rooms that merge into one another invite you to idleness: library, fireplace room and TV room. In the southern part of the house are a double bedroom, living room with sofa bed and a private bathroom / toilet.
The detached outbuilding - the former barn - has been converted into a guest house: upstairs with double bedroom with bath / WC and on the ground floor with a living room with sofa bed and kitchenette and private terrace.
You will find the property about 8 km from Monte San Savino, near the Castello di Gargonza. In Monte San Savino, with its 10 000 inhabitants, there are many restaurants, cafes and bars for every taste, nice boutiques and all shops. Every Wednesday morning is weekly market in the historic center.

We stayed one week in this beautiful villa with all facilities to have an amazing vacation. The location is ideal for a relaxing and fun stay, a great private swimming pool, several terraces to sit, an outdoor BBQ and pizza oven (we enjoyed that a lot). The hosts are very kind, quick in response and everything was perfectly arranged. Well worth a 5 star rating if not more!

Our family of four had a wonderful stay in this beautifully restored and comfortable house. While the weather was less than perfect during our stay (there were more than a few gray drizzly days mixed in with some sun), we had a great time exploring this corner of Tuscany. Cortona, Arezzo, and Siena are nearby, as well as many lovely smaller towns. On the days we stayed home, we enjoyed wandering the grounds- it's even prettier than the pictures- and each of us found favorite spots both inside and outdoors to read or sketch, or simply enjoy the views. When I think of our time there I will always remember the sound of all the birds singing in the olive trees (though seeing wild boars was pretty exciting!). Julia and Barbara were easy to contact and very helpful. We truly loved our time at Tociano di Sotto!

This lovely house in the quiet hills near Arezzo is EXCEPTIONAL IN EVERY WAY! In prior trips to Italy and other European countries, we stayed only 3-4 days in each place before moving to another town. So this trip in May 2024 was different for us, because it was the first time we stayed in the same location for 2 weeks. We were in Tuscany for a nearby family wedding, and we were traveling with three generations (8 adults, ages 19-81).
Everyone in our group LOVED this villa, "Tociano." The setting is tranquil and the view in all directions is breathtaking. We enjoyed seeing wildlife (fox, porcupine, wild boars). The home itself is gorgeous, cozy and clean. Barbara and Julia are perfect hosts and we were able to communicate with Julia by phone and text throughout our stay. We found it easy to reach other Tuscan towns (San Gimignano, Assisi, Perugia, Cortano, Montepulciano, Siena, Arezzo) by car. We took the train to Florence (from Arezzo: 10 Euros, 50 minutes). I rented 2 Vespas from a great shop in Pienza (the owner was willing to drop off the Vespas at the villa when we arrived and pick them up at the end of our vacation). The roads were perfect for exploring on the Vespas (though next time, when we return to Tociano, I intend to rent road bikes; the roads are hilly but car traffic is light and we saw many cyclists).
Best of all was the outdoor kitchen. We enjoyed many long evenings cooking and talking around that outdoor table. THANK YOU, JULIA & BARBARA!!!!!

Wir haben 10 Tage an diesem wunderschönen Platz in der Toskana verbracht. Der Kontakt mit Fr. Lindner war perfekt, schnell und hilfsbereit. Wir bekamen super Tipps und Hinweise, fast wie bei einer professionellen Reiseleitung! Die Zeit haben wir genossen, die Anlage war ein Traum...superschöne Zimmer, die Außenküche und alle Dinge mit Liebe eingerichtet und saniert. Wir haben uns rundherum wohlgefühlt, ein Traum.
Vielen Dank auch nochmal an Fr. Lindner, dass Sie sich so viel Zeit für uns genommen hat und damit die Reise unvergesslich für uns war.
