About this apartment rental

Condo is in 203 Rue du Val-des-Neiges #4015, Beaupré, Quebec G0A 1E0, less than 5 minutes to Mont Sainte-Anne, approximately 1 hour to the Massif & to Charlevoix.

Available for Monthly Rental 32 days or more only. Per current Federal & Provincial Tax rules, this exempts us from paying Federal & Provincial taxes in Canada.

The unit has 615 sq feet, an excellent view of the mountain.

THIS RENTAL AGREEMENT FOR CONDO #4015 IS FOR THE USE OF THE ORIGNAL RENTER ONLY.

Our preference is to accommodate 2 adults, 30 years of age or older.

Access to the main building and to the condo unit is via the main door in front of the building. Luggage Trolleys are available inside the building. Parking is Free, the main parking lot is on the left side of the main building. A side door is also accessible (with magnetic key) at the left side of the main building via the parking lot.

Washrooms; It has 2 washrooms. Main floor has 1 washroom complete with toilet, tub/shower, sink & hair dryer. The Mezzanine has a toilet & shower only, the sink is outside the washroom.

Kitchen; It is equipped with a (campers) kitchen with dishwasher, 4 electrical cooktops, convection oven/microwave, fridge, 2 cups coffee machine, utensils, etc.,

Linen; The condo comes furnished with linen (towels, bed-sheets, etc)

Washer & Dryer; Just outside the unit door, on the same floor are coin operated washers & dryers.

Other; Central A/C in the building & A/C in the Condo, Electric Heating, Cable TV, WiFi, Blu-ray player, Ski Locker in basement, Ski Shuttle.

Garbage Disposable shoot, In the corridor, just outside the condo door.

SPORTS COMPLEX (Managed by a 3rd party)
- An Indoor Sports complex, situated in the Basement of the main building is managed by a 3rd party.
- Monthly rates are available and are negotiable.
- The sports complex includes an Heated Indoor Pool, Sauna & Exercise Equipment.
- A playroom room is situated on the main floor near the outside parking lot at the left side of the building, also managed by the 3rd party.

CONDO MANAGEMENT
The condo managers permit only 1 renter per year to use the Sports Complex at no cost during the consecutive months rented. All other guests have to pay a usage fee per rates in effect for the current year established by the owner of the Sports Complex.

Condo Rules for the Health & Well-Being of other Tenants need to be maintained, these include:
* Building & Condo is NON-Smoking
* NO Pets (dogs or cats) are permitted, unless a document is provided to owner providing proof that states an animal is required for health reasons..
* NO Parties are permitted inside condo or condo building.
* NO feeding of animals outside, around the building are permitted.
* Smoking &/or Illegal substances such as drugs or legal substances such as marinua are strictly prohibited.
* This rental agreement is for the use of the Original renter only.
* The condo may not be subrented or transferred to a 3rd party or unknown person.
* Unfortunately if the above conditions are not respected, immediate expulsion from the condo & the building will be implemented & loss of customers rental expense will occur. No Refund will be provided.
IMPORTANT - The condo management team requests us to obtain the make of car & licence plate number of each guest renting our condo. This is for emergency or other like snow removal.

WiFi: If necessary, we can communicate with our Internet provider to meet your additional needs. Note: additional monthly charges will apply.

SAFETY DEPOSIT & HOUSEKEEPING
- A $600.00 Safety Deposit is required 30 days prior to your Arrival Date. It is payable via Interac or PayPal.
- Usually within 7 days after your departure a complete Verification of the condo is performed (including the Magnetic Keys). Following this Verification, if no issues have been identified, a full Refund will be provided. Note; If there are any Important Issues, these issues will be communicated to the Customer.
- GOOD HOUSEKEEPING of the condo is a MUST for our Renters. Any negligence by the Renter, such as unclean kitchen, kitchen utensils, washrooms, living & bed rooms, wall & floor damage due to open windows, plus missing objects, etc. may impact the refund of the Guest Safety Deposit & the Guest survey requested by VRBO after your stay has expired. An outside housekeeping service maybe possible (exemple monthly) at the Guests request & the Guest accepts the housekeeping charges directly to this service.

IMPORTANT - Unfortunately, a charge of $20.00 will be applied for any missing Magnetic keys.

IMPORTANT: To prevent your magnetic keys from demagnetising, please use the protective pouch & DO NOT keep your magnetic keys in the same vicinity of your cell phones.

COMMUNICATION PROCEDURES
One or two weeks prior to your arrival, I will be forwarding the necessary procedures, like; How to gain access to the ski locker in the basement, How to gain access to the entrance of the building, etc. In order to send you these procedures I will need your email address.

Departure time: 13:00 the latest

Excelente place. Near the best trails on quebec for made mtb. All new, good condition and very peaceful for have a nice days there. Sure I will staying in the same place next time in Mont sainte anne. The owner is a great person . Always trying to made my days there more confirtable. I was staying a full month and fell it like home. I travel all around the world and this place will keep in my memories of one of the best .
