This listing is for the entire townhome with balcony including personal gas barbeque, community heated swimming pool and hot tub with lounge areas and community fitness center (community center is available for larger gatherings for an additional cost). The home is 1500 square feet with high vaulted ceilings, fully stocked kitchen with appliances and a washer and dryer. All the essentials are provided such as sheets, blankets, towels, bath and shower toiletries for your entire group.



**STAIRS ARE REQUIRED TO ACCESS THE LIVING SPACES**



SLEEPING AREAS:

Master bedroom with king size bed and en suite bathroom

Guest bedroom with queen size bed

Guest bathroom in hallway



COMMON AREAS:

Kitchen with all your cooking needs, separate dining area, living room, hair dryer, iron & ironing board, and vacuum cleaner are also available. Fully stocked laundry room with supplies provided for your group.



(Children supplies such as high chair and pack n play are available for rent, please ask if needed. $5 per day per item, plus a $35 delivery charge. All fees subject to Arizona sales tax.)



PARKING:

There is off-street parking available for up to 2 cars garaged.

PETS:

***Please let us know if you have pets, as dogs only are welcome to stay here with a max limit of 3 dogs. There is a per pet fee of $10 per day (plus tax). We do require that you have a place to keep your pet (i.e. dog crate, pet carrier, etc.) while you may be away from the house. We also need to know a few things about your pet (color, breed, weight, and age). Please let us know these details at booking time so that we are able to inform the community of your pet. Please note that guests are still responsible for picking up after their pet. Additional cleaning fees may be charged for pet messes left behind.



*We do our best to ensure guests have a 5-star experience. Guests will be provided with a start up supply of household items such as laundry soap, dish soap, paper towels, toilet paper etc so that upon check in you do not need to run to the store. If you are staying longer than a few days, you will need to purchase these items. Thank you!



When booking, please let us know how many guests will be in your party as well as how many vehicles you will have on-site, as well as the nature of your visit. With that info we can make sure the home is ready for your group and that you have all the necessary supplies, linens, etc. I am happy to answer any questions you may have.



LOUD PARTIES AND LARGE GATHERINGS ARE NOT PERMITTED.



Please only book this home if you will respect the neighborhood and its residents. Please limit noise when you are outside and observe quiet hours from 9 PM to 9 AM.

If your trip is more adventure focused, the home is located near the Red Rock Mountain. Saguaro Lake is not far away as well. This home is also located an easy drive to Major League Baseball spring training stadiums, the Barrett Jackson auto show, the Arabian Horse Show, the Fiesta Bowl and all the other great area events



If you are going to be travelling around the Southwest after your time in Phoenix, you can feel free to leave bigger bags here and use this as your base. San Diego, LA, Las Vegas, and the beaches of Mexico are all about 5 hours away. The Grand Canyon, Sedona, White Mountains, and AZ`s wine country are 2-4 hours. Take your carry-on and leave the big stuff while you explore. We have been to almost every corner of the state, so if you want to know the hidden treasures, we would be happy to tell you our favorite places to visit.



Please note, because Phoenix is so spread out, we advise having a vehicle if you stay with us. Public transportation is not far away from our home, but it takes a while to get to most parts of the city from our home. With a car, we are convenient to most parts of the Valley, including downtown Phoenix (sports, restaurants, and arts), Tempe (shopping, restaurants, nightlife), Glendale (sports and shopping) and Scottsdale (shopping, arts, sports, nightlife).

*Noise ordinance set in place10pm-8am. Subject to additional fees if not followed.

*Thermostats may have temperature limit locks (i.e. 72 deg.) to prevent being set at temperatures that may cause catastrophic damage in high heats or to help control out of the ordinary utility costs throughout the year.

*We do NOT have any control over the pool, landscape or pest control vendors. They have access to the common grounds and services may occur during your stay. 



For your safety and the safety of the home, we have one external security cameras installed to monitor the front point of entry. Camera faces the front door.

As part of the check-in process, you are required to complete a guest registration form. This form will ask for personal details such as your name, contact information, and any special requests. The form must be submitted prior to receiving check-in instructions. By submitting the form, you acknowledge and consent to the collection and use of your information in accordance with our rental policies and applicable laws.



The house is a non-smoking, non-vaping property. Evidence of smoking inside the home will result in a $250 fine. Guests are responsible for picking up any exterior waste they create including evidence of smoking. Additional cleaning fees may be charged. Evidence of Marijuana left in the home will also result in a $250 fine.



This property may require an Arizona lease to be signed for any stays of 30 days or more. Typically, the terms are no different from what you agree to on this site and this is more a requirement by the state of Arizona and/or this community. This home also has a utility cap that applies for stays of 30 days or more. The homeowner pays all home utilities up to a utility cap of $200, the tenant pays any utilities over cap. This cap typically only applies in the summer months depending on tenant utility usage.

The Neighborhood:

This is a very quiet neighborhood in the Ocotillo area. Multiple grocery stores are within 5-10 minutes driving, and numerous restaurants are nearby.



Getting Around:

We HIGHLY advise having a car if you stay with us, and we have off-street parking available for you. Phoenix is a SUPER spread out city (50+ miles in all directions), so while we do have public transportation near us, it can take a while to get to your destination by bus.

Feel free to ask about distances, and I`ll let you know average drive times.

We expect all our guests to not only treat our location with care and respect but to also leave the place in respectable condition for our cleaning team. We by no means expect you to fully clean the property before you depart and instead request that guests clean up their spills and messes as they occur and remove any extra garbage that may build up during the stay. Excessive amounts of garbage and extra messiness may require an additional cleaning charge for our cleaning

The condo was centrally located in a beautiful, well taken care of gated community. The heated pool and hot tub were enjoyed by our daughter and grandsons. The inside was exactly as described and then some! Very comfortable and homey feel. It was stocked with all the comforts of home and necessities to get you started. Definitely will consider staying again!

We enjoyed staying here, very clean and we had everything you needed! The area it was in was wonderful. It’s a gated community which I liked because of safety. Easy access to all the stores and restaurants. Airport is about 15 minutes away. I look forward to staying here again. Carolyn
