The location of this rental property is very quiet with an excellent view of a wonderful garden and the undulating hills of Umbria, but it is still only a short drive away from Perugia. This central location makes it possible to explore in day trips all the remarkable Umbrian towns such as Spello, Orvieto, Assissi, Lago di Castello and the Trasmanian sea, Norcia, Spoleto, etc. The size of the house is difficult to appreciate from the description at booking.com: The semi-detached house encompasses two floors of the depicted duplex on the right hand side in the booking.com photographs including the spacey conservatory on the ground floor. The 2 bathrooms (one holding a very modern washing machine) are especially helpful for a larger family which can make good use of the 2 separate bedrooms on the first floor and a cot in the living room. The kitchen is well equipped with all utensils and appliances (including a very large fridge/freezer combination, microwave oven, gas cooker, electric stove, coffee machines, sufficient storage spaces, renovated kitchen cabinets with a large collection of pots, dishes and cutlery not to mention a large open fireplace). Especially worth mentioning are the flat screen TV sets in nearly all rooms (including the kitchen and all bedrooms), plus a supersized one in the conservatory. The living room has a large table that can seat 6 people. There exists a large collection of nick-nacks that make you feel less like renters but more like guests in the house of friends. It is important to point out the quality of the heating system which can be individually regulated on the different floor levels as well as in most of the rooms.

Not mentioned in the Internet description is the good quality and bandwidth of the WIFI system. The well cared- for garden and a separate car port are all fenced-in with gates that can be locked. A brick grill including firewood is also provided. The porch overlooking the garden with cushioned seats and a table can be used to relax and dine outdoors even on a rainy day. The owners couldn´t have been more friendly. They were very responsive to any requests during our stay, gave us an extensive introduction to the house explaining in detail all the different features and provided us with suggestions for various excursions and hikes which can be started directly from the property to close-by mountains (such as Mt. Tezio) and some idyllic and remote hamlets.
