Is quite new, they don’t give you anything not even soap for the shower, the parking is 10 euros per day

We did not enjoy this hotel at all.
We booked a sea view room, but it was nothing like the photos. Instead, we got a view of a run-down parking lot, with only a very distant glimpse of the sea.
There were also housekeeping issues: the room was not cleaned, and we had to mention it twice to the staff. They told us the cleaner had already left, so we wouldn’t be getting any fresh towels. We were forced to reuse the ones from the previous day.
We also asked if we could leave our car in the parking lot for just one more hour after check-out so we could have breakfast nearby (since new guests weren’t due until 12 p.m.), but the staff rudely refused—even though we had paid for four nights.

Disappointing stay at Adriafic Lux Apartments, Budva
From day one, I noticed terrible hygiene with blood stains and dirt on the sheets and towels. The bathrooms had no small shampoo or soap provided for hand or body washing. The bed makes loud noises every time you sit on it.
The receptionist’s English was below average, making communication difficult.
I requested immediate replacement of all stained linens, which was done, but upon returning I found towels still stained with rust or dirt.
Parking cost €10 per day. The reserved parking space was very tight, and the road leading to it was also narrow. To enter, someone must get out of the car to notify the receptionist to open the parking barrier manually. Instead of this inconvenient process, each guest should be provided with a parking card or a simpler solution.
Overall, everything was scandalously poor and ruined my holiday. Very disappointed.

The [smart] apartment was in excellent condition the building itself is quite new; the cleanliness of the entire place is a 10/10, something I value greatly. The ladies keeping the rooms in check deserve a mention too.
Considering the location, next to Budva's Fire Dept. and main bus station, it was reasonably quiet when it mattered. I was on the 4th floor.
The Company Policy
I know that rules (terms and conditions) are generally set prior to arrival, but if you want to keep a customer happy - sometimes you have to meet them halfway. Don't be rigid or set in stone, it's never good for business.
What happened is that I arrived a day later (was delayed elsewhere due to bad weather), and still got charged despite not being there. That also led to my parking reservation being unavailable even for the day ahead (I can only assume it was given to another customer) so I got charged for that as well, i.e. 2 days of no parking. Luckily i parked my car on the street which was free of charge. However, I had to move it back to the hotel spot when I realized I was going to be charged for the whole duration of my stay regardless.
Long story short, on paper this all sounds fine, no arguments to be had. But in real life, if I ever owned a resort, I wouldn't do this in a million years.

Although this information was disclosed from the get-go, it turned out to be quite laborious and time consuming. I doubt many people carry much cash on their person in 2025, perhaps more so when traveling. Anyhow, I had quite some difficulty finding a working ATM (I think 4th time was the charm) to top up and complete the transaction with the host. Tip: Go to the train station, there are multiple, one should work.
No Complimentary Stuff
Not even a single bottle of water or coffee/tea bag. For a 4-star venue, seems unacceptable though I personally didn't care.
P.S.
Montenegro's getting pricier and pricier by the year, yet the infrastructure doesn't warrant such a price spike, IMHO (food and beverages in particular). So do take that into consideration, traveler.

Overall location was great, hosts were nice and helping, cleaning was done regularly.
Room was old and dirty old furniture, broken drawers, old dirt.
Bedsheets and towels are more grey than white.
Room was stinking from cigarette smoke.
Car parking was for 10 EUR/Day as additional cost, please book a spot and be mindful that this will come as an extra cost on top of your price.
Kitchenware was missing, no essential stuff was present like salt/peper/oil etc.
Hot water in the morning was missing too, staff explained that this due to solar batteries, so no shower in the morning.

We had a wonderful stay here! We would definitely return. We were treated so nicely and everything was done to make sure we enjoyed our stay. Perfect for a family of 4.
Highlights:

Great location, clean, & friendly staff. Walking distance to old town & beach (about 20-25 minutes). Only about a 5 min walk to bus station. Supermarkets & fruit shop nearby. Nice sized balcony. Everything we needed for our stay in Budva

- Noise. Around 7am you'd hear people banging their doors, talking loudly in the corridors. It ruined our sleep.
The rooms/doors need to be soundproof and soft-close so they don't bang so loudly and let noise in! The doors are awkward to shut too, and when closing them, they sometimes don't self-lock, meaning you have to (almost) slam them shut for them to lock.
- Although there was A/C in the main room with the 2 single beds, there was no A/C in the bedroom which contained the double bed!
- No shower gel/shampoo

The location was good, near to the restaurants, bars, beaches and super markets. We liked the kitchen and find the furniture enough. Staff was so friendly. Room had a balcony with good view. There is a lovely coffee place right under the hotel. Me and my fiancée really loved the place and definitely will come again!

Very clean and up to date. Good option for making our ow meals for the picky kids. Easily accessible to shops and restaurants and just behind the bus station for cheaper travel to different parts of Montenegro (Kotor, Bar etc). Staff are more than happy to help with booking a taxi on request or any help with anything! It was very easy to check in as well especially if your flight is delayed and very flexible with check out.

The apartment is spacious and modern and the beds are very comfortable. Good double glazed windows - no noise from the street. Basically the apartment has everything you may need for a longer stay. The staff is really nice and helpful and the reception is open 24/7 which is very convenient. Good wifi and luggage storage on request are a plus.
Just need to flag that the „sea view” is actually nothing special. The pictures from the balcony are taken at an angle so that you don’t see what is right in front of the building - a fire station and Budva bus terminal.

Big, modern rooms, nice balcony.
The bathroom door would not close, water leaking from the shower. No parking- i tried to reserve it and it was full, like every other parking nearby. If you arrive by car make sure to reserve the parking spot on time , because the parking is very limited (maybe 10-15 cars).

CONTEXT: I'm Ukrainian, this sign is literally contemporary russian swastika. I felt strange when nobody understood english there but now its clear.
PLEASE DONT STAY IN THIS HOTEL FOR YOUR OWN SAFETY!!!!!!
Apartment lacks amenities. We had only few towels, soap, iron, empty fridge, tiny empty kitchen, small safe and hair dryer. Towel was old and torn. No shower gel or shampoo, not to mention any other hygiene items that are usually there for 4 star hotel, no tea, no snacks. No phone in room, no additional services, no breakfast. Strange rules that you need to leave room key at reception every time you leave the hotel. When you come back you need to wait for receptionist. You can ask and grab a key to any room when you re-enter, they don't check if it's really your room, it's dangerous, somebody could steal your stuff. Hotel is locked after 10pm so you need to ring a bell and wait for someone to come. When we came back from beach walk at evening receptionist wasn't on place and when he came back we noticed that he was drunk. He did not understand a word in English and was very rude. There's no mountain view that I expected, you see only buildings and fire station from the window. Very bad sound insulation and you hear every step on corridor. Somebody knocked at every door in corridor at 7am, so we didn't get enough sleep. Overall it has a feeling of student dormitory, not a 4 star hotel

we really liked the view and the little balcony with table and 2 chairs. the cleaning lady comes every morning if you are not int the room, but you always can ask to change the towels. also, it is possible to have your personal items washed for $5. the beach is in 15 minutes walk from the apartment. the reception works 24/7 and the people there are really great and helpful. there are few supermarkets nearby and the apartment is close to the bus station.
the kitchen area was not so clean and there was nothing in there. you need to bring your own salt, sugar, or tea.

We loved the space of the room plenty of storage for clothing, a full-sized mirror, hair dryer. There was an elevator, bed was comfortable.
The balcony was narrow but we enjoyed sitting out having our breakfast and watching the world go by.
It's a good 10-minute walk to the beach.
Good size flat-screen TV with cable channels.
There was no dishwashing equipment ie sponge or detergent provided when we arrived, we left dishes in the sink, and when housekeeping came in they left us a sponge and detergent.
The plates were dirty and had to be washed before use.
There was road noise during the night.
No toiletries were provided.
One pillow each which made it uncomfortable to watch TV.
Very limited cooking facilities one pot one small fry pan.
