➤ No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, sage).

For your safety, security cameras are installed on the property. They are located in:

➤ The exterior parking lot out back.
➤ The exterior corridor along the side of the building near unit #1.

All cameras record 24/7 and are limited to common areas only. There are no cameras inside the apartment or private spaces.

➤ If you are local and / or under the age of 23 please notify us before making your reservation

➤ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

➤ No parties or events allowed

➤ Please note that we will be using a 3rd party service to verify your information before check-in

➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

➤ There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.

➤ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

➤ Guests who make reservations for over 28 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 28 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

➤ The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit (or through Airbnb resolutions)

➤ No pets allowed

➤ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

➤ For your security and protection the property is equipped with an exterior camera

➤ Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week

➤ For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.

➤ Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

➤ If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

➤ If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding

Just returned from a one-night stay at this nicely renovated 1-bedroom apartment while in town for work meetings, dinner with my brother, and lunch with a longtime friend. I couldn't have been more pleased with my Midtown experience!The space has been thoughtfully updated with modern appliances and furniture while maintaining its charm. The kitchen was fully equipped for preparing meals, though I didn't need to cook with so many fantastic restaurants within a 10-minute walk. The bedroom featured a comfortable mattress with hotel-quality linens that made for a restful night's sleep.Location is a standout feature here - perfectly situated in a walkable neighborhood. I enjoyed exploring the area and loved being able to walk to dinner (Zocalo Midtown) and morning coffee (Seasons, in the CLARA performing arts building) without needing a car.Check-in was seamless with clear instructions, and the host was responsive when I had a quick question. Everything was spotlessly clean upon arrival.Will definitely book again for future visits to the area! Perfect for a solo traveler or couple looking for a comfortable home base in a great part of the city.

Property was clean, kitchen was missing some basics. Entry way is very tight. Parking space is so tight you cannot actually get out of your car when pulled fully in. Back door access was great for loading but being unable to lock it from the outside was annoying. This unit was selected as the unit with good accessibility- it was not. Steps to both entrances & very cramped parking meant it wouldn’t be able to accommodate a mobility aid. Once inside the unit was moderately accessible except for a tiny bathroom & a very tall bed. My wife was supposed to travel with me & at 5 feet tall with a mobility aid, they wouldn’t have been able to easily use the bathroom & probably couldn’t have gotten up onto the bed. The neighborhood is technically in midtown but isn’t that close to very many walkable restaurants or cafes. The alley access appears to be a usual hangout for some neighborhood people- maybe homeless, maybe just under employed. The host badgered me two days before my stay in the late evening for copies of my ID and photo, long after regular working hours to the point where I was concerned that they had been hacked. A call at 8:30 pm pacific time from a Tennessee phone number is not comforting to say the least. Since they could have waited until morning & still gotten me before my trip, it was unnecessary & annoying as well as causing me to think maybe it was fraudulent. Probably won’t stay in a property owned by this host in future.
