About this cottage rental

Summary:

16 Clarence Hill is a unique home. Known locally as ‘'The skinny house' for its quirky exterior, there's much more beyond the door. The décor sympathetically blends 21st-century aesthetics with historical character. Far-reaching views over the town, river, and out to sea from the living room and master bedroom. And there's access to the immaculately maintained ‘Secret Garden' –relax in the dappled shade of the trees or the slate conservatory as you gaze over the rooftops to the valley beyond.

Accommodation:

The front door opens into a hall with limestone flooring and plenty of storage for coats etc. One step up into the contemporary dining area which is a lovely mix of old and new with exposed brickwork on one wall, wood flooring, an extendable dining table and chairs to seat 6 to 8, small seating area with a TV. Double doors into the galley kitchen with high gloss grey modern units, granite tops, integrated Miele appliances – dishwasher, fridge/freezer, washer/dryer, gas hob with electric oven, and a microwave. Glass doors to a small rear courtyard providing light and ventilation.

Upstairs: To the first-floor sitting room with stunning views over the town and river, with comfortable furniture arranged to enjoy the view. TV with DVD/CD player. On this level, there is a bathroom has both a bath and large shower.

The second floor has two double bedrooms. The master bedroom at the front has lovely town and river views, king-size bed, ample storage, a TV and a spiral staircase to a mezzanine in the roof space with old roof timbers, and a further bathroom. The second bedroom has a double bed, exposed beams and plenty of storage.

This home has central heating throughout.

Outside:

At the rear of the property, there is a small courtyard that offers light and ventilation for the kitchen. Immediately to the front of the property, there is a south-facing seating area. Though this property is pet friendly, dogs will need to be exercised off-site (Coronation Park is a 5-minute walk from the property).

We are also delighted to offer you the use of the 'secret garden' for your stay. This is a wonderful hidden gem of trees plants and a terrace around a slate-roofed conservatory. Inside there are succulents and houseplants incorporating the old damp living wall of mosses and ferns. The garden was created from a second world war gun placement and artillery store facing out over the town to defend the Dart estuary.

The terrace garden has a dining area both outside and undercover. It's a delightful outdoor space and faces southwest, making the most of the sunshine.

The garden is accessed down steep steps opposite the house, so care is needed and it is without electricity so can only be used in daylight hours.

We love this secret garden and hope you will spend very many happy times there amongst the plants and trees cultivated and cared for by our gardener who may attend to conduct maintenance at some time during your stay. The barbecue is for your use, but we ask everybody to leave it clean for the next guests.

We hope you will enjoy the secret garden and enhance your stay in this special house at 16 Clarence Hill.

Parking:

Opposite the front door, there is a private parking space suitable for a medium/ large SUV. Additional unrestricted on-street parking can be found back up the hill on Mount Boone

A Bit of History:

16 Clarence Hill was originally an entrance and annexe to Mount Galpine House, the home of the Holdsworths – a prominent Dartmouth family. The facade is dated 1629 with exquisite carvings created in an era steeped in the town's naval and shipbuilding history. The house was completely renovated to a standard of high quality and is now a very well-appointed and equipped holiday home.

Nearby:

The shops and restaurants are a 2-minute walk away. At Coronation Park, you will find the Anchorstone Cafe. On the riverfront, you will find renowned local chef Mitch Tonks' 'The Rockfish' and 'The Seahorse'. Also on the riverside, you will find frequent transport links - including the ferries and steam train.

Availability:

In the peak season (May, June, July, and August), we need to keep to Saturday changeovers and a minimum stay of 7 nights. However, please do contact us with any requests you may have and we will accommodate them if possible.

Outside the peak season, we can offer more flexibility on the changeover day.

Dogs are welcome however, the owner respectfully asks that only medium to small breed dogs should be included and that they are not permitted on the furniture or the beds please.

We thoroughly enjoyed our stay at 16 Clarence Hill. Dartmouth is a great location and we had superb weather. 16 Clarence Hill is a lovely location with the property well maintained. It was really helpful to have a parking spot right where we were staying. The house remained cool in hot weather and it was a real bonus to have access to the secret garden and use of the BBQ. The property was very comfortable for 3 of us and our dog, clean and well catered for with a well equipped kitchen. It is also really well located for Dartmouth shops and restaurants to walk to in minutes. There are 2 nearby parks for dog walking. The only negative was that the house next door is presently covered in scaffolding. This didn't really obstruct the views from the house but it did make getting our car in and out of the relatively tight parking space (on a very narrow street) tricky. Dart Valley cottages only mentioned the scaffolding when I phoned them about something else a week before our stay, which was disappointing. We were however left a nice welcome gift I assume to compensate. Things to consider before staying here: 1. The house has a lot of stairs and could be challenging for anyone with physical difficulties, especially the spiral staircase up to the attic area and bathroom 2. Parking a large SUV in the parking spot would be very difficult. We managed OK with a small/medium SUV 3. If you want to park the car and walk everywhere this is a great and convenient location

This was our 3rd visit over a period of 8 years. Much as we enjoyed our holiday we have to say that the furnishings in the property are looking a little tired and could do with an update to bring it back up to the standard anticipated from previous holidays. We unplugged the toaster as it smelt of burning when switched on. It does need to be replaced. Being older now we would recommend that the flight of stairs from lounge to bedroom area covered in nonslip surface as they can be quite slippery underfoot. We It was a little sad to see the garden looking rather neglected and overgrown. As keen gardeners we were itching to tidy round! We would still recommend this property to others due to the magnificent views from the property, it’s convenience to the hub of Dartmouth and having private parking.

We were not allowed to enter property til 5pm and had to leave at 9am due to COVID and had to be thoroughly cleaned which we Understood. But didn’t expect to find dirty kitchen utensils, stained bedding, dirty clothes from previous occupants.
