Modern 3-bedroomed semi-detached villa with Wi-Fi, located in French coastal AOC wine village of Fitou. with the elevated and protected wild 'garigue' (rocky terrain) immediately adjacent to the villa site; ideal for walking and mountain-biking. Residents' pool complex on site approximately 100 metres from the villa. A heated pool is open from mid-April and a large un-heated pool is open in June, July, August and September. The pool complex closes in October.

Air-conditioning is integral to the construction of the villa, and is therefore silent (no noisy bolt-on units or fans in the rooms). It can be used for cooling or heating, and has individual room controls in the lounge-diner and bedrooms.
Sea-view terraces with bistro sets are provided for al-fresco dining on two sides of the property. There is a gas BBQ, and a fenced, Mediterranean garden with rockeries and shrubs at the rear and side of the property, with white gravelled area for sunbeds. Both terraces are lit and the rear terrace is covered.
The villa site sits alongside the renowned Fitou vineyards and the protected environment of the Languedoc-Roussillon 'garrigue' (wild rocky terrain), with spectacular panoramic views of the salt-water lake (the home to flocks of flamingos), the Mediterranean sea and mountains bordering Spain . The area, forming part of the vast 'Regional Natural Park of Narbonne in the Mediterranean', is within a few hours' reach of the Pyrenees and has more days of sunshine, on average, than anywhere else in France.
The villa is on the outskirts of Fitou village, its Xth-century chateau and many wine 'caves' (vineyard outlets). There are several delightful and affordable restaurants within 2-3 kms.
This is 'Cathar country', on the border of Northern Catalonia; the scene of many historic wars between France and Spain, and conflicts between the Cathars and Catholics. The ancient Spanish border fort at Salses (now French) is just a 10-15 minutes drive to the south, and the current border some 35-40 minutes.
This exciting, rocky and environmentally-protected Mediterranean coastal region of France provides for a wide range of leisure activities and cultural holiday pursuits. Wind/kite-surfing is particularly popular at nearby Leucate Plage and La Franqui, just 10-15 minutes drive .
Bed linen, towels (exc. pool/beach towels), and normal cleaning are included in the prices.
The usual changeover day is Saturday, although there may be some flexibility outside of peak periods.
Tourist Tax (Taxe de Séjour): The "Corbières Salanque Méditerranée" regional authority has introduced a tourist tax (stay tax) which will be included and identified in your quotation/invoice. Please advise the number of adults (18+) and children in your party.
