About this villa rental
Our Lake Berkley villa is a 3 bedroom, 2 bathroom vacation rental ideally located off Highway 192 behind Medieval Times & Walmart and just minutes away from restaurants, parks, shops and golf courses.
Lake Berkley Resort is a safe, gated and 24x7 security manned community especially popular with young families. Set on 3 natural lakes, it offers fantastic conservation views and an abundance of wildlife including waterfowl, hawks, turtles and even the occasional gator. Resort facilities include gym, club house, gazebo, tennis/pickleball court, basketball, both outside and covered kids play areas, volleyball court, fishing pier, large communal pool and kiddy splash area.
The pool area is the perfect place to relax on our luxury Palm Casual furniture after a hard day at the parks or shops. Shrubs planted both sides of the villa offer added privacy and the pool area has a fine mesh screening which prevents insects from spoiling your vacation but doesn't distract from the beautiful lake view. What could be nicer than enjoying the sun with a cold drink looking out over the lake and watching the local wildlife.
A patio table and chairs allow you to enjoy breakfasts and barbeques outside. A gas/propane bbq is available. Umbrellas are provided for shade and a pool hoop for entertainment. The patio has outside lights and the pool itself has multi-colour LED lighting. The patio door leading out to the pool area is alarmed for safety purposes. Pool heating is available for an additional charge on request.
The master bedroom has a King size bed with beautiful dark grey furniture. The bedside cabinets both have reading lamps. The 32" TV has a Roku streaming box with access to Spectrum cable TV, Disney +, Paramount +, Amazon Prime, Netflix plus many other apps. A Sony Playstation 3 provides access to plenty of games and Bluray movies. A ceiling fan offers additional relief on hot nights.
A large walk-in closet provides plenty of storage space and is where you find the installed safe which can be used to hold valuables. The en-suite bathroom has premium vinyl flooring, an ADA approved toilet, sink, large walk-in shower and includes accessories such as hair dryer and straighteners.
The second bedroom is a large sunny room with a Queen size bed and light brown furniture. The room has a ceiling fan and a bedside cabinet with reading lamp. The 32" TV has a Roku streaming box with access to Spectrum cable TV, Disney +, Paramount +, Amazon Prime, Netflix plus many other apps. A Sony Playstation 3 and a Nintendo Gameboy provides access to games and Bluray movies.
The third bedroom has a Spongebob Squarepants theme with a comfortable double and twin bunkbed ideal for all ages. The 32" TV has a Roku streaming box with access to Spectrum cable TV, Disney +, Paramount +, Amazon Prime, Netflix plus many other apps. For the kids there is a Nintendo Wii U games console and beanbag chairs.
The bathroom has premium vinyl flooring, an ADA approved toilet, sink, bath and shower and includes accessories like a hair dryer.
The lounge has a large comfortable corner sofa as well as a separate 2 seater. The 50" TV has a Spectrum cable box and a Roku streaming box with access to Disney +, Paramount +, Amazon Prime, Netflix plus many other apps. A Sony Playstation 3 provides access to plenty of games and the soundbar and sub-woofer offers cinema like sound for those wishing to watch movies. An Amazon Alexa provides music and radio. A SatNav/GPS is available to guests during their stay.
The dining area has a large table and chairs which can comfortably seat 6 people.
We also provide a desktop PC with high speed internet access, WiFi, webcam & printer. We offer free local, long distance and international calls to landlines.
The kitchen is equipped with quartz worktops, custom made cupboards, premium vinyl flooring, cooker, hob, fridge freezer, microwave and dishwasher. The sink includes a waste disposal and tap sprayer. Other appliances including toaster, kettle, coffee maker, milk frother, waffle maker, popcorn maker, lemonade maker and egg poacher.
The garage has been converted into a games room with an 8 foot slate bed pool table, electronic darts & foosball. A conversion top allows the pool table to be quickly converted into a table tennis table. Fishing equipment is also available.
Linens and a wide selection of bath and pool towels are provided to make your stay as enjoyable as possible. A washer and dryer are available along with iron and ironing board.
As parents of children ourselves, infants and young children are well catered for with items such as high chair, buggy, cot, potty and baby bath.
Our home is fully licensed for short term rental and our local friendly management company are available to provide any necessary support during your stay.

The pool was nice needs some restoration and there was a lot of dust me and daughter were sneezing a lot in the house. One deep clean will make a difference

House was the perfect getaway for me and my son. We thoroughly enjoyed the pool and fishing spots within the community. The house was stocked with everything we needed. I appreciated the quick communication with Lawrence! We would definitely stay here again!

Overall, the house is exactly as listed. It’s in a beautiful gated community and is very safe and quiet. There were some things that were disappointing though. First, was the “game room”. We were looking forward to playing pool and foosball, but it was nothing like we were expecting. It’s inside the garage that is sealed off without any air conditioning or way to open the door to keep it cool. On the hot days, it felt like a sauna in there. It also had what looked like squirrel nests in the corners of the garage which was not something we were wanting kids near. Also, the second bedroom had a horrible mattress with a very crunchy plastic wrap around. The couple in that room ended up sleeping on the couch. Lastly, is the patio door leading to the pool. It doesn’t have a handle and is difficult to open/close. The vertical blinds on the door should be replaced. It was missing at least 4 individual pieces. Every morning when we would wake up, one would be on the ground after falling out. Overall, it was a fine place to stay. The pool was really nice and the view was terrific. Just a little disappointed in the “game room” as this was a big reason we picked this house.
