It is a three level / two-story home of approximately 8,000 square feet, 6 bedrooms, 7 full bathrooms plus 2 half bathrooms and sleeps 14. It has two open entertainment areas (living and open terrace) and an additional underground living and party room downstairs with views to the pool through underwater windows and direct access to the garden.

Infinity edge pool, huge open entertainment area with incredible views.
On the rooftop, the 400 square feet master bedroom has a 1,500 square feet private terrace with amazing 180-degree views of San Juan bay.
There are two junior suites with unbelievable views of the bay with direct access to the pool and open terrace.
There is an area with two guest bedrooms, one full bath and a private living room with access to a private small garden located in the entrance of the house.
There is one large bedroom with direct access to garden and direct access to the underground entertainment living room.
There are two bars, one full wet bar at the pool and another full bar in the underground entertainment living room.
The main living and dining rooms are located on the main floor, have spectacular views of the bay and are integrated to an open terrace with a floating infinity edge pool with the most breath taking views of the bay.
The semi-open ultra modern kitchen has a center island with views of the bay. All appliances have been imported from the u.S.
The secluded maid’s quarter has two bedrooms and one full bathroom, with its own kitchenette and direct access to street.
The house is energy efficient with led lighting and high efficiency air conditioning units and fans in all rooms, with soundproof windows. The house perimeter is surrounded by a concrete and electric fence with security cameras and alarm.
It can host a maximum of 12 people and is not for rent for events / parties.

A damage deposit of $1000 is required.
Parties are not allowed and quiet time is strictly observed from 11:00 pm to 8:00 am.
Smoking is not allowed inside of the apartments.
We allow pets of 10kgs or less.
Guest are allowed up to 70 kilowatts of electrical usage per day

The house is simply amazing, the views are incredible. Loved the staff, they were to helpful and so nice. They provided 5 star service and I am thankful for them making us feel special and safe. Plenty of space, we didn't 3 of the bedrooms. Great for a big family.

Communication with the people who take care of the property could be better. They never contacted me until the day of my arrival. Also, the house's location is not the address given to you. We had to follow the manager for 3-5 minutes. That made me and my family feel unsafe.
However, we felt safe and happy once we arrived at the house!
The house is gorgeous, with spectacular views of the ocean/mountains! We fell in love with this house! I will come back!
The pool is beautiful!
You need a car to go to the beach or restaurants or explore the town because the house is located on a hill about 7 minutes away.
The manager and security guard were friendly, professional, and happy to assist us with anything we needed!
I recommend this house to you!

Overall the stay was amazing. The chef, the pool, the service/staff. We honestly had no complaints.
I would recommend this chef at ANYTIME. She always had food prepared and it tasted soooo good, none of my guest complained. (We definitely left a huge tip, she was SOOOOOOOO good)
We chose to have massages at the house which was a plus.
Horseback riding and surf lessons were the excursions we chose which were amazing experiences.
Only minor downfall was the stiffness of the beds, and paying for kilowatt-ages for power. We did have a 2 night stay but only stayed for 1 day (in and out of the house), it’s hard to determine what is actually used by me and my guest, but it was a $50 charge which we paid.
Overall, amazing stay.

Villa Baleares is one of the most stunning homes in San Juan del Sur. The views are unobstructed and heavenly. We researched many of the homes on HomeAway and other home rental sites and none compared to Villa Baleares. It is a hidden gem that we feel blessed to have experienced as a family with our 3 children ages 18, 17 and 11. From the moment we arrived late on a Saturday evening after a long flight , and being met by Manuel, Angelita and Marjorie, to a delicious and unforgettable steak dinner - we instantly knew we were in a very special place that was beautiful, safe and full of love! Also a call out to Christina who manages the property - she was very responsive and answered all questions quickly and thoroughly.
The staff was exceptional and took care of every single thing we needed or desired, even fresh fruit smoothies, and always with a smile and personal attention! Seriously the best!!
Even after a week of our stay, we could not get enough of the breathtaking views from every room in the house; but especially from the master bedroom and from the infinity pool area, where the kids lived nearly every day without exception! It was hard to get out of the bed - with that view every morning.
We learned and discovered so much about this beautiful area of Nicaragua. We came for an experience and left feeling like family and not tourists. We experienced many new adventures from zip-lining and driving ATVs to get to remote beaches , to encounters with surfers, ranchers, and local Nicaraguans.
We have traveled extensively all over the world; Australia, Asia, Europe and South America and can honestly say this was one of the best and most relaxing trips we have experienced. We will cherish the memories forever. Julio, thank you for sharing your dream home with us! We are already looking forward to returning next year when visiting Nicaragua.

Other notes on our stay in Nicaragua:
- we had no safety issues at all but it was great to have a security guard onsite 24 hours a day
- because street lights on some of the roads are non-existent - it is recommended to not drive at night by yourself - taxis are best
- backup power was great - we did lose power a few times but backup generator kicked in and we were fine and never missed anything
- we would highly recommend Villa Baleares for anybody visiting San Juan Del Sur especially with a large group or multiple families
