The overall location was great very convenient to go to La Jolla or downtown San Diego and is near a lot of restaurants, I have to say I was disappointed on how the house looks better in pictures than in person. some of the furniture upstairs was dirty, and throughout the house there was a lot of loose tiles witch I tripped couple times,some are loose to the point you can lose you balance out of nowhere the bathroom downstairs definitely need to get fixed better right when you come out of the shower the tiles are not secure.the upstairs bathroom shower doesn't work as is intended. The best part of the entire house was the kitchen we really didn’t even spend time on any of the living rooms as much a we would of like so if you have a big family or traveling with friends take that in to consideration The outside fire pit is gas so that is a plus. However the outdoor furniture was outdated and not as comfortable, in addition the house has so much exterior damage that you can’t help but to get distracted by it, grill if so far away from the kitchen and it doesn't look ideal to even grill as there no sitting and is build in the back of the house .The other thing to consider is if you are a light sleeper you might not want to stay here the house is in one the main roads and there a lot loud cars on the weekends the windows are so thing you can hear everything outside eventually after 1am it gets quieter. The house has a great partial view of the city on the upstairs deck.

The house and location was great! We all had a great time. My only complaint would be that I wish check in was a little earlier and check out was a little later. There was a little ant problem we noticed right away which didn’t bother us. Fire pit was nice at night.

The property is multileveled on the exterior So if you have any ambulatory issues be prepared it’s up and down from entering from the garage up steps to get to the landing Down again to get to the back patio to getting into the house The gas grill is behind the house ( I’m assuming to accommodate the cottage) it needed seriously cleaning and maintenance couldn’t adjust the flame and ended up pulling the meat off and cooking in the oven. The patio furniture is worn out, one of the lounge couches didn’t even have cushions and the other was well and had holes in it The kitchen is bare minimum in utensils and needs utensils that aren’t cheap plastic. There are no bunk beds as pictured And the main living area doesn’t have enough seating for everyone One small sofa and 2 chairs The shower down stairs trickles out water The upstairs master bath was better Parking however was great It’s well worn and badly needs a simple paint job that would make it much more appealing. There was no mention of the A/C not working Only a sign on the thermostat It was in the low 90’s while we were there and it was really warm in the house For the price I’m not sure I’d book this place again

A great stay, great location roomy for family of 9, dining table was fitting, the kitchen was equipped for what we needed; the grill and fire pit were very nice. Areas that could be better: Broken pullout bed on couch, double bed room had dirty matress had to flip it, no Foosball table, bathrooms had no doors/locks for privacy, showers splashed water onto floor...overall it was accommodating.. Clean, comfortable... Someone took our trash bin to the alley before we put our trash in it...we would definitely stay again...

We rented this home to host our family of 9.It is instantly obvious why the rental is affordable.The rental needs some TLC.Within 20 minutes of arriving, we had to call Mission Sands to address priority concerns.The doorknob to the main entrance was loose, the patio door in the 2nd level didn’t close, the bathroom door to the main level bathroom didn’t latch/lock.We called Mission Sands & sent photos of the concerns.They sent out a handyman within an hour, but they were only able to fix the doorknob & patio door.It was uncomfortable for our family to use a bathroom with a sliding door that would not lock.Throughout our stay we noticed other concerns; cracked tiles in the main level bathroom & kitchen, patio door in the master bedroom did not lock (didn’t notice till later), the ceiling rainfall shower head in the master bathroom didn’t work.The dishwasher didn’t wash well- we ended up hand washing.The bed in the master bedroom had stains on the headboard & frame. The 2 bedrooms on the main level lack privacy.The windows don't have blinds.Some have curtains, but they are sheer.We thought we got what we paid for; we brushed off the nuisances as we were out most of the time.We were extremely disappointed to get an email from Mission Sands with a $150 charge for a large stain on the bed frame.I know the stain was not from our stay.We didn’t think of taking more pics, which we regret. We messaged them about the fee, & have gotten no response. This completely soured our stay.

Exterior of house is getting a little worn, interior is spacious. Beds were fairly comfortable. Kitchen was well stocked. My bathroom had no towel hooks, shower heads did not work so well and water splashes all over into the bathroom while showering. Not enough seating and the fold up chairs were all broken. Overall I’d give it a 3.5 out of 5. With some small repairs and additions this place would easily be a 4 to 4.5.

The property was pretty much as described. There is plenty of room for many people to stay. We had 9 in our party and had a lot of room. The access was easy and close to the beaches was a plus.

This home has plenty of room and is close to a lot of things to do. There are some broken tiles in the kitchen floor. But that didn't affect our stay. We used to fire pit and enjoyed lounging in the living room. I would stay here again.

The Beryl retreat was a great property for our extended family stay over Labor Day. The home is just as it is listed and had a great amount of space for 10 of us. The kitchen is fully outfitted and the location is perfect. The air conditioning did struggle to keep up with the record breaking heat over the weekend. The temperature in the home rose to 80 degrees at times which made it unbearable, however the additional fans were greatly appreciated. That being said, we absolutely enjoyed our stay and would stay in the home again.

This was a nice property, was spacious and accommodated my family. There are some things that could have made our stay a little more comfortable. The dining table only allowed for 4 people to be seated. The master bedroom had an open toilet and didn't allow for privacy. Some tiles were loose as you walked on the floor in both upstairs bedrooms. The bathroom in the upstairs bedroom (non-master) had a problem with the shower door and didn't close all the way. The sliding glass door in the upstairs family room didn't close well. Probably the biggest challenge was trying to get a good nights rest due to the high level of traffic and windows that didn't reduce the sound from traffic. If you are are a light sleeper, this is not the place to rent if you are in the master bedroom. Traffic is really loud. There are motorcycles that drive by all hours of the night, most nights. As they should. I'm all about it, but there should be some sort of sound proofing so that people can rest a little better. The water and Ice maker didn't work, the sign stated that they were waiting on a home warranty. I wonder how long that's been there? The master bedroom didn't have a place to sit or put luggage down. There were only a few hangers for cloths in the closet so everything had to either sit on the bed or on the floor. A hotel usually has a luggage stand or a couch to sit on or sit your things on. With these prices, renters expect a little more for the money. A garage door opener would be a nice convenience too. Overall, we would stay there again, just some tips to help the experience of the future guests. We did appreciated the accommodations . Particularly enjoyable was the air conditioning when needed and the fire pit was nice as well. Thank you also for providing a fan. This was helpful because there is no ventilation in the master bedroom and gets humid from showers. One suggestion would also be to have curtains in the home as well for more privacy especially in the bedrooms downstairs and the dining room. Every window should have blinds or curtains because everyone enjoys a different level of privacy. The location was fantastic. We were able to visit all of the parts which were just minutes away.

This place worked out great for my family which included a 93 year old and an 8 year old. The house was spacious and I especially loved the courtyard. Things to work on: Need to have more than 6 chairs in kitchen. Code did not work when I arrived. Instructions were helpful but contradicted what was sent and what was posted on refridge (ie: garbage pick-up day).

I reserved this property due to its location and the number of bedrooms. After reading the online reviews, which seemed to change to negative over a few month period. I was a little concerned, but I was already pass the deadline to cancel. All the stuff online you read is true. But knowing that information going in to it makes it less of a surprise. The place has a great structure but definitely needs TLC. We are golfers so out of the hose most of the day. Outside of acknowledging how better the house would be with paint, new tile and some bathroom upgrades we had a great time. The house is closely located to good community bones.

This property is in a great location. With that said that’s about all it has going for it. Advertises as a 12 person rental yet there isn’t any seating that accommodates that. We had 12 staying here and there is one couch and 2 chairs in the family room. Then there’s only seating for 4 at the kitchen table. Very disappointing to say the least. House needs a lot of work and for the money we spent to rent it for the week I was expecting more. To make matters worse the sleeping arrangements were horrible. We had to bring in blow up mattresses to ensure people didn’t have to sleep on the floor. The pull out couch looked and felt like something they found on the side of the road. There are no curtains in the downstairs bedrooms and it was like sleeping during daylight hours due to outside lighting. The fire pit outside is nice but again there isn’t seating for a group to enjoy. Furniture is very run down and not comfortable at all. I wouldn’t recommend this property to anyone needing space for more than 6. If owners put a bit of money into fixing up the place it would be nice. Until that happens I would look for another property.

Paint chipping off walls. Freezer did not close. Fridge had broken door. No hot water in upstairs bathroom. Not enough comfortable seating in one room for 5 people. Baseboards scuffed or missing, cobwebs, sticky surfaces. The place was advertised correctly but it was dirty and falling apart.

Great location and central to all of SD and PB, decent price for all the damage of the house. When you first get to the property it is beautiful in the outside, then you enter the house and it starts with broken door locks and handles that pose a security issue and leave people locked inside rooms. There is cracked tiles, peeling paint, broken mirrors, broken shower heads that hit you on the head, and a mattress that has a whole in it. We couldn’t use on of the beds because the whole literally sucked the person into the bed. The remotes had no batteries so we couldn’t use the amenities listed. It’s very sad that they continue to list the property with such misleading pictures. I called the property manager and spoke to someone at the agency that rents the property, they listened but couldn’t really to much for me. The issues they need to fix will take longer than we had available for them to fix. This house really needs to have the safety issues fixed so someone doesn’t get hurt!!

We enjoyed our time there but this house for the price needs a lot of work. The space was great and separated rooms as well. Twin bed room: both mattress need to be thrown away! You can feel the springs and a dent on one of them plus stains on the sheets. Kitchen: needs more kitchen dishes, a lot of broken tiles. Kitchen table was to sit four people not up to 12 guest! Side chairs in closet were broken or missing the back rest. Stools were to tall and uncomfortable. (Not the ones on the pictures.) Fridge was not hooked up so no water or ice for the whole stay. Can opener needs to be replaced it doesn’t not work!! Upstairs bedroom: small shower had to leave the water running for 10-15 minutes in order to get hot water. Walls: Oh man the walls either need a new paint job or some deep cleaning and fixing! Patches, peeling not painted and stains on the stair walls! Patio: furniture need to be replaced ASAP! How is it possible to have a beautiful fire place but not comfortable sitting! Ripped patio furniture and stained. Very frustrating! House in general has good potential but is it not how it’s pictured. We made the best out of it! But please fix up in order for ppl to be satisfied specially paying that price!

This was a good choice for a larger party. Some of the women in the party however were complaining about fleas in the house. There are some areas on the wall where paint is coming off and a lot of broken tiles in the kitchen but otherwise clean. Plenty of space for sleeping and good common areas for dancing and singing.

The paint was peeling on several of the walls, patio couch was shredded, twin bed mattresses you could feel the springs through, beach chairs were broken, bike was broken, coffee maker but no coffee pot, and not well cleaned. Just disappointed because this is not what we are used to from a VRBO listing.

We loved staying at this property! The two level house has spacious bedrooms, bunk beds for kids, a large kitchen with appliances, plenty of clean towels and toiletries. We loved having two main areas to relax in, as well as a foosball table. This property does not have much soundproofing so echoes a bit, which might be tough for those with infants. The property management company responded quickly to our needs. We would stay here again!

I really wanted to like this property but what seemed like small inconveniences in the beginning added up by the end of our stay. The first issue is that we were not aware that two of the beds in addition to what were in the bedrooms were actually air mattresses. This was misrepresented or left out in the description. While the master bedroom was a good size and had a very nice bathroom, there was no door dividing the two and the lack of privacy while in the bathroom was really inconvenient. Additionally, throughout the bedrooms in the house there were windows that lacked curtains so you were awakened at the crack of dawn by the sun every morning. On the street side of the house, if the light didn’t wake you, the traffic did. The outdoor firepit was lovely and we enjoyed hanging out there but the furniture out there was torn and shabby and could use replacing. The interior of the home could use a paint job as some of the walls are peeling. This was the least of my concern and it really didn’t bother me. We found ourselves short on blankets and towels throughout our stay which was annoying. We didn’t bother to reach out because at that point it was par for the course. The kitchen was lovely, nice size and updated. There was a shortage of forks and we found ourselves having to use plastic ones throughout our stay. I really wanted to like this house but at the end of the day I was pretty annoyed. I wouldn’t stay here again and I don’t recommend.

There was a good amount of space, lots of cosmetic issues such as peeling paint, broken mirrors, unfinished woodwork on exterior, cracked tiles. The main floor bathroom had no lock. The water was not hooked up in the fridge so there was no ice. The can opener was broken and rusted. Light switches were in strange places. The outdoor fire pit is not configured properly, so it kept blowing out with a little wind. The biggest issue was the size of the dining room table. The house is designed to sleep 6-8 people and can handle much more, but there was only seating for 4 at the table! There was a closet filled of broken chairs, so we couldn’t eat together as a family at the same table. The water in the shower went super hot and cold frequently. The rainfall shower head in master bathroom as not installed correctly and the water came pouring out from the top. We still had a good time, but many of these issues were small and a little frustrating.

This house was great for me and my family. Great patio for amazing evening chats and fun times with everyone. Well maintained but lacked locks on bathrooms which can be improved. Paint was off at places and need some repair. Overall a perfect place to stay near pacific beach and be able to spend some quality time with the family.

We stayed at the property during a wet couple of days. 2 windows, a door, and the roof from the upstairs to the floor all leaked. It looks to be a continuing problem that needs to be addressed. The property manager was professional giving us a $400 credit for our stay. However, the washer didn’t work, the oven errored out, and we dealt with leaking issues. Property was clean.
