We booked this hotel because of the photos and the name advertised on Agoda (“Tam Coc Condeluz Boutique Hotel”). On arrival it was operating under a completely different name, which was confusing from the start. The hotel does not match the advertised photos. Many of the images appear heavily edited and give a much more modern impression than the reality. There are unfinished areas, visible damp and mould in parts of the building, and the corridors had an unpleasant smell. Our room was on the 4th floor with no lift and no assistance with luggage. The biggest problem was the air conditioning. Despite being set to 16°C on cooling mode for several hours, the room remained extremely hot. The air coming from the unit was barely cool and we had to use a fan, making it very uncomfortable to sleep. Breakfast was disappointing. There was no clear organisation, nobody greeted us or explained where to sit, and the overall experience felt quite disorganised. We ended up not bothering to eat on either morning due to conditions. The positives are that the location is excellent and convenient for exploring Tam Coc, and the staff were polite when spoken to. Overall, however, the hotel did not match the listing we booked and I would not have chosen it based on its actual condition.

We are not really staying here due to some issue, but they’re uprading our room with nearest their brother hotel with a good room too!

Room is 100% different than the photo but I have no complain with that considering the price we paid. Location is great as well. However, the cleanliness is terrible. Dust in our room and coarse dust on the stairs. Water coming out from the shower is so weak and on our last day there were no hot water. Staff/receptionist was hard to find and when we found one, we specifically asked her to clean our room (after 2 night of staying), she said yes and asked for our key, but when we went back to our room in the afternoon, it still wasn’t cleaned. We didn’t dare to touch the breakfast remembering how dirty the building was.
