Fifth Element Pool Villa by NLA

1. The high security deposit of 60,000 Thai Baht was not disclosed in the booking policy until after the owner confirmed the villa reservation. This amount is equivalent to 6,541 UAE Dirhams, while the rent is *** for 7 days. After contacting the management, the security deposit was reduced to 40,000 Thai Baht. 2. Electricity consumption is charged to the tenant. This is something I've never heard of in the hotel, villa, or apartment rental industry. 3. There is a sewage odor whenever any water source is used in the villa (the water tastes like sewage), and the foul smell permeates the entire villa. 4. The pillows in the rooms are poor quality, especially for children. They are too high and do not provide comfort while sleeping. 5. Large spiders were found in the bedroom and living room. A picture was sent to the owner, but no action was taken. 6. The gaps in the stair railing are very large, posing a danger to children, especially since the first-floor corridor is exposed to the main hall and the lower floor. This could lead to a child falling from above. 7. One of the upper room windows opens fully like a door without any safety barriers, posing a risk of anyone, young or old, falling from above. 8. The staff is not The landlord was uncooperative but also rude. Even upon arrival at the villa, they arrived after us, despite having informed them before my departure from my destination and even upon arrival at Phuket Airport. 9- The pool lacks privacy (the balcony or terrace of the adjacent villa overlooks the entire pool). 10- There is no privacy for families. The glass on the staircase overlooks the adjacent villa, and the untinted glass reveals everything. There are no curtains or any coverings. 11. Cameras in the house do not provide privacy or comfort for the tenant in the living room and by the pool. 12. The bathrooms are very unclean, and the villa clearly hasn't been dusted in a long time. 13. The bed sheets are dirty and have stains. 14. Some of these problems are documented in conversations between me and the landlord. ١. لم يُفصح عن مبلغ التأمين المرتفع البالغ ٦٠,٠٠٠ بات تايلندي في سياسة الحجز إلا بعد تأكيد المالك لحجز الفيلا هذا المبلغ يعادل ٦,٥٤١ درهمًا إماراتيًا، بينما الإيجار ٦,٦٧٥ درهمًا إماراتيًا لمدة ٧ أيام ، وبعد مخاطبة الادارة تم تخفيض مبلغ التأمين لـ 40000 ألف بات تايلندي . ٢. يتم احتساب استهلاك الكهرباء على المستأجر. هذا أمر لم أسمع به من قبل في قطاع تأجير الفنادق أو الفيلات أو الشقق. ٣. تنبعث رائحة كريهة تشبه رائحة المجاري عند استخدام أي مصدر مياه في الفيلا (طعم الماء كريه)، وتنتشر هذه الرائحة في جميع أنحاء الفيلا. ٤. الوسائد في الغرف رديئة الجودة، خاصةً وسائد الأطفال. فهي مرتفعة جدًا ولا توفر الراحة أثناء النوم. ٥. عُثر على عناكب كبيره في غرفة النوم والصالة تم إرسال صورة إلى المالك، لكن لم يتم اتخاذ أي إجراء. ٦. الفجوات في درابزين الدرج كبيرة جدًا، مما يُشكل خطرًا على الأطفال، خاصةً وأن ممر الطابق الأول مُطل على القاعة الرئيسية والطابق السفلي. قد يؤدي ذلك إلى سقوط طفل من الأعلى. ٧. إحدى نوافذ الغرفة العلوية تُفتح بالكامل كالباب دون أي حواجز أمان، مما يُشكل خطرًا على أي شخص، صغيرًا كان أم كبيرًا، من السقوط من الأعلى. ٨. لم يكن الموظفون متعاونين. كان المالك غير متعاون، بل وفظًا أيضًا. حتى عند وصولنا إلى الفيلا، وصلوا بعدنا، على الرغم من إبلاغهم قبل مغادرتي وجهتي، وحتى عند وصولي إلى مطار فوكيت. ٩- يفتقر المسبح إلى الخصوصية (شرفة الفيلا المجاورة تُطل على المسبح بأكمله). ١٠- لا توجد خصوصية للعائلات. زجاج الدرج يُطل على الفيلا المجاورة، والزجاج غير المُظلل يكشف كل شيء. لا توجد ستائر أو أي أغطية. ١١. لا توفر الكاميرات الموجودة في المنزل الخصوصية أو الراحة للمستأجر في غرفة المعيشة وبجوار المسبح. ١٢. الحمامات غير نظيفة للغاية، ومن الواضح أن الفيلا لم تُنظف منذ مدة طويلة. ١٣. ملاءات السرير متسخة وبها بقع. ١٤. بعض هذه المشاكل موثقة في محادثات بيني وبين المالك.
